A genuinely small estate
Forty-eight homes on roughly 40,000 sqm is a different proposition from a several-hundred-unit suburban subdivision. It does not guarantee quiet or good management, but it should mean less internal traffic and a more contained resident base. For buyers who value privacy, the low unit count is more meaningful than the architectural theme used in the launch marketing.
Built for large households
The original homes are substantial: 443–563 sqm with four or five bedrooms, five or six bathrooms and four-car parking. Family rooms, Thai kitchens, staff quarters and elder-friendly details make the layouts particularly relevant to multigenerational households or families with live-in help.
Road access matters most
This is an eastern Bangkok, car-led location. Access toward Seri Thai and Kanchanaphisek is a practical strength when a household's school, work and family routines are spread across the eastern suburbs. Buyers prioritising rail-first, walkable urban living should treat the location as a deliberate trade-off rather than a minor inconvenience.
Verify the resale identity
Portal data is not clean enough to price this project by name alone. Some ads tagged to the estate show floor areas that do not match the three published original house types and appear consistent with nearby similarly named SC Asset schemes. A credible comparison starts by matching the house or plot, model, usable area and title before using its asking price as evidence.
About the project
Grand Bangkok Boulevard Ramintra-Serithai is a completed SC Asset detached-house community in Khan Na Yao, eastern Bangkok. SC Asset launched the development in 2018 and recorded 48 homes, an original THB 25–40 million price band and total project value of roughly THB 1.435 billion in its annual reporting. The estate was completed in 2019. For a buyer in 2026, that changes the nature of the decision: this is no longer a developer-led new-build purchase. It is a resale market where the individual house matters as much as the project name — plot position, renovation history, furnishing, maintenance, extensions and the seller's circumstances can produce very different asking prices inside the same gate.
The estate is deliberately low in unit count. Multiple project records put the site at about 25 rai 71 square wah, or roughly 40,284 sqm, for only 48 houses. The original product range was built around three models — San Polo, Santa Maria and San Macro — with published usable areas from 443 to 563 sqm, four or five bedrooms, five or six bathrooms and four-car parking. The layouts were conceived for large households rather than as oversized versions of a standard suburban home. Separate family areas, Thai kitchens, staff accommodation and elder-friendly details point to multigenerational living, domestic help and a household that actually uses several zones of the house at the same time.

The communal offer is substantial for a 48-home estate. SC Asset's own 2018 material described a main common area of about one rai, a salt-water pool, fitness facilities above the clubhouse, saunas, a children's area and layered security. Project databases also consistently show a clubhouse, swimming facilities, garden space, gym, meeting or lounge areas, CCTV and 24-hour security. The practical question on resale is not whether these facilities were part of the original concept — they were — but how well they are maintained now and what owners currently pay for them. Public sources are not consistent enough on the live common-area charge to treat one quoted figure as definitive, so the juristic or estate-management statement should be part of the document pack for any serious offer.
The address is on Seri Thai Road around Soi Seri Thai 71 in Khan Na Yao, with convenient road access toward the eastern Kanchanaphisek ring road. This is a car-oriented part of Bangkok. It can work well for households whose routines are spread across the eastern suburbs, international schools, shopping centres, hospitals and airport-side business areas, but it is not a substitute for a central neighbourhood where rail and walking dominate daily life. The project therefore makes more sense when the household's real travel pattern fits the road network, rather than simply because the house itself is large.
Resale listing hygiene is the biggest due-diligence issue we found. Major portals currently attach some 314–330 sqm houses to Grand Bangkok Boulevard Ramintra-Serithai even though the published original house range starts at 443 sqm. Nearby SC Asset developments carry very similar names, including Bangkok Boulevard Ramintra-Serithai and Bangkok Boulevard Ramintra-Serithai 2, so portal tagging can blur project identity. We therefore did not use the cheapest name-matched ads as the headline market floor. The lowest public listing we found that clearly matches an original project size was THB 47.5 million for a 563 sqm house. That figure is a dated asking-price reference, not a valuation. Before relying on any listing, match the plot or house number, original model, usable area, land title and actual estate entrance to the sale documents.
Ownership format
This is a landed detached-house project. A foreign individual generally cannot own Thai land directly, apart from narrow statutory exceptions. For any specific resale, the land title, registered owner and acquisition structure must be checked separately; a registered land lease is generally limited to 30 years per term under current Thai law. Nominee ownership structures should not be used.
Home types & sizes
The smallest of the three original models, yet still a very large family house by normal Bangkok standards. Published specifications include four-car parking, multiple living zones, a Thai kitchen, staff accommodation and elder-friendly design elements. We did not find a current resale ad we were comfortable using as a clean San Polo price reference without project-matching risk.
A larger four-bedroom plan with expanded family areas, a double-volume element, dedicated service space and four-car parking. DDproperty carried a 539 sqm resale asking THB 53.9 million in 2026. That is evidence of one seller's asking level, not a fixed price for the model.
The largest original model, with five bedrooms, six bathrooms, four-car parking and two staff rooms in the published plan. This size also produced the lowest 2026 asking-price reference we found that clearly matches an original project type: THB 47.5 million for a 563 sqm house. Condition, plot, title and sale documentation still need a property-specific review.
The original house types are consistently documented across multiple project sources. The resale layer is less clean: some name-tagged listings show floor areas below 443 sqm and appear to mix nearby SC Asset developments. Pricing references therefore use only listings that match the published original size range rather than every ad returned under the project name.
