ASAYA’s strongest differentiator is its address rather than a decorative feature. Many Pattaya villas make the owner commute between eastern suburbs and the city; here Na Kluea, Wong Amat, Terminal 21, local markets and hospitals are already around the project. That matters most for full-time living, when daily routes matter more than an occasional trip to the beach.
Pool-led ground floor
The official plans run a long private pool directly beside the living and dining zone rather than hiding it behind the house. The ground floor therefore works as one connected indoor-outdoor space linking the kitchen, table, lounge and water. It is a strong layout for family use and entertaining, although buyers should inspect privacy and sightlines between neighbouring villas in person.
Only three homes
The very small scale makes the product easy to understand: there are no towers, future phases or large communal systems to wait for. The other side of that simplicity is that buyers should not expect a clubhouse, a major shared pool or a resort-size service package. Most of the value sits in the individual villa and the North Pattaya location.
Inspect the real thing
ASAYA is now being sold as a finished development, which lets a buyer test the actual product rather than a launch promise. Noise, daylight, finishes, pool equipment, parking geometry and the distance to neighbouring walls can all be checked before committing. That is particularly useful with a smaller developer, because a good survey and document review can replace a lot of reliance on brand reputation.
Documents before yield
The project is marketed with a rental-management story, but a foreign buyer should put the land title, legal structure, permits and transfer documents ahead of the yield headline. Furniture packages and projected returns matter only after the rights over the house and land are clear for the chosen villa.
About the project
ASAYA Pool Villa sits in a part of the Pattaya market that is easy to miss. It is neither a large gated estate beyond Sukhumvit nor a condominium tower near the beach. The current official site plan shows only three two-storey private pool villas — A, B and C — on a compact site in Na Kluea Soi 15/1. That small scale changes the feel of the purchase. There is no resort-style compound with hundreds of neighbours or a long list of shared facilities to justify; the product is essentially a private urban house with its own pool and parking, while Wong Amat, Terminal 21 and North Pattaya’s hospitals remain a short drive away. For someone who wants to live inside the city but still wants a front door, outdoor space and water at home, this is a much less common proposition than the pool-villa estates found farther east of central Pattaya.
The three villas follow the same planning idea but are not identical in shape. The official project information gives 261 sqm of usable area for Unit A, 285 sqm for Unit B and 266 sqm for Unit C. At ground level the plans show the entrance, high-ceiling living area, dining and pantry zone, private pool, guest toilet, garden space and a room described by the project as an extra bedroom or multipurpose room. Upstairs are the master bedroom, two further bedrooms, bathrooms, a corridor and a balcony. That explains why most portals market the homes as three-bedroom, four-bathroom villas even though the official plan provides one additional flexible room. In real life that room could be a guest room, home office, children’s room or staff room. Parking for up to three cars is planned in front of each house. The long enclosed pool runs beside the main living and dining zone, so it is part of the daily layout rather than a decorative pool placed at the far end of a garden.

Location is the main reason to look at ASAYA as an urban home rather than a holiday villa. The project address is Na Kluea Soi 15/1, Na Kluea, Bang Lamung, Chon Buri. The developer’s location material places Wong Amat Beach and the Sanctuary of Truth at about 2 km, Terminal 21 at 2.1 km, Bangkok Hospital Pattaya at 2.2 km, Bang Lamung Hospital at 1.1 km and Aksorn School at roughly 700 metres. This is not beachfront living and buyers should not treat it as such. What it does offer is simpler day-to-day access than many villa communities on the eastern side of the city: local markets, hospitals, city roads, shopping and the established neighbourhoods of North Pattaya are already around you. For an owner-occupier, that convenience can matter more than a sea view. For a landlord, the city position may also broaden the tenant pool beyond pure holiday demand, although rental economics still need to be tested against real rents and operating costs.
ASAYA can now be judged as a physical product rather than only from launch renders. Several current market pages describe the development as completed in 2025 and available for immediate occupancy, and the latest official brochure uses photographs of finished interiors. DDproperty, however, still labels the completion year as 2026, so the precise completion and handover date for the chosen house should be tied back to that property’s documents rather than a portal field. The lowest public price checked on 19 August 2026 is THB 16.49 million. Other live market references sit around THB 16.89 million and THB 18.59 million across the 261–285 sqm sizes. One detail matters when comparing those numbers: the official project site warns that the base price excludes some built-ins and furniture. A villa that looks cheaper on a headline price can therefore be a different package once the actual handover specification is compared line by line.
BLMP CO., LTD. is identified as the developer by major project databases and CBRE, while the ASAYA site also refers to the BLMP team in connection with asset management. The Thai legal entity was registered in January 2025 with residential real-estate trading as its stated business activity. That does not make the project good or bad, but it changes how a buyer should assess it. There is less long public corporate history to lean on than with a listed developer, so the deal needs to stand on the documents and the finished asset itself. The upside of a three-home development is that the product is easy to inspect in full: there is no dependence on ten future phases to create the promised environment. The trade-off is that buyers should be especially clear about building permits, land title, warranties, access, utility arrangements and who remains responsible for maintenance after transfer.
The investment story also needs to be separated from the real estate. The project website advertises a rental-management programme and promotes passive yields of 5–9% over a long period. We did not find a public management contract that would let a buyer test the rental assumptions, occupancy, operating costs, management fees, liability or exit terms, so those percentages should not be treated as an underwritten return. Foreign ownership is another point where the property itself and the legal structure must be separated. Some listing platforms label the villas freehold or Thai quota, but the decisive issue for a foreign individual is the land. Foreigners generally cannot own Thai land directly; Thai rules allow structures such as a registered land lease of up to 30 years while the building can be owned separately. ASAYA does not publicly provide the foreign-buyer structure or the land title for review, so that legal package needs to be established for the specific villa before a material payment is made.

Home types & sizes
The smallest of the three official layouts by usable area, but it keeps the same core planning idea: front parking, a high-volume living room, the long pool beside the dining zone, a flexible ground-floor room and the main sleeping area upstairs. Listings usually present it as a three-bedroom villa; the extra room is better treated as flexible space rather than automatically counted as a full fourth bedroom.
The largest layout in the published range. The extra area matters less as a headline number than as breathing room around the common spaces and master suite. When comparing Unit B with the smaller homes, the plot dimensions, side setbacks, pool privacy and delivered fit-out are worth checking alongside the internal area; those details can change how spacious the house feels more than the raw square-metre difference.
The middle option by usable area, with its own plot and plan geometry. Like A and B, the pool is woven into the ground-floor living space while the main bedroom zone sits upstairs. For Unit C in particular, the actual land area should be checked against the title because public listings publish inconsistent plot figures; the advertised house area alone does not describe the whole property.
The official site fixes the three usable areas at 261, 285 and 266 sqm. Public offers checked on 19 Aug 2026 range roughly from THB 16.49M to THB 18.59M, but the same size can appear at different asking prices and portals do not consistently label each listing A/B/C. The starting price is therefore a project-level anchor rather than a reliable type-to-price matrix.
