Baan Suan Rungrot is an established detached-house community in Na Kluea, North Pattaya. Most of the useful evidence now comes from the resale and rental market. Major property platforms consistently place the project in Na Kluea and mark it as completed, but they do not reliably identify the original developer, the first completion year or the total number of houses. That makes due diligence property-specific: title, land rights, building condition and the seller’s documents matter more here than a marketing deck.

The houses marketed inside Baan Suan Rungrot are not uniform. A fresh August 2026 listing offers a two-storey five-bedroom, five-bathroom house with 180 sqm of interior space on a 280 sqm plot for THB 7M. DDproperty showed another five-bedroom house in June 2026 with 210 sqm of floor area on 65 sq wah of land for THB 6.5M. Current market feeds also show a much larger four-bedroom, five-bathroom house with 460 sqm of living area on a 460 sqm plot, while the rental market includes a one-storey two-bedroom house with 180 sqm of interior space on 360 sqm of land. These examples suggest an established estate with varied individual homes rather than one standard developer floor plan.

The location is easier to establish than the project history. Hipflat gives the project address as 678/16 Pattaya Naklua, while a sale listing inside the estate uses 678/88 and publishes the map coordinates 12.9673411, 100.9036515. FazWaz and Dot Property both place Baan Suan Rungrot in Na Kluea near Bang Lamung Hospital and Lan Pho Naklua Market. Convenience retail, schools and restaurants are close by, so the practical proposition is urban North Pattaya living rather than an isolated villa compound.

Shared facilities appear limited and functional. Project profiles consistently mention 24-hour security and parking, and FazWaz lists the estate as pet-friendly. A communal pool, clubhouse, gym or resort-style amenity package has not been reliably documented. That can suit buyers who value land, internal house space and location more than common facilities, but it is less compelling for someone specifically looking for a managed modern villa resort.

There is no single project price list. Asking prices vary because the houses differ materially in size, land, furnishing and condition, and because the listings were published at different times. The lowest visible asking price we found is THB 5.5M on PropertyHub, but that page does not show a dependable update date. Fresher 2026 listings sit higher, including THB 7M for a 180 sqm five-bedroom house on 280 sqm of land. Treat the headline price as a budget marker only; the relevant comparison is the specific house together with title, condition, measured area, included furniture, transfer terms and transaction costs.

Ownership needs a document-level check. One recent resale is advertised as Thai Name, while some portals use the generic term freehold for landed houses. Neither label by itself establishes a straightforward foreign freehold route to the land. In a normal Thai landed-property purchase, a foreign buyer generally cannot simply register the land in their own name. The land title, ownership of the structure and any lawful lease or other permitted arrangement should be reviewed for the selected house rather than assumed from the project name.

For an investor, there is one useful live-market signal: a two-bedroom house in the estate is still being advertised for long-term rent at THB 35,000 per month in September 2026. That confirms some rental-market activity, but one asking rent is not enough to infer a project yield or to price a different house. A five-bedroom two-storey home, a four-bedroom 460 sqm house and a single-storey two-bedroom rental serve different tenant pools and carry different running costs. Any return calculation should start only after a specific property has been selected and its realistic rent, vacancy, repair needs and recurring charges have been checked.

Because the original build year is not reliably documented, a physical inspection carries extra weight. The market evidence shows furnished and unfurnished houses, widely different internal areas and different plot sizes. A buyer should look beyond presentation photos and inspect the roof, electrical system, water supply, air-conditioning, moisture, termite exposure, windows and doors, and any extensions or alterations. On an established resale house, deferred maintenance can change the real acquisition budget more than a modest difference between two asking prices.

The estate’s internal management also needs clarification. Security and parking are consistently reported, but the sources do not establish a juristic entity, estate-wide rules, ownership of internal roads or a reliable common-fee schedule. One individual listing says there is no common fee, yet that cannot safely be generalised to every property. Before paying a reservation deposit, a buyer should ask for evidence of any outstanding charges, access rules, responsibility for shared roads and security, and the ownership status of any common land.

The name itself needs care. Rungroj City Home is a separate nearby project in Na Kluea, and major portals list it as a neighbouring development rather than a phase of Baan Suan Rungrot. Similar transliterations should therefore not be merged automatically. This dossier uses only listings that explicitly identify Baan Suan Rungrot or the Thai project name บ้านสวนรุ่งโรจน์.

Price per square metre is also a weak shortcut for this estate. The buyer is paying for a combination of interior space, land, condition, furnishing, parking, position within the community and the quality of the legal documentation. Those variables differ too much across the visible listings for one project average to be very informative. A more useful comparison is to shortlist a specific house by size and condition, then compare its full acquisition cost with realistic alternatives in Na Kluea.

Before paying a deposit on a specific house, separate three issues: the seller’s land rights, the documentation for the building itself and the transfer terms. A portal label such as freehold or Thai ownership is not a substitute for the underlying documents. The buyer needs to see the land title and registered owner, evidence connecting the structure to the seller, and a clear allocation of taxes and transfer costs before the asking price can be treated as the real acquisition budget.

Ownership format

These are landed houses rather than condominium units. One current resale is advertised under Thai Name ownership. For a foreign buyer, ordinary direct ownership of Thai land is generally not available; the lawful structure for the house and land, the land title and any lease arrangement need to be verified for the specific property and documents.
