Why this project is worth a look
Large home, rail access
Developer material places Thong Lo BTS about 600–650 metres away. That is an uncommon pairing with 301 sqm or more of internal space and three-car parking. Buyers should still walk the route and drive the inner-soi approach at relevant times before treating the station distance as daily convenience.
An eight-home setting
The low unit count offers privacy and a residential feel that a larger estate cannot replicate. It also produces a thin evidence base for pricing and resale. The condition of one house and the way a small ownership group manages shared areas can matter more than project-wide averages.
Space with real range
The official schedule runs from 301 sqm to 636 sqm. The standard houses can support family, work and guest functions without squeezing them into one floor, while A03 is a separate proposition in land size and total volume. Price comparisons need to respect that difference.
A lift per residence
The passenger lift makes the split-level format more workable for children, older family members and everyday loads. Its practical value depends on present condition, servicing history, emergency arrangements and replacement costs, all of which should be reviewed for the selected home.
Flexible, not two titles
Six levels can create useful separation for work, guests or multigenerational living. The Duo Keys label is a planning concept, not evidence of legally separate units. Independent leasing, meters, entrances and alteration rights remain document-led questions.
About the project
CHEWA HEART SUKHUMVIT 36 is an eight-home enclave tucked inside Sukhumvit 36, with access toward both Sukhumvit Road and Rama IV. The official address places it on Soi Napha Sap 2 in Khlong Tan, Khlong Toei. Project material puts Thong Lo BTS roughly 600–650 metres away, so the defining proposition is not simply a large Bangkok house: it is a house of more than 300 sqm that can still support a rail-based daily routine. Buyers should test the last stretch in person. Inner sois can feel very different at school-run and evening traffic times, and the ease of entering, turning and parking matters more than a straight-line map distance.
The development is genuinely small, with only eight townhomes. Its two official sources disagree on total land area: the web factsheet states 371 square wah, while the brochure uses the Thai land notation 0 rai, 3 ngan and 69 square wah. A title or approved plan is needed before choosing between them. Chewathai describes the homes as 3.5 storeys, while the brochure also refers to four storeys arranged over six levels. Those floor descriptions appear to reflect the split-level section rather than two competing building heights. The layout creates several distinct living zones, but it also means frequent vertical movement. A private passenger lift in every home is therefore a functional part of the design, not an ornamental extra. During a viewing, it is worth tracing an ordinary day from the parking bays to the kitchen, living area, work room and upper bedrooms.

The official site plan separates the homes into three size groups. A04 through A08 have 301 sqm of usable area, A01 and A02 have 318 sqm, and A03 is substantially larger at 636 sqm. Frontages are stated at approximately 5.5–5.8 metres, and each residence has parking for three cars. A03 sits on 71.40 square wah of land; the remaining plots shown in the brochure range from 27.10 to 35.40 square wah. These are developer-published specifications rather than values derived from listing calculations. The distinction matters because A03 is not just a slightly bigger version of the standard home. Its scale, land component and resale audience are materially different.
The internal idea is flexibility rather than a single rigid family plan. The marketing name for it is Duo Keys, with the house divided into zones that can support different routines. A multigenerational household could separate quieter and more social areas; a professional could keep work away from the family rooms; an older child or live-in staff member could have more privacy. The label should not be read as proof of two legal units. It says nothing by itself about separate titles, meters, postal addresses or permission to operate independent tenancies. Those questions depend on the approved drawings, the estate rules and the selected property's legal documents.
Open sources do not agree on bedroom count. The dedicated Chewa Heart brand page presents a four-bedroom product. Homenayoo records three bedrooms, four bathrooms and two multipurpose rooms, while current portal listings commonly advertise 301, 318 and 636 sqm houses as three-bedroom, four-bathroom homes. A sold 636 sqm listing was described as four-bedroom. This is consistent with an adaptable interior, but it means the project should not be reduced to one universal bedroom label. The defensible facts are the official unit codes and usable areas; the room programme should be confirmed from the latest plan and physical fit-out of the house being offered.
