Property Perfect places NIDA at around one kilometre from the site, and the surrounding area is an established local residential market rather than a tourism corridor. That makes the project easier to understand as an owner-occupier or long-term-rental proposition, while any investment case still needs unit-level numbers.
Green common areas at a non-luxury price
The pool, fitness facilities and landscaping are central to the Green Space concept. Their value depends on how they are maintained now, so a physical inspection should carry more weight than launch-era amenity lists.
About the project
iCondo Serithai Green Space is a completed low-rise condominium by Property Perfect on Seri Thai Road in eastern Bangkok. Public sources use several versions of the name, including iCondo Green Space Serithai, I CONDO Serithai Green Space and the Thai project name, but they refer to the same development. Buildings A and B are the two blocks of one project rather than separate phases. The relevant market today is resale: buyers can inspect the actual apartment and common areas, while price, fit-out and legal status vary from unit to unit.
The core project facts are unusually consistent despite the age of the scheme: two eight-storey buildings and 505 units. PropertyHub further splits the total into 247 units in Building A and 258 in Building B. Completion year is the main archival conflict. DDproperty, FazWaz-family databases and several current listings use July 2018, while PropertyHub displays 2019. Using 2018 as the working year is reasonable, but the one-year discrepancy should remain visible rather than being silently normalised away.

This is not a walk-out-of-the-lobby rail location. The condominium fronts Seri Thai Road and Property Perfect places NIDA at roughly one kilometre. The operational MRT Yellow Line serves the wider Bang Kapi/Lam Sali area, and current listings commonly put Yaek Lam Sali at around two kilometres from the project, which is better treated as a short ride than a comfortable everyday walk in Bangkok heat. Legacy marketing also refers to the Orange Line and Si Burapha station, but that line is not yet in passenger service; MRTA's current implementation plan targets July 2030. Any buyer-facing copy should therefore separate today's Yellow Line access from the future Orange Line.
Historical project material is dominated by one-bedroom layouts, with published areas of roughly 24.4–45.9 sqm and a pool-access one-bedroom of about 37 sqm. The 2026 resale market regularly shows compact units around 24–31 sqm and larger one-bedroom examples in the mid-to-high 30s. Some portals also advertise two-bedroom resales, but the original layout mix is not documented consistently across sources. For a mature resale project, the title deed and actual floor plan of the selected apartment should take priority over a generic portal taxonomy.
The core amenity package is well supported: a swimming pool, fitness room, landscaped common areas, lobby, parking, lifts, access control, CCTV and security. Property Perfect's own project page names the Emerald Lagoon Pool, Green Fitness and Tropical Garden. The useful question in 2026 is not whether an amenity appeared in launch material, but whether it remains operational and well maintained. A viewing should include the pool finish and water quality, gym equipment, lifts, parking circulation, drainage, lighting and the general standard of day-to-day upkeep.
Major property databases consistently quote a common-area fee of THB 35 per sqm per month, while several also preserve a historical sinking-fund figure of THB 350 per sqm. Those numbers are good research anchors rather than a substitute for the current juristic-person statement. Before a resale purchase, the buyer should confirm the latest fee schedule, outstanding balances on the unit, recent meeting minutes and any planned capital works.
The project still has an active secondary market. In early October 2026, current sale inventory started at roughly THB 1.6M, while compact one-bedroom rentals were appearing from around THB 8,000 per month, with larger or better-positioned units asking more. These figures should not be turned into a headline yield because the cheapest sale and cheapest rental are different apartments and gross rent ignores vacancy, agency fees, repairs, furnishing and common charges. Their real value is to show that the project remains an accessible completed-condo option within its part of Bangkok.
The project makes most sense as a practical residential purchase near NIDA and the established communities of eastern Bangkok, not as a central-CBD or tourism-led proposition. Its strengths are completed stock, low-rise scale, greenery and a relatively low entry price. Its trade-offs are road dependence, a non-walkable relationship with the rail network for many residents, and the variability of individual resales. For an owner-occupier, a morning and evening test journey is more informative than a brochure map because traffic on Seri Thai Road can shape the daily experience.
Ownership format
The project is a registered condominium and current market profiles describe the tenure as freehold. A foreign buyer can register a unit in freehold only within Thailand's statutory foreign-ownership ceiling of 49% of the condominium's total unit area. Before funds are committed, the condominium juristic person should confirm that foreign quota is available for the specific transfer and the seller's title should be checked. If the quota is full, a buyer should not assume that any Thai-name or company-held resale can simply be converted into foreign freehold; a different eligible unit or another properly documented structure needs to be considered separately.

The best-supported core layout family. Current resale stock is dominated by compact apartments around 24–31 sqm, with larger examples also appearing. Compare units by registered area, condition and position within the building rather than bedroom label alone.

Open sources do not describe the complete original layout mix consistently. Historical material strongly supports the one-bedroom formats, while some current portals also show two-bedroom resales.
