Why this project is worth a look
Identity comes first
SC Asset’s archive supports the original estate as a separate 39-home project. Modern 53-unit profiles conflict with that record and overlap with the later Ratchada-Ramintra 2 data set, so those specifications should not be imported automatically.
Genuinely large homes
Historical records place usable areas at roughly 343–448 sqm on plots of about 81–162 sq wah. The space is meaningful for a large household, but so are the running costs: cooling, repairs, landscaping and periodic refurbishment all scale with the house.
Only 39 households
The estate was deliberately small. That supports privacy and a quieter internal environment, but it also means thin resale supply; buyers may see only a handful of houses at a time and cannot assume every original design or plot size will be available.
The house is the asset
Developer sales ended years ago. Value now sits in the individual property — plot, structure, renovation standard, extensions, services and title readiness — rather than in a standardised developer package or a single project-wide price.
About the project
Grand Bangkok Boulevard Ratchada-Ramintra is a small gated detached-house estate by SC Asset in the Ram Inthra area of Khan Na Yao. The first thing a buyer needs to get right is the project identity. This is the original estate, without the “2” suffix. SC Asset’s archived completed-project page describes it as a private 39-home community, while period material places construction in 2008–2009. A University of the Thai Chamber of Commerce study drawing on SC Asset project data records completion in 2009 and says the project was fully sold and closed in April 2010. In practical terms, there is no developer inventory to compare today: every opportunity is a resale house with its own maintenance history, alterations, title documents and condition.
That distinction matters because several modern portals appear to merge data from different Ratchada-Ramintra schemes. Some current profiles show 53 homes and a 2013 completion date under the original name, while the same 53-unit figure is associated elsewhere with Grand Bangkok Boulevard Ratchada-Ramintra 2. For this dossier, the older first-party and contemporary records take priority: 39 homes, the original Soi 01 Kanchanaphisek 10/1 location and 2009 completion. Mixing the two estates would distort nearly every buyer-facing comparison, from age and house specifications to the scale of the community and the meaning of current asking prices.

The original product was a large urban family house rather than a compact suburban villa. Launch coverage described three-storey detached homes with five bedrooms, six bathrooms, multiple family and entertaining areas, a Thai kitchen and parking for around three cars. The historical project data gives a usable-area range of roughly 343–448 sqm and land plots of about 81–162 sq wah. Two launch-era designs were named Blue Connery and Silver Volga, with cited plot sizes of around 81 sq wah and 110 sq wah respectively. Those figures are useful as a baseline, but they should not be treated as a promise that every resale house still follows the original plan. Owners have had years to extend, renovate or reconfigure their homes.
The 2026 resale market illustrates that variation. A DDproperty listing published in September showed a three-storey house on 84 sq wah with 367 sqm of usable space, five bedrooms plus staff accommodation and a headline asking price from THB 15.9 million on the project/listing pages. Other current listings show similarly sized plots with around 380 sqm of house area, while larger homes also appear. These numbers sit comfortably within the historical first-project ranges, but they also show why a single project average is of limited use. The land component, renovation quality, extensions and internal specification can move value materially even when two listings carry the same estate name.
The location is still fundamentally car-oriented. The estate was developed around the Ratchada-Ramintra and Nawamin road network, with links toward Kaset-Nawamin, Ram Inthra, the eastern ring road and the expressway corridor toward Ekkamai. That suits a household that values a large home and expects to drive rather than walk to daily destinations. The transport picture has improved since the estate was launched, however: the Pink Line now serves the Ramintra corridor, and mapping platforms place the nearest station at roughly one kilometre from the project. That does not make this a rail-first property, but it gives family members and staff a useful alternative to driving for some journeys.
The estate’s shared facilities are conventional for an upper-end gated community of its period. SC Asset’s archive emphasises privacy and 24-hour security, while current resale pages consistently refer to a clubhouse, pool, fitness area, landscaped common space, security and CCTV. A buyer should separate that original specification from today’s operating reality. The key due-diligence questions are whether the facilities are fully maintained, what the current common charge is, how the juristic or estate management is run, and whether there are rules affecting renovations, façades, parking or extensions. Public sources do not provide a dependable current fee schedule, so the management package needs to be checked house by house.
Foreign-buyer due diligence is more important here than in a condominium. Thai resale advertisements may describe the property as freehold because the land and house can be transferred in full ownership within the Thai legal framework. A foreign individual, however, cannot assume that ordinary land freehold is available simply because the listing says “freehold.” Thailand restricts foreign land ownership and only allows narrow statutory exceptions subject to specific conditions and approvals. No project-wide foreign leasehold programme was found for this estate. A foreign buyer therefore needs the actual land title, registered owner, any encumbrances and the proposed legal structure reviewed before treating the property as a viable purchase.
The project makes most sense as an established large-home option for a family that values privacy, space and the Ramintra road network more than a new-build warranty or a city-centre address. It is less convincing as a passive investment product: there is no standard developer payment plan, no homogeneous stock and no credible project-wide rental-yield figure that should drive the decision. The strongest comparison is between individual houses — land size, structural condition, renovation history, orientation, internal layout and legal readiness — rather than between marketing brochures. In a mature resale estate, the specific house is the product.
Ownership format
Thai resale listings market the land and house as freehold. That does not mean a foreign individual can routinely take freehold title to the land: Thai law restricts foreign land ownership and only provides narrow statutory exceptions subject to specific conditions and approvals. The legal structure must be checked against the title and contract for the selected house; no project-wide foreign leasehold programme was confirmed in public sources.
Home types & sizes
One of the two original launch designs, cited with a plot of around 81 sq wah. The launch specification for the estate included five bedrooms, family spaces, a Thai kitchen and parking for roughly three cars; the actual resale house should be checked for later alterations.
The larger of the two named launch designs, cited with a plot of around 110 sq wah. Historical project material gives an overall usable-area range of 343–448 sqm but does not reliably assign an exact built area to this model, so no model-specific floor area is stated here.
The original designs and ranges come from launch-era material and a historical SC Asset project data set. Current resale listings show different usable areas and room counts because of renovations, extensions or portal errors. For a transaction, rely on the measured house, approved alterations and documents for the selected property. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 15.9M in active DDproperty listings checked on 7 October 2026. This is a lower resale-market anchor, not a developer price; the specific house, condition, furnishing, availability and transaction terms need to be checked separately.
- Completed: 2009
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A family that wants a genuinely large three-storey house with multiple bedrooms, family rooms and staff space.; A buyer who values the privacy of a 39-home gated estate more than broad inventory within one development.; Someone comfortable buying mature resale property and commissioning structural, services and alteration checks before purchase.; A household that fits the Ramintra road network and treats the Pink Line as useful backup rather than the primary reason to buy.; may not suit: A foreign buyer who requires straightforward direct freehold ownership of the land without a special legal basis or structure.; An investor looking for standardised new-build stock, a developer payment plan and a credible project-wide yield assumption..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Some modern portals show 53 homes and 2013 completion, but SC Asset's archive and launch-era records support the original Grand Bangkok Boulevard Ratchada-Ramintra as a separate 39-home estate completed in 2009; the later figures are not used for this dossier.
- Public sources do not confirm the land-title type for every house or a standard foreign-buyer structure. The selected property's title, registered owner, encumbrances and legally available acquisition structure need transaction-specific review.
- The current common charge, estate-management rules and operating budget are not reliably published and should be obtained for the specific resale house at the time of purchase.
