Only eight homes

The estate feels closer to a private residential lane than to a large master-planned village. Most of the buyer's value is concentrated in the individual house and plot rather than a long communal-amenity list. That can suit owners who prefer privacy and do not want to fund a resort-style clubhouse. It is less attractive for buyers who expect a communal pool, gym, children's facilities and a busy social environment inside the development.

Built for families

The original layouts are centred on four bedrooms, multiple living zones, two kitchens and a private pool, giving a resident family room to separate guests, work and day-to-day household functions. The generous scale is useful, but buyers should not choose from the brochure alone. Plot-specific listings show different floor areas and bathroom counts, so the real decision should be based on the exact house plan and measured space.

Urban villa address

Sukhumvit-Pattaya 21 offers a different compromise from the lake districts or farther-out villa zones: a detached home while remaining within Pattaya's northern urban network. Schools, hospitals, retail and the main roads are easier to integrate into daily routines by car. This is not a beachfront or highly walkable lifestyle, so buyers prioritising a sea-view address or daily walking should compare coastal alternatives.

Mixed stock status

Some houses and project infrastructure are already built, while current inventory still includes made-to-order villas with an advertised 12-month construction period. That creates a choice between inspecting a finished asset and buying a house that is still to be built. The latter can work well, but only if the construction specification, milestones, payment triggers and handover standards are written clearly into the contract.

About the project

Madcha Le Villa is an eight-home private pool-villa development in North Pattaya, on Sukhumvit-Pattaya 21 in the Na Kluea area. The same scheme is also marketed as Baan Mae Villa 6, which matters when you search for plans, historic brochures or a specific plot: both names point to the same development. Its scale is one of the defining features. This is not a large gated estate built around a clubhouse, a communal pool and dozens of shared amenities. Most of the value sits inside each private plot — a substantial house, private pool, garden and parking. That makes the proposition relatively easy to understand. Buyers are paying mainly for their own space rather than for an extensive communal package. The trade-off is that there is less shared infrastructure, and day-to-day quality depends more on the condition of the individual villa, the immediate neighbours and the way a very small common area is managed.

The original sales material shows two principal two-storey house families, Type A and Type B, designed around four bedrooms and five bathrooms, two kitchens, several living areas and two-car parking. Type A was presented with 481.78 sqm of stated internal usable area on plots of roughly 347.78 to 410.27 sqm. Type B and the closely related BL variant were shown with around 364.92 to 480.20 sqm of stated usable area on plots of approximately 288.70 to 425 sqm. Those are large homes for an urban Pattaya address. Current listings, however, use different measurements, including roughly 314 to 431 sqm and some four-bathroom configurations. That does not automatically mean the old brochure is wrong; it means the market is mixing house types, plot-specific measurements and possibly later fit-out changes. A buyer should match the listing to the actual plot number, approved plan and measured floor area rather than assuming every four-bedroom villa is identical.

Location is the practical reason to look at this project. Madcha Le Villa is not a lake-area suburban compound and it is not a resort villa far south of the city. It sits in Na Kluea with straightforward road access toward Sukhumvit Road and the wider North and Central Pattaya road network. At the same time, it should not be sold mentally as a beachfront home. Daily life here is likely to be car-led. For a family that wants a large private house while staying within Pattaya's urban fabric, that can be a useful compromise: international and local schools, hospitals, shopping and the city centre can be reached without living in a high-density condominium district. For someone who wants to walk to the beach, restaurants and nightlife every day, the location is less compelling. The project works better as a private residential base than as a pedestrian resort address.

The completion story needs to be read at plot level. Several directories describe the project as completed in 2024, while other databases use 2023 or 2026. At the same time, active inventory is still advertised as made to order with an approximately 12-month construction period and is marked off plan. In a small villa estate, those statements can coexist: the road, entrance and some houses may be finished while remaining plots are built only after a buyer commits. Contractually, though, the distinction is important. A completed house can be inspected, measured and snagged before most of the money changes hands. A made-to-order house requires a detailed specification, construction milestones, payment triggers and remedies for delay. For that reason, the useful question is not simply 'when was Madcha Le Villa completed?' but 'what is the exact build status of this numbered plot today?'

The lower public asking-price anchor as of 1 September 2026 is THB 16,999,000. Other current offers sit around THB 20.99 million to THB 25.99 million, reflecting different plots, house sizes, fit-out and stages of completion. Price comparisons need to go beyond headline square metres. Published packages for the development have included items such as built-in and loose furniture, a European kitchen with appliances, a separate Thai kitchen, private pool, landscaping, curtains, CCTV equipment, underground water storage and an automated gate. Whether all of that is included in a specific resale or new-build offer is a separate question. At this price level, 'fully furnished' is not a sufficient specification. The contract should carry a room-by-room inventory or fit-out schedule so that the buyer knows exactly what is included in the agreed price.

The currently published made-to-order payment structure is relatively simple: THB 200,000 on reservation, 30% on contract signing, another 30% through the 12-month build period and 40% on handover. The percentages are only half the story. The second 30% should be tied to clear dates or physical construction milestones, and the contract should define what qualifies as completion for each payment. Because some homes in the development already exist, a ready villa may be sold under a different schedule altogether. Buyers should therefore treat the online plan as an orientation, not as the final commercial term. It is also important to coordinate the construction payments with the legal transfer of the land interest and the building, so that the payment calendar and the documents the buyer receives at each stage make sense together.

Shared facilities are deliberately modest. Public project descriptions consistently point to 24-hour security, CCTV, parking and a communal garden area, while the main leisure space is private: each house is designed around its own pool, and some published specifications also include a jacuzzi and private garden. That is coherent for an eight-home scheme. Owners are not paying to operate a large resort clubhouse that may be little used. Still, the common-area budget deserves attention. Current public project cards display a common-area charge of THB 80 per sqm of plot area per month, which would be material on plots of roughly 289 to 425 sqm. Before reservation, the buyer should ask for the official fee schedule, what services it covers, whether the fee is calculated on land area, how increases are approved and whether there are any one-off contributions or arrears attached to the selected house.

Legal due diligence is more important here than it would be for a straightforward foreign-quota condominium purchase. Some individual listings describe the land as freehold in a Thai name. That may be a normal land-and-house sale for a Thai buyer, but a foreign purchaser should not read it as a promise of direct land ownership in their own name. Thai law only allows foreign land ownership in narrow statutory circumstances; it is not the standard route for an overseas buyer of a Pattaya villa. Before paying a reservation, the buyer should see the title deed for the exact plot, the registered owner, the contracting seller, the building permit and the proposed structure for the building and the land interest. The sources reviewed do not publish the project's Chanote number or a single confirmed foreign-buyer structure. That is a due-diligence item, not a reason by itself to reject the development.

Ownership format

Some individual listings are marketed as Thai-name freehold, but that does not mean a foreign buyer can take direct freehold title to the land in their own name. The structure for a foreign purchaser has to be checked for the selected villa and may involve a registered land lease together with separate ownership of the building. The project's land-title number and title type, including whether it is Chanote, are not published in the sources reviewed.
