Why this project is worth a look
An established estate
Buyers can inspect a lived-in development rather than rely on completion promises. The lifts, landscaping, building access and condition of the specific apartment are all visible, making on-site due diligence especially valuable.
Useful local connections
Seri Thai Road makes sense for someone whose working or studying week is anchored around Bang Kapi and NIDA. Its appeal is practical access to that neighbourhood, not the claim of being a downtown transit address.
A straightforward size choice
The core floor plans are small, around 23 and 26–27 square metres. There is no hidden family-sized alternative; value depends on layout, orientation, condition and whether the sleeping space actually feels separate.
Room to step outside
The pool, gym, gardens and shared areas help compensate for compact private rooms. Their presence is documented, but current maintenance and access are more important than how they looked at launch.
Resale options to compare
There are competing listings rather than only a developer's launch price. That gives buyers choices, but price comparisons must include title, foreign quota, unpaid fees and the condition of the flat.
About the project
Unio Ramkhamhaeng-Serithai is a completed, low-rise condominium on Seri Thai Road in eastern Bangkok. Its appeal is not a skyline view or a train station outside the gate. Buyers are looking at three eight-storey residential blocks, compact floor plans and a shared landscaped area between the buildings. The developer's published disclosure counts 700 residential units plus three commercial units. That distinction matters: some property databases show 703 total units while others display 700 homes. These are not necessarily competing versions of the project. For a buyer, the more useful question is whether a modestly sized apartment here fits a routine built around this part of Bangkok.
Ananda Development is the name most people will recognise on the project. The legal trail is more specific. Ananda's own disclosure identifies Ananda Property One Co., Ltd. as the registered project owner and cites condominium registration number 1/2561. Earlier launch coverage often mentions Helix, an Ananda-related company involved with the development. Those references should not be mistaken for separate estates or new phases. On a resale purchase, however, neither the parent brand nor the historic project company proves the current seller's ownership. The title for the individual unit and the seller's authority to transfer it are what matter at closing.

The address is sufficiently specific to locate the actual development: 570 Seri Thai Road, between Seri Thai Soi 10 and 12, Khlong Kum, Bueng Kum, Bangkok. The site runs back from the main road rather than presenting all three buildings along the street frontage. One apartment may face passing traffic; another may overlook an internal garden or a busy common path. Building, floor and orientation are therefore more than optional listing details. If two flats have similar asking prices, the difference between a road-facing window and an interior view may have a larger effect on day-to-day satisfaction than a newer furniture set.
Seri Thai is a practical neighbourhood road with links towards Bang Kapi, Ramkhamhaeng and Lat Phrao. The nearby National Institute of Development Administration, usually called NIDA, makes the location recognizable to people studying or working locally. The Mall Bangkapi, everyday retailers and neighbourhood markets add useful services without turning the address into a central business district. That is the trade-off. If most weekly trips happen nearby, an affordable small home can make sense here. For someone who must travel across Bangkok every morning, traffic and transfers could become the biggest ongoing cost of the decision.
Transport advertisements for Unio need to be read in their original time frame. Articles written when the project launched talked about the future Orange Line as though opening was just around the corner. The Mass Rapid Transit Authority's published programme now puts the eastern Orange Line opening in January 2028, a target rather than an operating service in October 2026. Si Burapha is a planned station on that route, not a train stop a resident can use today. Buses, road transport, motorcycle taxis and possible boat connections along the Saen Saep canal are the present alternatives. A purchaser should test the journey they actually intend to make, not assume that a proposed rail timetable will rescue a difficult commute.
The layout choice is unusually focused. Ananda's own project article illustrates Type A at 22.82 square metres and Type B at 26.40 square metres. In other descriptions of the completed development, the familiar figures are 23.09 and 26.67 square metres. Marketing terminology is inconsistent as well: the official article labels both as one-bedroom homes, whereas detailed independent reviews describe two studio types. This is less mysterious once the plans are examined. The sleeping and living areas begin as adjoining spaces, and owners can add a partition. A listing saying 'one bedroom' is not proof that the present unit contains a separate, properly enclosed bedroom.
Type A uses its limited footprint simply. The bedroom and sitting space flow into one another, with a kitchen area further back near the balcony. A bathroom sits along the route towards the kitchen. That arrangement avoids spending too much area on corridors, but furniture placement becomes important. A large bed, a dining surface, work equipment and storage all compete for the same limited space. Marketing plans suggest that the sleeping space can be screened off; a viewing should establish whether the owner has actually made that alteration and whether access, lighting and ventilation still work sensibly.
Type B offers a little more room around the same basic arrangement. The difference is most useful when a resident wants both a proper bed and a sofa, or needs a desk that stays set up through the week. The published walkthrough shows the kitchen and balcony beyond the main room, with the bathroom close by. This is still a compact flat rather than a conventional, generously proportioned one-bedroom apartment. Buyers comparing Type B homes should look carefully at kitchen fittings, refrigerator placement, wardrobe depth and any added wall. More square metres on an advertisement do not automatically mean more comfortable circulation once the room is furnished.
The blocks are generally identified as A, B and C. A is nearer the street entrance and has a partly angled footprint; B and C sit further into the plot. The distinction is useful for someone weighing a quicker walk to the road against a position away from traffic. An internal unit may be quieter, but it can also face the pool, a circulation route or another building. Nobody can guarantee a quiet aspect from the block letter alone. A viewing during a busy evening, and preferably another at a quieter hour, gives a better feel for how shared space and neighbouring apartments behave than an empty daytime corridor.
