Why this project is worth a look
A smaller address
FazWaz and Rumavi describe four homes, giving ART Villas a distinctly small-scale format. That may suit buyers seeking fewer neighbours, though it also makes the cost and organisation of shared services worth understanding.
About the project
ART Villas is a compact residential scheme in Ubud, Gianyar, with a genuine link to INTO Studio: the practice maintains a dedicated ART Villas project page on its own website. Marketing portals describe two-storey homes with private swimming pools and two-bedroom layouts. Two substantial property directories show four homes in the scheme. The official page establishes the project identity, but it does not publish a full technical schedule, land details or the name of the company selling each home.

What kind of home is it? That question is surprisingly useful here. Most descriptions call the properties villas, while the individual FazWaz listing classifies a two-bedroom home as a townhouse. These labels do not tell a buyer whether party walls exist, how individual land areas are delimited, who maintains the access road or which facilities are shared. A small project can feel private without every part of it being independently owned or separately managed. Those distinctions belong in the plot plan and contract.
The best-documented configuration has two bedrooms, two bathrooms and 80.6 square metres of indoor space over two storeys. The FazWaz listing associates that home with a 148-square-metre plot, and the project description gives the pool dimensions as 4.7 by 2.3 metres. Rumavi independently lists an approximately 81-square-metre two-bedroom design. These are marketed measurements, not a verified as-built survey, and there is no basis for applying every dimension to all homes in the complex.
For everyday use, the layout is compact rather than sprawling. An open-plan kitchen and living area may work well for a couple, two friends sharing a home or a small family, provided the usable storage and circulation space meet their needs. Two levels can also offer welcome separation between sleeping and social areas. On the other hand, the stairs matter for older occupants, young children and anyone intending to use the property for a long uninterrupted stay.
The interiors are presented in a restrained Japandi style, combining pale materials, natural textures and relatively uncluttered rooms. That gives prospective buyers a sense of the intended atmosphere, but finishes in marketing copy are not a handover specification. A furnished villa can include very different appliance, linen, cookware and lighting packages depending on the seller. The inventory attached to the contract, together with a physical inspection, matters more than an attractive room description.
A private pool makes the home a different proposition from a conventional townhouse. It allows residents or guests to swim without sharing resort facilities, but also adds maintenance work and recurring costs. Pump servicing, water treatment, cleaning and eventual resurfacing are not captured in an asking price. Buyers looking for a mostly hands-off second home should understand who maintains that pool when the property is empty and how emergency repairs are authorised.
FazWaz lists car parking, CCTV and 24-hour security as project facilities. It is not clear whether those are fully operating services, planned installations or simply standard fields in the portal. Similarly, the description mentions scooter parking for an individual home. A parking space on a plan is useful; dependable access for a vehicle, safe entry at night and an agreement covering common-area costs are more useful still. These practical details deserve attention in any development with only a few homes.
Geographically, the supported description is Ubud in Gianyar Regency. The portals associate ART Villas with Ubud Palace, Ubud Art Market and cafes around the town centre. However, no reliable public street address or parcel-level map pin emerged from the official project materials. FazWaz itself displays more than one distance to the art market across its page. Rather than treating those figures as a measured walking route, the sensible conclusion is that the scheme is marketed as central Ubud but its precise access and walkability remain unverified.
That uncertainty makes a real difference to daily life. Ubud offers a dense concentration of arts venues, restaurants, wellness services and shops, but short distances on a map do not always translate into comfortable walking. Narrow roads, uneven pedestrian space, rainwater drainage and traffic can turn a supposedly convenient location into a property where every errand requires a scooter. Before judging the location premium, the route from the actual gate to the places a resident will use needs to be known.
The setting nevertheless suggests a clear lifestyle proposition. Ubud attracts visitors looking for culture, food, yoga, nature and stays that are not centred on Bali’s beaches. A small two-bedroom pool home may appeal to that group, as well as to owners seeking a base away from the coastal resort belt. But tourism appeal belongs to the destination, not automatically to a particular house. Guest reviews, local competition, service standards and seasonality determine how well an individual property performs.
Prices are another area where the listings should be read as evidence of asking prices, not a single current tariff. Balinsky showed USD 180,000 for an ART Villas home, with its price dated 21 April 2026; Newhomes has also advertised the project from USD 180,000. BaliBig gives an entry point around USD 195,000, while Rumavi shows approximately USD 250,000–260,000. FazWaz lists a two-bedroom home at roughly IDR 4.13 billion in a recent indexed result. We have not converted one currency into another or assumed these offers cover identical tenure and inventory.
