Why this project is worth a look
A compact duplex layout
A separate sleeping level creates room for work and daily living within a one-bedroom home. The comfort of that arrangement depends on the staircase, actual headroom and how furniture fits the measured space.
About the project
Fourteen lofts make Balix Lofts Ubud a very different proposition from a large apartment block or a collection of detached villas. The development is marketed in Kedewatan, within the Ubud district of Gianyar, and its homes occupy two levels rather than a single conventional floor. Buyers share a pool and are offered an on-site management arrangement. There is no individually owned garden or private swimming pool attached to each loft in the published specification. The appeal is an independent living space with relatively few neighbouring units, but the shared facilities and management become a significant part of what an owner will actually pay for and rely on.

The layout is intended to separate daily activities from sleeping. A kitchen and living space, storage, a bathroom and a bedroom are identified in the project material, alongside areas for relaxing or working. Archigods, the architecture studio that presents the project in its portfolio, describes an open-plan, high-ceiling interior designed for light and privacy. The project website goes further, advertising five-metre panoramic glazing. Those features are worth seeing in person. The amount of usable floor space beneath a lofted level, the shape of the stairs and the orientation of the glass will matter more to daily comfort than the word 'loft' on the marketing page.
A loft is not quite the same product for every household. Couples and people who work remotely may enjoy the separation of a desk area from the bedroom, especially on a longer stay. It can be less practical for someone who needs step-free access or who regularly carries luggage and equipment up and down stairs. The published drawings should be checked against the actual dimensions of individual units, including headroom, bathrooms, safe stair access and furniture clearances. Two homes with the same headline area can feel surprisingly different when a substantial part of the space is configured vertically.
The size figures are unusually inconsistent for such a small development. BALIX Development Group describes a 58-square-metre living area, while the dedicated project website says 65 square metres. Archigods refers to 59 square metres, several listings use 64 or 65, and an older inventory sheet shows 69 square metres for some unit numbers. These could reflect internal versus gross area, revisions, or distinct layouts, but no publicly verifiable schedule explains the difference. The unit card uses the dedicated project's 65-square-metre figure and makes no claim that this is the final contractual area of every loft.
Kedewatan is a meaningful location description; 'the centre of Ubud' is not a precise address. The developer gives Kedewatan, Ubud District, Gianyar Regency and the 80571 postcode, without publishing a street name, title-boundary plan or unambiguous site coordinates. Marketing maps place the project near the wider Campuhan and Sanggingan area, but the walking distance to individual shops or landmarks is not independently verified here. An owner thinking about short stays should see the access road, pavement conditions, night-time transport options and arrival experience as part of the accommodation product rather than minor details.
The common swimming pool is a clearly advertised feature, as is a proposed management presence at the development. The website mentions access to the nearby Resya gym, which should not be mistaken for a gym owned by the project. Other sales portals add landscaping, parking and a barbecue space. These may be legitimate parts of the scheme, but they are not enough on their own to establish a buyer's entitlement, operating hours or the maintenance budget. For a fourteen-unit property, the allocation of pool upkeep, utility bills, common-area staffing and reserve funds can make a substantial difference to the annual cost of ownership.
The developer's public entry price is USD 160,000, checked on 16 October 2026. A third-party catalogue lists a lower starting figure of USD 155,000, while another advertises USD 154,880 and local marketplaces show rupiah-denominated asking prices for one-bedroom apartments. These are not interchangeable offers: publication dates, unit numbers, taxes, furniture and the remaining lease term are not consistently recorded. It would be misleading to rank them by apparent discount without reconciling the specification and legal position of each unit. The final amount also depends on acquisition costs and any payments due under the management or lease documents.
BALIX markets the transaction as a long-term lease with an initial 27-year period and priority renewal for another 30 years. Its website also suggests a shorter effective holding period after construction is completed. The underlying lease and land title have not been independently examined, so neither the start date nor the extension mechanism is established for a particular buyer. An advertised right to negotiate or receive priority is different from an enforceable extension on fixed terms. This distinction matters both for rental income over time and for what a future purchaser could buy when the first term has already partly expired.
Indonesia distinguishes contractual leasing from registered land rights. Hak Milik is a land ownership right that foreign individuals cannot simply register in their own names. Hak Pakai is a separate right of use available in certain circumstances subject to legal requirements. Balix Lofts is not evidenced as a Hak Pakai purchase merely because the buyer is foreign or because an agent calls the offer a 'property investment'. The operative documents must show which land right supports the building, the identity of the titleholder, the authority to lease the premises, and whether rights can be assigned to another buyer during the term.