Facilities are a meaningful part of this project because the apartments themselves are so small. Ananda lists a swimming pool, equipped fitness room, gardens, recreation areas, controlled entry and CCTV. Other detailed site inspections describe separate lobbies and laundry facilities, shared working space and a courtyard; the formal developer disclosure also refers to a two-storey recreational building and sauna. These details give residents alternatives to sitting in a single room all day. They are not, however, a current operating report. The sensible distinction in an established condominium is between amenities drawn on an old plan and amenities that are clean, maintained, accessible and functioning now.
Car parking deserves its own calculation when deciding whether to visit. The developer and independent project reviews report approximately 209 spaces for 700 residential apartments, described at launch as about 30% provision excluding tandem parking. That is not an allocated parking space for every owner. In practice, access could depend on the condominium's rules, vehicle registrations and how many other residents need a space. A buyer who drives to work should ask the juristic person about current parking access and overnight congestion rather than rely on a sales photo with an empty lot.
Project databases attach different completion dates to Unio. DDproperty displays 2017, while FazWaz and PropertyHub show 2018. A detailed visit report published in March 2019 says buildings B and C were completed during 2018 and building A followed in February 2019. The account describes one development delivered in stages, not a collection of independently marketed condominium phases. For the registry, 2019 is used as the reported finish of the final residential block. That is not a substitute for the completion certificate or registered documentation of an individual building, and those certificates were not available among the public materials reviewed.
The units currently visible online are mainly resales. One DDproperty listing advertised a roughly 23-square-metre apartment for THB 990,000, while other examples from the same development carried much higher asking prices despite similar floor areas. A listing price is neither a completed-sale price nor a guarantee that the unit remains available. Some bargains are furnished; others are not. Some have sitting tenants, and some may need money spent on the bathroom or air conditioning soon after transfer. The lowest observed asking price is useful as a budget reference, but it should never be treated as a quotation from the developer or a promise of what another buyer will be offered.
There are several reasons that seemingly interchangeable small flats sell at different prices. Floor, building, orientation, equipment and the remaining useful life of fitted items all matter. A freshly painted 23-square-metre unit on one floor is not automatically comparable to an equally sized home with a more private aspect or a documented long-term tenant. It is also important to understand the floor-area figures on the actual title. Some advertisements round the size to 23 or 27 square metres; others reproduce the more precise area. That could be nothing more than reporting style, but the registered measurement determines what is being transferred. A partition does not expand the legal floor area.
The rental market is another reason people consider this development. Advertisements reviewed for the complex started around THB 7,000 per month. That tells us some units are marketed to tenants, not what any one apartment will achieve net of costs. A landlord still has to deal with vacancy, agency fees, repairs, condominium rules, taxation and the condition in which the tenant returns the property. Ananda's 2020 article quoted common-area maintenance at THB 45 per square metre per month, a figure also shown on PropertyHub. It is useful historical context, not confirmation of the charges due today. The juristic person should provide the current account and any outstanding balances for the apartment being considered.
Foreign ownership is the deal-breaker that cannot be inferred from a listing badge. Thai condominium law permits qualifying foreign buyers to register freehold title within a ceiling of 49% of the combined floor area of the condominium's units. A unit advertised as 'freehold' may indeed be owned outright by its present owner without being available for a new foreign-quota transfer. The condominium juristic person must confirm the available foreign proportion and provide the necessary certificate for the Land Department. Until that document and the proposed transfer structure have been checked, 'foreign freehold' should not be presented as a verified characteristic of an individual listing.
Purchasing an existing apartment is a title-and-condition exercise, not simply a matter of transferring the asking price. The buyer needs to see the individual unit title, the registered owner's identity, any mortgages or other encumbrances, the condominium's no-debt letter and the allocation of taxes and transfer expenses. Furniture, appliances, tenant deposits and the handover date should be written into the agreement where relevant. The developer's earlier disclosure includes land title numbers and historic project-level statements about encumbrances, but these do not certify the condition of a particular resale title in 2026. That check has to be current and unit-specific.
The best argument for Unio is relatively modest: completed homes, recognizable management infrastructure and a location that can work well for everyday life in eastern Bangkok. The drawbacks are similarly tangible. Living space is compact, parking is limited, the estate is no longer new and the railway that appeared in old marketing remains a future service. A student, local worker or investor who understands a small-unit rental market may find a suitable apartment here. Anyone expecting generous family accommodation, a guaranteed parking bay or a walk-to-the-train lifestyle should compare other properties before deciding that a low entry price is enough.
Ownership format
Condominium freehold is possible for a qualifying foreign purchaser within the 49% foreign ownership cap measured by total unit floor area. Availability for the specific resale unit requires a juristic-person quota certificate and Land Department transfer checks.
Unit types & sizes
Living and sleeping functions share an open main space, with the kitchen towards the balcony. Some owners may have added a partition. The apartment being sold, not its marketing label, determines the layout.
A wider main room makes furniture planning easier, but this is still compact accommodation. Completed-unit reports also show 26.67 sqm, so the actual title and surveyed plan should settle the area of a resale unit.
Ananda presents Type A as 22.82 sqm and Type B as 26.40 sqm; a 2019 independent walkthrough cites 23.09 and 26.67 sqm. Resale ads often round the figures and alternate between studio and one-bedroom labels. The unit title and actual partition layout take priority over these labels. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.