Communal facilities are focused rather than extensive. The developer brochure identifies a shared swimming pool and 24-hour security, and major project portals also list parking and CCTV. Inside each home, the built-in passenger lift and three-car capacity are the more consequential amenities. There is no reliable evidence of a large clubhouse, gym complex or resort-style grounds. That distinction helps frame value and future upkeep: the purchase is mainly about central land, private internal volume and a low unit count, not a broad package of shared lifestyle spaces.
The project is complete and can be assessed as a physical asset. Chewathai's progress page records structural, architectural, mechanical and electrical, and interior works at 100% in December 2022. FazWaz, Hipflat and DDproperty use a June 2022 completion date, while one PropertyHub project profile displays 2019. The official construction record makes 2022 the safer public year, without claiming a precise month. A completed house gives buyers the chance to inspect what matters now: lift servicing, waterproofing, drainage, air-conditioning provision, electrical load, pool and common-area condition, security operation, noise and any alterations made since handover.
Asking prices are dispersed. On 25 August 2026, FazWaz displayed five listings from THB 36M to THB 94.9M. The visible examples included 301 sqm homes at THB 36M and THB 47M, a 318 sqm home at THB 37.9M, and the 636 sqm home at THB 94.9M. PropertyHub also carried a THB 36M listing last refreshed on 26 February 2026. These figures do not establish five distinct, currently deliverable homes, nor do they prove developer inventory. Portals can contain resale stock, mirrored advertisements or stale entries. THB 36M is therefore a lower market reference only. A useful comparison must identify the house code, land plot, condition, furniture, seller, title, fees and transfer route.
Tenure needs more care than a portal's single freehold label suggests. The project is a landed townhouse product, not a registered condominium where the foreign quota framework would apply. Thai government guidance and BOI material state that foreigners are generally not permitted to own land directly, subject to narrow statutory exceptions. Depending on the transaction, a foreign buyer may be able to own the structure and register a land lease for up to 30 years, but the open project material does not confirm that package for any current CHEWA HEART SUKHUMVIT 36 listing. A title copy, seller identity, draft agreements and independent Thai legal advice should come before a reservation payment.
Running costs deserve a house-level review as well. Major portals display a common-area fee of THB 86 per square metre of plot area per month, yet the developer page does not publish that rate and Homenayoo records the fee as unavailable. It should not be treated as a confirmed tariff. Owners also carry private systems that can be material in a home of this size: the internal lift, extensive air-conditioning, pumps and electrical equipment. A sensible viewing pack would include recent fee invoices, the management budget, reserve-fund position, lift service contract, repair history and the rules for sharing major works across only eight owners. The 636 sqm A03 may have a very different cost profile from a 301 sqm residence even when both sit in the same project.
The strongest use case is an owner-occupier who wants an unusually large home close to the BTS and values separation between family, work and guest areas. It can also suit a multigenerational household that will actually use the lift and split levels. It is less convincing as a hands-off investment: there are only eight homes, comparable transactions are scarce, large-ticket resale liquidity can be thin, and rental subdivision cannot be assumed from the Duo Keys concept. The decision is ultimately house-specific. Location, usable area and parking are clear strengths; access, maintenance, room configuration, title and foreign ownership structure are the items that decide whether one particular unit works.

Ownership format
The product is marketed with freehold tenure, but a foreign individual generally cannot own Thai land directly. Ownership of the structure and a registered land lease of up to 30 years may be possible depending on the selected home's title and contract. The legal package must be reviewed before funds are committed.
Home types & sizes
Five homes form the project's main size group. The official plan shows plots from 27.10 to 35.40 square wah depending on position. Listings commonly use a three-bedroom, four-bathroom description, while the brand presents a four-bedroom product; verify the selected home's current plan and fit-out.
Two homes sit just above the main size band, on official plots of 28.10 and 28.50 square wah. The usable area is developer-confirmed, but the final room count depends on the actual layout offered for sale.
The project's largest residence occupies an official 71.40-square-wah plot. At roughly twice the usable area of the standard group, its price must be read alongside land, condition and fit-out rather than compared mechanically with the 301–318 sqm homes. Sources vary between three and four bedrooms.