The anticipated payment plan is another area where the public story is incomplete. The project page advertises a twenty-percent down payment and instalments for up to twelve months, while sales intermediaries circulate different schedules. No signed buyer contract was available to establish payment triggers, handover conditions, remedies for delay, or refunds. A construction-linked instalment plan can be reasonable, but it is not the same as having an independent party control the money. The buyer also needs to distinguish payments to the developer from any future security deposit, furnishing package or operating reserve demanded by the property manager.
Completion cannot responsibly be dated from the current public material. Older catalogues use the third quarter of 2025, October 2025 and November 2025; another sales offer mentions the third quarter of 2026. One recent aggregation platform shows the third quarter of 2027, but its entry also assigns 43 units to 'Balix', a figure that does not describe this fourteen-loft development and resembles another BALIX project, INDARI. The architect's 2024 project year refers to design work, not proof of occupation. Until there is current construction evidence and an accepted handover, the conservative description is a development being built or awaiting verified delivery, not an operating completed residence.
Rental legality deserves at least as much attention as finishing quality. The developer promotes a 'pink zone' and describes daily rentals as legally permitted. That statement is not a substitute for parcel-specific spatial approval, building-use authorization or a current operating licence where required. A PBG concerns the approved building process; an SLF is the separate certificate addressing fitness for use. The public project presentation contains a reproduction of a PBG-like document naming PT. SCAPITAL BALI GROUP and Balix Lofts Ubud, yet the original and annexes were not available for independent validation. The indexed copy uses the term Perkantoran, an office-related building subfunction, which would need to be reconciled with residential and guest-accommodation use if the document is authentic and applies to this site.
BALIX Development Group can be identified as the development brand from its own corporate website. Several intermediaries name PT SCapital Bali Group as the related Indonesian company, but the relevant company registry extract, title chain and contractual seller were not independently established. The architect is identifiable too, but a design commission does not by itself prove the quality of construction or the financial capacity of the company taking buyers' funds. Investors should distinguish brand reputation, the legal party to the lease, the building owner and the eventual manager. They may be connected businesses; that connection should be documented rather than assumed.
Published returns are best treated as sales scenarios. BALIX models room rates and occupancy assumptions, including examples with a thirty-percent management commission on short-stay income. That figure is not a verified fee schedule for an individual unit, and the model does not establish audited rental performance. Cleaning, platform charges, utilities, repairs, replacement of furniture, tax treatment and vacant periods can all change the owner's actual result. The loft may offer flexibility between personal use and letting, but the commercial case only makes sense after the lease terms, operating rights and credible net-cost budget have been clarified.
Balix Lofts Ubud therefore has a recognisable proposition: a small group of one-bedroom duplex homes in Kedewatan, designed for buyers who value light-filled interiors and an apartment-like arrangement without owning a full villa. That is enough to make it worth evaluating, but not enough to describe it as a completed, income-producing investment. The decisive evidence will be the selected unit's measured area, the actual lease and extension rights, building approvals that match its intended use, the manager's contract and a reliable handover record. Those details, rather than a projected return or marketing travel time, determine whether the product works for a particular buyer.

Best for: A solo resident or couple seeking a smaller home in the Ubud area, with separate places to sleep and work, provided the stairs and real internal dimensions suit their needs.; An owner who wants occasional personal stays alongside rentals, once the lease and management documents clearly allow that pattern of use.; A buyer who is willing to underwrite actual net income, including downtime, servicing, taxation and the declining remaining lease term, instead of accepting the published return projection.; Someone who prefers shared pool maintenance and a managed site to taking responsibility for the full running costs of a detached private villa.; Buyers needing a fully documented, ready-to-operate rental asset immediately, before current handover evidence and fitness-for-use documentation are provided.; Anyone whose decision depends on outright ownership of land, an unconditional thirty-year lease extension or a contractually verified return; those rights are not established by the available material.; Households needing multiple bedrooms, step-free living or a private pool, none of which is the core product shown for these one-bedroom duplex lofts.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The published areas conflict: 58 sqm on BALIX's corporate page, 59 sqm from the architect, 65 sqm on the project website, and 64–69 sqm in sales materials. No approved unit-by-unit measurement schedule was available. Completion dates range from Q3 2025 to Q3 2026; a later Q3 2027 database entry is paired with an incorrect total of 43 units. A current handover record and the project's SLF were not independently reviewed. The advertised 27+30-year lease, 'pink zone' and daily-rental legality are not supported by reviewed original land and operating documents. An indexed PBG reproduction describes a Perkantoran (office) subfunction; its authenticity, annexes and application to this site are unverified, as are the contracting party and accommodation licences.
