Why this project is worth a look
A pool without sharing
The advertised layout includes a pool and an enclosed courtyard for each home, rather than a communal swimming facility. The compact plots make privacy appealing, while leaving room dimensions and the actual outdoor layout worth inspecting carefully.
Real work to inspect
DOMA reports partial handovers from phase one beginning in July 2026. Finished interiors can provide a useful quality benchmark, though they do not certify completion or permits for a different villa.
A quieter Ubud base
Petulu offers a village setting on the northern side of Ubud, with trips into town rather than immediate pedestrian access to its main commercial streets. It suits a different daily rhythm from accommodation in the centre.
Consistent compact format
The recurrent specification is two bedrooms across two floors and 72 sqm of building area. Buyers can focus on execution, lease details and site position rather than sorting through dozens of unrelated floor plans.
About the project
At Forma Villas, the choice is relatively narrow: a two-bedroom villa with its own pool on a compact plot in Petulu, just outside the busier centre of Ubud. There are ten villas, each described as a two-storey house with 72 square metres of building area. Buyers are not comparing towers, apartment floors or extensive resort facilities. The appeal is a self-contained home with a courtyard, an individual entrance and enough separation to enjoy the pool without sharing it with neighbouring guests. Whether that is the right purchase depends less on the marketing label and more on the individual villa's condition, land lease and readiness for use.

Forma occupies two neighbouring sites rather than one uninterrupted plot. DOMA describes the first as 580 square metres with five villas, and the second as 650 square metres with another five. These are construction phases of the same ten-villa development, not separate residential projects. The distinction matters now because the phases are at different points in their life cycle. DOMA says handovers began in part of phase one in July 2026, while other units remain under construction. An already finished home gives a prospective buyer something concrete to inspect; it does not establish that the villa currently being offered is equally complete.
Space is used tightly. The promoted plot sizes range from 100 to 125 square metres, including the house, private outdoor area and other elements of the site. The advertised layout has two bedrooms, bathrooms and an open living-and-kitchen area, plus a pool, landscaped yard and parking. That is a practical proposition for a couple, a small family or two adults working from separate rooms, but it should not be mistaken for a large family house. The actual dimensions of the bedrooms, circulation, terrace and pool will affect how comfortable 72 square metres feels. Published building area is not automatically net usable internal space.
The dedicated Forma website presents the villas as furnished and equipped, referring to appliances, sanitaryware, linens and building systems. Those details can make a considerable difference to the cost of getting a property ready to occupy, but none should be treated as a contractual inclusion without a signed inventory. Air-conditioning, kitchen equipment, waterproofing, plumbing and pool machinery are particularly relevant in a compact tropical property. If an appliance or finish fails, the useful question is who must repair it, within what period, and under which warranty, not simply whether the brochure calls the home turnkey.
Location is an important part of what buyers are paying for. Petulu is a village in Ubud subdistrict, Gianyar regency, in Bali's greener interior. This is not a beach district and not the stretch of central Ubud where visitors step directly from accommodation into a busy restaurant strip. DOMA places Petulu along the road corridor north towards Tegallalang and describes the Ubud centre as roughly a ten-minute drive. That is the seller's journey estimate, not a verified time from a confirmed villa gate. The exact entrance address, cadastral parcel numbers and reliable parcel-level coordinates were not established from the accessible public material.
Living here is therefore likely to involve regular transport. A guest who chooses Ubud for its quieter surroundings, local village streets and short excursions may appreciate the setting. Someone who wants to walk to a different café each morning may find that a central address serves them better. The practical difference becomes even clearer in the wet season, when access, drainage, water storage and the condition of a narrow approach road matter as much as an attractive interior. Nothing in the public evidence establishes a specific drainage or access defect at Forma; these are questions that can only be settled at the actual plot.
The advertised property interest is a land lease, often described locally as Hak Sewa. DOMA states a 29-year base term and calls a further ten-year extension guaranteed under the contracts. That wording needs more precision than a headline offering “39 years”. A buyer should know when the clock starts, who grants the lease, whether the renewal payment is fixed, what notice is required, and whether the obligation binds whoever owns the underlying land later. A third-party listing uses a substantially different 30-plus-30 formulation. None of the publicly accessible material reviewed contained the signed lease for a named Forma villa, so neither term should be passed off as independently verified contract rights.