Even the space descriptions need care. FazWaz presents 80.6 square metres indoors on a 148-square-metre plot. A Balinsky listing explicitly naming ART Villas and INTO Studio instead shows 86 square metres of building space and 101 square metres of land. Those differences might reflect distinct homes or measurement conventions, but they could also be listing errors. What matters commercially is the measured area belonging to the chosen contract and the part of the land, pool and terraces that the buyer may actually use.
The marketed acquisition structure is a long-term contractual lease rather than direct freehold ownership of land. One FazWaz listing states 25 years ending in March 2050 with priority to extend for another 25 years at market price. Balinsky lists 24 years, and Newhomes describes 35 years. None of those entries is a substitute for reading the lease, checking the landholder and identifying the exact start date, expiry date and conditions for transferring or renewing the buyer’s interest.
Under Indonesia’s land-rights framework, an overseas individual cannot simply register Hak Milik, the ownership right over land, in their own name. Other rights, including Hak Pakai, may be available where their legal conditions are satisfied. That distinction does not turn an advertised lease into a government-issued land title. For ART Villas, the public materials reviewed do not establish the underlying registered land right, the identity of its holder or the legal mechanism binding that holder to an incoming purchaser.
Lease duration has a direct effect on resale, even if the first buyer never plans to rent the property out. A future purchaser inherits the economics of whatever term remains, together with any cost and uncertainty around extension. A right to negotiate first at prevailing market value is materially different from an irrevocable extension at an agreed price. If the original term ends in March 2050, the calendar does not reset simply because someone buys the villa in a later year.
Rental management is marketed as optional, with Bali Legend named on the FazWaz and Rumavi pages. For an absentee owner, that could mean fewer daily tasks, from cleaning and guest check-in to pool maintenance and arranging repairs. But the listing does not establish a signed contract with the operator for a particular home. Before relying on projected revenue, the owner needs a fee schedule, a realistic operating budget, clear access to booking information and an explanation of who collects rental income and pays local charges.
There are advertised return projections around this project, but no independently evidenced operating history or binding income guarantee in the materials reviewed. Gross booking receipts are not an owner’s net return. Management fees, taxes, utilities, platform commissions, cleaning, consumables, maintenance and periods without guests all come out of the economics. A personal-use purchase may still make sense on its own terms, but rental figures should not be used to paper over weak clarity on the purchase contract.
Public construction-status labels are inconsistent. FazWaz and Rumavi describe the development as off-plan; Newhomes gives a fourth-quarter 2026 completion target; BaliBig labels it completed in the fourth quarter of 2025. Neither a directory status nor an anticipated handover date establishes that a particular home is ready for lawful use. An on-site inspection, signed handover evidence and the relevant building documents are more informative than choosing the most reassuring of several contradictory labels.
Balinsky says that the building approval, PBG, has been obtained and that the occupancy fitness certificate, SLF, is being processed. The underlying documents were not available for direct inspection in this research. Indonesian government guidance distinguishes the approval of building plans from certification of a completed building’s fitness for use. A broker’s statement may be a useful lead, but it does not confirm that a document covers this specific parcel and every unit offered under the ART Villas name.
INTO Studio’s role deserves equally precise wording. Its own website and public design portfolio establish a connection with ART Villas, and the practice describes work in villa architecture, interiors and turnkey implementation. That does not identify the incorporated project company or prove that the studio itself will be the lease grantor, building contractor and party responsible for defects. The purchaser should be able to trace the proposed agreement and the recipient of funds back to parties authorised in the actual property documents.
ART Villas may appeal to buyers who place more value on a private pool, two-bedroom accommodation and a small Ubud setting than on the amenities of a large resort. Its strongest readily visible attributes are its recognisable design source and a concrete example of a compact layout. Its unresolved questions are not minor: the number of homes, exact land parcel, tenure, legal seller and completion status still need project-level verification. Once those are established for a specific unit, the property can be assessed fairly against other Ubud homes rather than against a collection of incompatible listings.
Unit types & sizes
A detailed listing associates this layout with a 148 sqm plot, a private pool, an open living space and furnishings. A separate ART Villas listing quotes 86 sqm of building space and a 101 sqm plot, so dimensions must be matched to the selected home.
