Why this project is worth a look

Low entry ticket

Current listings include units around THB 1.0M–1.3M, which is a very low absolute entry point for Bangkok. The cheapest stock still needs extra scrutiny for distress-sale conditions, unit condition, encumbrances, furnishings and actual transfer readiness.

Useful same-project comparables

A meaningful number of apartments are marketed at the same time, allowing buyers to compare price per sqm, floor, block, renovation and outlook within one development instead of relying only on broad district averages.

Two clear core layouts

The market is dominated by compact one-bedroom units around 30–32 sqm and two-bedroom units around 47–48 sqm. That makes like-for-like comparison easier, but occasional odd-sized listings should not automatically be treated as an official separate product type.

Substantial green amenities for an older low-rise scheme

Project materials and current databases consistently mention a 25-metre saltwater pool, fitness room, landscaped areas, jogging track and water garden. At this age, the condition and operating budget of those amenities matters more than their presence on a feature list.

Building age makes inspection essential

The project dates from 2013. A purchase inspection should cover not only the apartment fit-out but also lifts, façades, roof and waterproofing, pool systems, pumps, fire-safety systems, parking and the condominium juristic person's major-work history.

About the project

iCondo Sukhapiban 2 is a completed low-rise condominium on Seri Thai Road in Khlong Kum, Bueng Kum, eastern Bangkok. This is no longer a primary-sales story: Home.co.th marks the original project as sold out, while current activity is driven by the resale market. That changes the buyer's due-diligence priorities. The condition of the specific unit and block, the condominium juristic person's finances, current common charges, major-repair reserves, parking rules and building operations matter more than old launch marketing.

The scheme is associated with Property Perfect, but the legal role should be described precisely. Property Perfect's 2014 annual report lists iCondo Sukhapiban 2 as developed by Bright Development Bangkok Co., Ltd. and identifies Bright Development Bangkok as a 100%-owned subsidiary. Older Home.co.th project disclosures likewise name Bright Development Bangkok as the land owner and project operator. The public page can therefore use Property Perfect as the brand context while preserving Bright Development Bangkok as the project-level legal entity in the evidence layer.

Most sources converge on 658 condominium units and eight residential floors. The main layouts are about 30 sqm for one-bedroom units and around 47 sqm for two-bedroom units. The block count is less consistent: major portals currently show five buildings, an early project profile describes three residential blocks plus a separate parking building, and current listings repeatedly use A1, A2 and A3 block labels. This should remain an explicit data conflict rather than being silently normalised.

This is not a walk-to-BTS condominium. The site sits on Seri Thai Road in an established eastern-Bangkok residential catchment; PropertyHub does not show a nearby operating mass-transit station, while NIDA is roughly 2.5 km away in its location data. Daily life therefore leans more heavily on cars, taxis, buses and local road connections. A lower entry price can be attractive, but buyers commuting to the central business districts should test real travel times at the hours they will actually use the route.

The project's strongest 2026 feature is a visible resale market. Multiple portals carry competing units at the same time, from compact apartments around the low-one-million-baht level to two-bedroom stock around THB 1.8M–2.3M. That gives a buyer genuine same-project comparables rather than a single developer price sheet. The trade-off is age: for a 2013 building, value depends heavily on maintenance, building systems, common-area condition, reserve funds and the quality of the exact unit rather than on the headline project name alone.

Ownership format

As a registered condominium, units can in principle be held by qualifying foreign buyers in freehold within Thailand's statutory foreign-ownership quota. The general ceiling is 49% of the condominium's aggregate unit area, but public sources do not disclose the remaining foreign quota at iCondo Sukhapiban 2 or for a specific unit. A condominium-juristic-person confirmation of the foreign ownership proportion is relevant to transfer.

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • which units are free, and on which floors
  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual area of the chosen unit, and which basis it is measured on

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • The building/residential-block count conflicts across sources: PropertyHub/DDproperty show five buildings, while an early project profile describes three residential blocks plus a separate parking building; an older Home.co.th disclosure reproduces an even earlier 867-unit plan. Use 658 units as the current completed-project figure and preserve the block-count conflict.
  • An old Home.co.th project disclosure contains an early 867-unit plan and a 2012 expected completion, while current databases converge on 658 units and 2013 completion. Those early figures should not be published as the final built configuration.
  • PropertyHub lists a THB 25/sqm common fee, but the public source does not verify the billing period or whether the rate remains unchanged. A current juristic-person document is needed for a transaction.
