Four five-storey buildings with direct sea access create a very different living pattern from a dense high-rise tower. The appeal is concrete: generous apartments, a shorter vertical journey and the waterfront as part of the daily environment.

Verified resale stock runs from roughly 98.5 sqm to 376 sqm. Buyers can choose meaningful living space rather than only a bedroom count, but the same scale makes refurbishment and ongoing running costs more important.

Current resale inventory includes units marketed within the foreign quota. The opportunity is unit-specific, not automatic: quota availability and transferability should be confirmed by the condominium juristic person before a deposit.

Ananya Beachfront Naklua is an established low-rise beachfront condominium on Pattaya's northern side in Na Kluea. The first job for any serious buyer is to separate it from another Ananya project with an almost identical name. Commercial databases frequently merge Ananya Beachfront Naklua with Ananya Beachfront Wongamat, producing a mix of 2008 and 2009 completion dates, five- and eight-storey buildings, and 70 versus 95 units. Thailand's Department of Lands provides the clearest anchor for the property covered here: its condominium register lists Ananya Beachfront Condominium (Naklua) in Bang Lamung as four buildings with 70 units. This dossier therefore follows the 2008 Naklua development and excludes the later Wongamat project where the source data clearly belongs to that separate scheme.
That distinction changes the way the project should be evaluated. This is not a new tower with hundreds of compact apartments and a developer price sheet. It is a mature beachfront estate of four five-storey buildings. The physical environment already exists, so a buyer can inspect access, lifts, parking, the pool, security and the route to the sea rather than relying on renders. The trade-off is that due diligence shifts from construction risk to operating history. Building maintenance, waterproofing, common mechanical systems, façade condition and the financial discipline of the condominium juristic person matter more in a 2008 property than a launch brochure ever could.

Space is one of the defining characteristics of the verified Naklua resale stock. Current listings include a one-bedroom apartment of about 98.5 sqm, two-bedroom units around 129–130 sqm and 187 sqm, a three-bedroom residence of roughly 314 sqm, and a large four-bedroom unit of 376 sqm. These should be read as live resale configurations, not as an original developer floor-plan catalogue. That is actually useful for today's buyer. In an established project, the individual unit's floor, outlook, renovation quality, furniture and ownership quota often matter more than the historic model name. Two apartments with the same bedroom count can be completely different purchases once area and condition are compared.
The lowest open asking level we could verify on 1 September 2026 is THB 9.8 million for a 98.5 sqm one-bedroom unit. The same active project inventory includes two-bedroom examples around THB 10.59–11.5 million, a 187 sqm two-bedroom at THB 21 million and a roughly 314 sqm three-bedroom at THB 35 million. A separate 376 sqm four-bedroom resale has been marketed at about THB 46 million. Those numbers are not a project-wide price schedule. They belong to different owners and units, with different views, fit-outs, floors and ownership status. THB 9.8 million is therefore best used as a lower market anchor for budgeting, not as a promise that a comparable foreign-quota unit is available at that price.
The strongest lifestyle feature is straightforward rather than decorative: this is a beachfront property with direct access to the sea. Project-specific sources also support a communal pool, gym, covered parking, lifts, key-card access, 24-hour security, CCTV and landscaped common areas. For a long-term resident, the practical questions are more important than the length of the amenity list. How easy is the route from the apartment to the pool and beach? Is parking convenient? Are the common corridors and lifts maintained consistently? Does security operate as expected in daily use? Because the project has been occupied for many years, those questions can be answered during a proper inspection rather than guessed from marketing material.
The working street address for the 2008 Naklua development is Soi Naklua 4 Alley, Na Kluea, Bang Lamung, Chon Buri 20150. Dedicated resale pages for the 2008 Naklua property repeatedly place units on Soi Naklua 4. Other databases show Soi Naklua 16 or 54/23 Soi Na Kluea 2; those records are entangled with the later Wongamat complex or with aggregator pages that also carry the wrong unit count. This matters at transaction level. A viewing appointment should be tied to the exact building and unit, while the sale documents should be checked against the registered condominium juristic person and the unit title rather than against a marketplace address alone.
Day-to-day life is quieter than central Pattaya and revolves around the northern waterfront. A dedicated project source describes Naklua Beach as immediately accessible, Moom Aroi at roughly a two-minute walk and a convenience store at about seven minutes on foot. It gives around ten minutes by car to Bangkok Hospital Pattaya and around sixteen minutes to Terminal 21. Those are source-reported travel estimates rather than guaranteed journey times, and Pattaya traffic can change them quickly. The useful takeaway is the pattern: beach and some local dining are close, while large malls, hospitals and the rest of the city are generally easier by car or taxi.
For an international buyer, the ownership question is materially simpler than it would be for a landed villa, but it is still unit-specific. Thai law allows qualifying foreigners to own condominium units freehold provided the statutory foreign quota is available. The Thai government states the limit as no more than 49% of the aggregate unit area in the condominium being foreign-owned. Live Ananya Beachfront Naklua inventory includes units advertised as foreign quota as well as units shown under Thai quota. A buyer should therefore never assume that every resale in a condominium is automatically transferable into foreign freehold. The juristic person should confirm the quota position for the exact unit before a reservation becomes financially meaningful.
Published common-area charges are not consistent enough to state as a single current figure. Different open sources show THB 30, THB 40 and THB 50 per sqm per month. Averaging those numbers would create a fact that no source actually publishes. The sensible approach is to obtain the latest official fee schedule or invoice from the condominium management for the selected unit. At the same time, ask for confirmation of any seller arrears, the current sinking or reserve position and any approved major works. For a building of this age, those records can tell a buyer far more about future ownership costs than an old amenities list.
A 2008 beachfront condominium deserves a technical inspection that reflects its environment. Salt air can accelerate wear on exposed metalwork and equipment, while a large pool, sea-facing structures and waterproofed areas need regular maintenance. That is not a claim that Ananya Beachfront Naklua has a defect; it is the normal due-diligence logic for an older coastal property. The apartment itself, the common areas and the juristic person's maintenance records should be reviewed together. A pristine renovated interior is useful, but it does not answer questions about external fabric, lifts, pool systems, drainage or shared infrastructure.
Inside the unit, large floor areas can be both the attraction and the hidden budget variable. A 130–187 sqm apartment offers a kind of space that is increasingly uncommon in new Pattaya launches, but renovation costs scale with area. Fully furnished does not necessarily mean recently upgraded. Buyers should test air-conditioning, plumbing, electrical systems, windows and doors, balcony condition and built-in appliances, and should check whether the physical layout matches the title and approved plans. A lower price per square metre can still lead to a substantial all-in acquisition cost once refurbishment and replacement items are included.
Ananya Beachfront Naklua makes the most sense for buyers who deliberately want three things together: low-rise scale, unusually generous apartment sizes and immediate access to the sea. It is less suitable for someone looking for a new-build experience with uniform specifications, a developer warranty and a clean primary-market price list. Here, the unit is the decision. Ownership quota, view, renovation, management fees and common-property condition need to line up on the same apartment. When they do, the mature nature of the development becomes an advantage because almost everything important can be inspected before purchase rather than promised for later.