Land ownership and contractual use are different things under Indonesian law. Hak Milik, the full land title, cannot simply be registered in the name of a foreign individual purchasing a villa. An interest under a lease may be suitable for a particular buyer, but it has a finite remaining life and its transferability, inheritance terms and renewal mechanics will influence resale value. These are not academic differences. A future purchaser is likely to ask how much time remains on the land, what it costs to extend and what happens at expiry. The underlying land certificates, parties to the lease and encumbrance records for Forma's two plots were not independently available for review.
DOMA says the site has undergone due diligence and received KKPR, the location-specific spatial-use approval, together with building approval PBG No. 510405-14122025-004. The company also characterises the plots as being in a tourism-designated “pink zone”. Those assertions point to documents worth examining, not to permits we can certify from a public-facing project page. The claimed PBG number was not independently matched to a SIMBG government record showing the applicant, parcel, approved function and two phases. Likewise, a colour on a zoning diagram is not a substitute for a KKPR covering the correct commercial activity on the correct land.
Completion creates another documentary question. SLF is the Indonesian certificate of fitness for use, distinct from approval to construct a building. DOMA's report of handovers and completed interiors in July 2026 does not by itself prove SLF issuance, nor does it establish a lawful short-stay rental operation. An SLF for the relevant building was not available to verify during this review. A buyer planning commercial accommodation would also need clarity about who holds the operating registration, how the property is marketed and whether the permitted use matches the intended rental model. Ownership paperwork and hospitality-operation paperwork answer different questions.
DOMA's exact position in the transaction deserves attention. It clearly presents Forma in its portfolio and has discussed the project's phases, pricing and permit reference in detail. Independent property directories also attach the DOMA name to the development. Yet DOMA's own September 2026 explanation says that it now acts as an agency and construction coordinator, with land leases agreed with owners and building contracts signed with contractors. The separate Forma marketing site calls DOMA a full-cycle developer. These descriptions may relate to different business models or periods. They do not identify the legal landowner, contracting builder or payment recipient for a particular Forma villa, so attributing a confirmed developer legal entity would overstate the evidence.
Pricing is unusually hard to interpret. As checked on 16 October 2026, DOMA advertises a final villa at USD 179,000 and says nine of the ten have sold. On the same project page, however, the plot diagrams mark all ten sold, and its homepage also treats Forma as sold out. Another marketplace showed an offer starting at USD 109,000 in June 2026; a Balinsky villa listing displayed USD 119,000 as updated in September. These are identifiable public figures, not interchangeable current options. Price changes, different construction stages, stale broker advertisements and changes in inclusions could all explain some of the gap, but the public evidence does not settle which explanation is correct. A numbered unit and dated written quotation are essential.
Payments are similarly unsettled. Formavillas.com offers a marketing schedule built around a USD 2,000 deposit, a 30% first payment and 70% paid during construction. DOMA's more recent discussion of its coordinator model uses separate contracts and payments linked to completed building stages. The exact Forma agreement was not available, so it would be unsafe to combine parts of both models into an imagined purchase plan. Before treating a deposit as reserved inventory, the buyer needs to understand whether it is refundable, who receives it, what the quoted price includes, and which party is liable if the home is delivered late or differs from the approved specification.
For rental use, the private pool and two-bedroom layout provide a recognisable type of Ubud accommodation. They do not establish future occupancy or net return. Operating results will depend on pricing, seasonality, reviews, management execution and costs that are easy to underestimate: water and electricity, pool servicing, gardening, linen, cleaning, repairs, platform commissions, insurance and tax. The Forma marketing site promises professional management and refers to an operator with a substantial portfolio, but a named and independently verified operator, service contract, fee schedule and actual income statements for Forma were not available. Performance figures for other Ubud villas cannot fairly be transplanted onto these houses.
