A genuinely small building

With one building and 70 units, The Teak feels very different from the large Sukhumvit towers. Fewer owners can mean a quieter residential scale, but it also makes the juristic person's finances more important because major equipment and repair costs are shared across a smaller ownership base.

What you see exists

The condominium is completed, so due diligence can start with the physical building rather than a promise. Automated parking, lifts, the rooftop pool, onsen, corridors, noise and the exact unit can all be inspected before a buyer commits.

Inside Sukhumvit 39

The setting is on a small lane branching from Sukhumvit 39, not beside Phrom Phong station. That can make the immediate environment more residential, but published station distances of roughly 1.2–1.46 km mean the walking route should be tested rather than assumed.

A focused unit mix

Most of the stock is one-bedroom accommodation around 28–41 sqm or two-bedroom layouts around 53–57 sqm. Buyers can narrow the search quickly, then spend time on the differences that matter on resale: floor, outlook, condition, furniture, title and foreign-quota status.

Enough resale evidence

Multiple sale and rental listings were active in September 2026. That does not prove easy liquidity or a particular yield, but it gives buyers several live comparables instead of forcing a decision from one seller's asking price.

The Teak Sukhumvit 39 is a completed low-rise condominium tucked inside Sukhumvit 39 rather than a tower on the main road. It consists of one eight-storey building with 70 units. That scale changes the buying process. There is no construction timetable to underwrite and no need to judge the building from a showroom; a buyer can inspect the actual corridors, lifts, rooftop facilities, automated parking, noise conditions and the exact apartment being offered. The strongest project profiles place completion in 2018, with FazWaz specifying November 2018. In 2026 the relevant risks are therefore resale risks: title and foreign quota, the seller's terms, unit condition, juristic-person finances and the standard of ongoing maintenance.

The address is deeper in the neighbourhood than the name alone may suggest. Historical corporate disclosures locate the building on Soi Prachan Khadi, a small lane branching from Sukhumvit 39 in Khlong Tan Nuea, Watthana. A launch-era site review placed the plot roughly 50 metres into that lane. This gives the project a more residential setting than a building fronting Sukhumvit Road, but it is not a station-door condominium. Published distances to Phrom Phong BTS range from about 1.2 to 1.46 kilometres. That distinction matters: someone who expects to walk to the train several times a day should test the route in Bangkok heat and rain, while a resident who routinely uses a taxi, motorcycle taxi or car may care more about the internal-road connections around Sukhumvit 39.

The original unit programme was focused on compact city apartments. BuilderSmart's pre-construction disclosure listed several one-bedroom layouts from roughly 28 to 41 square metres, two-bedroom layouts from 53 to 57 square metres, and a single penthouse. PropertyHub's current project profile supports the same 28–41 square metre one-bedroom band and 53–57 square metre two-bedroom band. This is not a development built around large family apartments. The practical question is how well a specific small plan uses its space: storage, kitchen depth, living-room width, balcony placement and window orientation can matter more than a one- or two-square-metre difference on paper.

Amenities are unusually broad for a 70-unit low-rise. The project's own site lists a rooftop pool, fitness room, landscaped areas, double-volume lobby, special lounge, game room and theatre, golf simulator, rooftop putting green, onsen, relaxation areas, two passenger lifts, floor-controlled access cards, CCTV and 24-hour security. It also describes an automated parking system and an EV charger. PropertyHub and FazWaz place the lounge and gym on the second floor, while the pool sits on the roof. These are useful features only if they are maintained properly. On a resale inspection, the condition of mechanical parking, lifts, water systems and specialised leisure equipment is more informative than the original amenity brochure.

The legacy project page still publishes a common-area fee of THB 50 per square metre and a sinking-fund contribution of THB 500 per square metre. Those figures are useful historical references, but they should not be treated as a 2026 account statement. A resale buyer should obtain the current juristic-person fee schedule, confirm whether the selected unit has arrears, review the latest fund position and ask about major planned repairs. That is particularly relevant in a small building: with fewer owners, an expensive repair or equipment replacement is spread across a narrower ownership base than in a very large condominium.

The current sales market is clearly a secondary market. When checked on 8 September 2026, PropertyHub carried an active 30.91-square-metre one-bedroom listing at THB 3.85 million, with other one-bedroom asks around THB 4 million and above and materially higher prices for 56–57 square metre two-bedroom units. The lowest ask should be treated as a starting point for comparison, not a project-wide valuation. Floor, outlook, renovation level, furniture, seller urgency and title conditions can all explain a price gap. A sensible shortlist compares several live units and then moves quickly from asking price to documents, physical condition and the seller's actual transfer terms.

Developer attribution has a historical wrinkle that is worth understanding rather than hiding. The project's current website and major portals still identify LKH Development as owner or developer. BuilderSmart filings from 2017–2018 show that BuilderSmart approved the acquisition of project assets from LKH Development and set up Teak Development to acquire and operate the project. A later BuilderSmart annual report groups The Teak Sukhumvit 39 among Teak Development's completed projects. This does not create an identity problem for the condominium, but both company names may appear in older material. For a resale purchase, the current title chain and the condominium juristic person's records matter more than a simplified developer label on a marketing page.

Foreign ownership is also unit-specific. Secondary project profiles describe the condominium as freehold, while Thai government guidance sets the foreign-ownership ceiling at 49% of the building's condominium area. A foreign buyer therefore needs more than a listing that says 'freehold': the juristic person should confirm that foreign quota is available for the selected unit at the time of transfer. If it is not, a leasehold route may be discussed, but that is a different legal and commercial position and should be understood before a deposit is paid. The completed status of the building makes this verification relatively straightforward because the relevant title and juristic-person records already exist.

Ownership format

The project is a registered condominium and secondary project profiles describe the tenure as freehold. A foreign buyer can register freehold only while the building remains within Thailand's 49% foreign-ownership quota. If quota is unavailable for the selected unit, a leasehold structure may be offered instead; the exact route and quota position should be confirmed with the condominium juristic person before signing.

Penthouse

The original programme included a single penthouse, but public sources do not agree on its exact registered area. BuilderSmart's early disclosure says 124 sqm, the current project website says 133.5 sqm, and 2026 resale listings show about 124.7–125 sqm. The figure should therefore come from the title deed of the specific unit rather than a generic project profile.

The one- and two-bedroom ranges are supported across several sources. Penthouse area is materially inconsistent, so no single generic figure is used. Some resale portals also contain obvious floor or room-type tagging errors; the unit mix therefore follows project records rather than automated listing filters.
