Why this project is worth a look
Unusually varied layouts
The building combines compact units, conventional one- and two-bedroom homes, large family apartments and duplex layouts. Public floor-plan databases span roughly 42 to 168.15 sqm. That variety is useful for buyers with different living needs, but it also makes building-wide averages less informative. A 43 sqm compact unit, a 73 sqm two-bedroom and a 140 sqm duplex belong to very different sub-markets and should be compared with genuinely similar units.
Climate-led architecture
Somdoon Architects designed the project around shaded ground-level space, water, planting, internal atriums and external fins. The stated purpose was practical as well as visual: promote air movement and daylight while reducing direct solar exposure and increasing privacy. For a resale buyer, the useful question is how those elements have aged. The condition of the façade, water features, landscape, walkways and ventilation environment matters more today than the original design narrative.
Central, but low-rise
Two seven-storey blocks with 168 units give Siamese Gioia a smaller physical scale than many central Bangkok towers while keeping it inside Sukhumvit 31. That combination can appeal to buyers who value a lower-rise residential atmosphere. The compromise is transport proximity: the nearest rail stations are around a kilometre or more away, so the address should be judged by an actual commute rather than by the broad 'Sukhumvit' label.
Active resale market
Multiple portals carry a meaningful volume of sale and rental stock in the building. That does not guarantee liquidity, but it gives buyers a real evidence base: sizes, floors, renovation levels, furnishing, views and current asking prices can be compared across listings. Duplicate listings are common, so the most useful exercise is to identify the same physical unit across agents and then compare genuinely different apartments rather than counting every advertisement as separate inventory.
A building you can inspect
Siamese Gioia is already a lived-in project, so the buyer can judge the common areas, circulation, noise, landscaping and actual unit condition rather than relying on renderings. The other side of that advantage is age. Due diligence should extend beyond the interior fit-out to lifts, waterproofing, façade elements, pool and plant condition, maintenance records, reserve planning and the condominium's current operating rules.
About the project
Siamese Gioia is a completed low-rise condominium tucked inside Sukhumvit 31 on Soi Thawi Suk. It is not a current launch with a uniform set of small new-build units: the development dates from the early 2010s, contains two seven-storey buildings and has 168 units in total. A buyer today is entering a resale market, so the relevant questions are the condition and title of the individual unit, the seller's documents, recurring costs and the actual asking price rather than the original launch brochure. Current listings range from compact units around 43–50 sqm to two-bedroom apartments and much larger duplex homes.
The architectural concept was developed by Somdoon Architects. Two blocks are separated by a central void, with the residential volumes lifted above shaded landscaped space at ground level. Internal atriums were intended to encourage natural air movement, while external concrete fins provide solar shading and privacy. For a buyer, the useful point is not the awards language around the design; it is that shade, water, landscaping and ventilation were integrated into the building concept from the outset rather than added later as decorative amenities.

The development is moderate in scale: 168 units across two seven-storey blocks, with four lifts and 122 parking spaces also reported for the project. That can feel less anonymous than a high-rise with many hundreds of units, but low-rise does not automatically mean quiet. Exposure varies by unit: some homes face the internal landscaped areas, while others may look toward the access road, neighbouring buildings or another block. A serious inspection should therefore focus on the exact outlook, noise at different times, the condition of common areas and the performance of the building systems rather than on a generic description of the project.
Layouts are one of Siamese Gioia's more unusual features, but public catalogues do not classify them consistently. The project has 18 recorded layout types spanning roughly 42 to 168.15 sqm, including duplex designs. Current resale stock supports compact units around 42.8–50 sqm, two-bedroom homes from the mid-60s into the 90s, and large three-bedroom or duplex units above 130 sqm. Older listings also show ground-floor duplexes with private outdoor space. As a result, the bedroom label alone is not enough: two homes with the same nominal bedroom count can differ materially in area, level arrangement, staircase footprint, terrace or garden access and day-to-day usability.
The location is central Sukhumvit, but this is not a station-doorstep condominium. Phetchaburi MRT is roughly 1.0–1.1 km away, while Asok and Phrom Phong BTS are around 1.3–1.4 km. That distance matters in daily life, especially in Bangkok heat or rain, and buyers who want a genuinely walk-out-to-the-train routine should test the route in person. The trade-off is access to more than one corridor: Sukhumvit lies to the south, while Phetchaburi and Makkasan are accessible to the north, with schools, supermarkets, restaurants and medical services spread across the surrounding neighbourhood.