The site also has shared practical obligations. Internal access, landscaping beyond a private courtyard, drainage, lighting and common infrastructure all need someone to maintain them. How those bills are apportioned, whether each property has dedicated utilities, and how owners and guests reach finished homes while later villas are being built are not clear from the public descriptions. These are normal questions in a ten-home development, but they are especially relevant where part of the scheme is already occupied and part remains a building site. What works well in a sales presentation needs to work just as well once different owners start using the same access road.
Taken on its merits, Forma Villas offers a clearly defined format: a small two-bedroom pool villa in Petulu, part of a ten-home development with some documented public reporting about phased handover. Its strongest practical feature is the possibility of assessing actual completed work rather than relying only on renderings. The unresolved issues are not minor footnotes. The identity of the contracting parties, the enforceable lease term, official permits for the specific building, live availability, exact price and operation of the finished property still determine whether an attractive small villa is also a transaction the buyer can understand and accept.
Ownership format
DOMA markets the interest as a contractual land lease (Hak Sewa) for 29 years with a further ten years described as guaranteed. The actual deed, lease commencement date, extension mechanics and any extension payment have not been reviewed for an identified villa. This is not foreign freehold ownership of the land.
Home types & sizes
The shared base layout combines two bedrooms and a living/kitchen area across two floors, with a private pool, enclosed yard and independent entrance. DOMA advertises plots of 100–125 sqm. The room dimensions, pool size, internal usable area, exact furnishing specification and parking arrangement have not been confirmed for an individual villa.

Location
- The confirmed geographic description is Petulu village, Ubud subdistrict, Gianyar regency, Bali. No source reviewed established a parcel-level address or coordinates reliable enough to identify the exact entrance; a village centre should not be represented as the property pin.
- DOMA describes the Petulu corridor near the route north to Tegallalang and gives an indicative drive of around ten minutes to central Ubud. This is the marketing source's travel estimate, not a journey independently measured from an identified gate.
- The village has local cafés and everyday shops, while the larger range of restaurants, clinics and services is in and around central Ubud. Access is better judged from the specific villa and at different times of day than from the name Ubud alone.
- A useful site visit includes checking actual road access, drainage, water source and storage, and any nearby irrigation infrastructure. Those checks are prompted by the nature of the area; they are not claims that Forma has a known defect.

Best for: Couples or small families wanting a private pool and two bedrooms in a quieter village environment, provided they are comfortable with a small house and regular trips into central Ubud. The appeal is a manageable personal retreat, not the floor area of a large standalone family estate.; Buyers who prefer to examine completed building work before committing to an unfinished phase. DOMA's reported first handovers create an opportunity to ask for physical evidence of finishes, water systems and construction quality, without assuming the selected home has already been delivered.; Investors whose plan starts with realistic operating costs, documentary permission to rent and a named management arrangement. A two-bedroom pool villa is an intelligible rental product, but the project has no independently verified record of occupancy or net income in the material reviewed.; may not suit: Anyone requiring a fully completed, independently certified development with an operating history for the exact property, rather than a project in phased handover and continuing construction.; Buyers seeking direct foreign freehold of the land, unconditional lease extensions, instant resale liquidity or a purchase whose legal structure can be understood from a one-line marketing description.; People who want a large private garden, a broad resort amenity programme or the ability to walk everywhere in central Ubud. Forma's modest plot sizes and Petulu setting are a different proposition..

- DOMA quotes nine sales and one remaining villa at USD 179,000, yet labels every unit sold in its own plot diagrams and describes the whole project as sold out elsewhere. Other listings show USD 109,000 (June 2026) and USD 119,000 (September 2026). No particular unit's live availability or agreed price has been verified.
- DOMA says partial phase-one handovers began in July 2026 while building continues. Rise Real Bali lists 2026 as the handover year; Balinsky and NewHomes show 2027. No complete villa-by-villa delivery schedule or SLF was reviewed. DOMA's claimed PBG No. 510405-14122025-004 and KKPR were not independently verified against the government records.
- DOMA advertises a 29+10-year land lease and now describes itself as a coordinator; another broker mentions 30+30 years and marketplaces label DOMA a developer. The executed lease, underlying landowner, construction counterparty, payment accounts, precise plot address and parcel coordinates remain unverified.