Siamese Asset remains an active listed developer under the current legal name Siamese Asset Public Company Limited. For a completed older building, that is useful background because the original developer is still an identifiable operating company and the project remains active in the resale market. It does not remove resale due diligence, however. The buyer is purchasing an individual unit from its current owner, so the decisive documents are the condominium title, the debt-free certificate, the foreign-quota confirmation where relevant and the agreed transfer conditions.
Pricing now behaves like a broad resale market rather than a single project price list. The lowest active asking price we could substantiate at the time of checking was THB 4.146M for a 42.85 sqm unit, while other compact homes appear around THB 4.3–4.6M, common two-bedroom units around THB 7.5–8.9M and larger residences materially above that range. These figures should not be treated as a linear price curve for the building. Floor, outlook, renovation, furniture, ownership quota, seller motivation and time on market can all move the asking price. The lowest listing is therefore an entry reference for the search, not a promise that other layouts are available at a similar rate.
The core trade-off is straightforward. Siamese Gioia offers a completed central-Sukhumvit address, relatively low building height and a choice of larger or duplex layouts that are increasingly uncommon in newer mass-market projects. In return, the property is no longer new and the stations are not immediately outside the gate. It is better suited to a buyer willing to compare individual resale units and inspect the building as it exists today than to someone who wants a brand-new development with a standardised finish, a developer payment plan and near-identical specifications across the inventory. Here, the quality of the purchase depends heavily on the particular unit selected.
Ownership format
The project is marketed as a freehold condominium. A foreign buyer can hold a unit in direct freehold ownership only within the building's foreign quota, capped by Thai law at 49% of the aggregate unit area. The quota position and title status must be checked for the specific resale unit; if the quota is unavailable, a different ownership structure would need to be considered rather than assumed.
Unit types & sizes
Resale inventory includes units around 42.8–43 sqm, and different portals may label a similar footprint either as a studio or as a one-bedroom. This is a good example of why the actual floor plan matters more than the portal filter. The lowest substantiated asking price at the time of checking was attached to a 42.85 sqm unit.
This is the most conventional option for a single resident or a couple. Resale listings frequently show homes around 49–50 sqm with a separate bedroom, living area, kitchen and balcony. The project also contains much larger one-bedroom duplex plans, so the bedroom count alone can hide a large difference in layout and usable character.
Current resale stock often clusters around 69–73 sqm, while larger examples around 95 sqm also appear. That can be materially more usable for a family than many compact new-build two-bedrooms, but the internal planning varies. Some units allocate more space to the living area, others to bedrooms or outdoor space, and duplex versions need to be judged separately because stairs consume and reshape part of the floor area.
Large three-bedroom homes form a distinct sub-market within the project. Floor-plan databases show layouts up to 168.15 sqm, while resale stock includes homes around 137–164 sqm, including duplexes. They are relevant to buyers seeking genuinely family-sized space in central Bangkok, but condition and value can vary sharply with renovation quality, outdoor space, outlook and the way the rooms are distributed.
Duplexes are a genuine part of the scheme rather than a marketing label. The floor-plan database includes a one-bedroom duplex around 82 sqm, while older and current listings show larger two- and three-bedroom versions. Buyers should judge the staircase footprint, ceiling volume, daylight, bedroom privacy, child safety and how efficiently the total area is split between the two levels.
Public databases classify the layouts differently. Some older project profiles show one-bedrooms at 50–108 sqm, two-bedrooms around 95 sqm and three-bedrooms around 170 sqm, while floor-plan databases and current resale stock show a wider mix including compact 42–43 sqm units and duplexes. For an actual purchase, the layout label and area should be checked against the title and plan of the specific unit. - Most major market sources place completion in 2012, often November 2012, while the Creative Crews project page states completion in 2013. We did not find the original condominium-registration or handover document in public sources to reconcile the dates.
- Published common-area fees conflict: an older Shinyu profile lists THB 50 per sqm per month, while a more recent Thaiger Property profile lists THB 60 per sqm. The current rate should be confirmed from the condominium juristic person's invoice or written statement.
- Public listings include units tagged as foreign quota and Thai quota, but the building-wide remaining foreign quota is not published. The chosen unit's eligibility should be confirmed by the condominium juristic person before transfer.
