Low resale entry
A THB 1.08M asking-price floor puts AD Hyatt on the radar for buyers who want Wongamat exposure without a large initial ticket. The useful part is not the headline alone: the building already exists, so the low-priced unit can be inspected and documented before money is committed. Availability, registered area, foreign quota, arrears, furniture and renovation needs should all be checked. If the apartment still works after those adjustments, the low entry price becomes meaningful; before that, it is simply the cheapest advert currently visible.
Views are unit-specific
A 33-storey tower gives buyers a broad vertical range and current listings confirm that some apartments have sea or city outlooks. That can create real differentiation between otherwise similar floor plans. It should never be treated as a building-wide feature, though. Orientation, floor level, neighbouring plots and the actual balcony line determine what a buyer sees. For owner-occupiers the view may justify a premium; for resale investors, the question is whether the next buyer is likely to value the same aspect enough to pay for it.
Resale creates evidence
Because the condominium has been operating for years, buyers can inspect outcomes rather than relying on launch material. Common areas, lifts, pool condition, access control and the character of the building are observable. The same is true inside the apartments: current stock ranges from compact studios to larger one- and two-bedroom homes with very different fit-outs. This makes AD Hyatt a comparison exercise. A well-kept unit at a higher asking price can be cheaper overall than a distressed apartment once renovation, vacancy and management issues are priced in.
Quota before deposit
Foreign buyers need to establish the ownership route before treating an asking price as actionable. Thai law caps aggregate foreign freehold ownership at 49% of the condominium's total unit area, and the juristic person provides the quota confirmation used at transfer. Foreign-quota units are advertised in AD Hyatt, including at the lower end of the market, but quota is not a permanent characteristic of every listing. The safe sequence is to verify the selected unit and current building quota before a non-refundable deposit, not after it.
Building records matter
Portal data is unusually useful here because it exposes where public information stops being reliable. Major sources broadly agree on 521 units and 33 floors, yet older pages sometimes use 2011 or 35 floors, and published common fees vary sharply. None of those discrepancies needs to kill a purchase, but they should move the buyer from web research to primary building records. Current juristic invoices, meeting minutes, debt-clearance documents and the unit title are better evidence for a transfer than a copied project profile.
About the project
AD Hyatt Condominium is an established resale building in Wongamat rather than an off-plan product sold on a future promise. The strongest project profiles describe one 33-storey tower with 521 residential units, completed in January 2012, on Soi Na Kluea 16 in North Pattaya. That makes due diligence more tangible than it is with a new launch: a buyer can inspect the exact apartment, walk the common areas, test access and see how the building is actually operated. The trade-off is that a completed building of this vintage needs a more serious review of maintenance and juristic-person finances. A freshly renovated unit can look excellent while saying very little about lifts, pool equipment, waterproofing, parking pressure or the building's reserve for major work.
The name deserves clarification because it can be mistaken for a hotel-branded residence. The project is consistently presented by Thai property platforms as a conventional residential condominium developed by the A.D. group. Portals commonly use A.D. Condominium as the developer name, while Thai project records and the group's corporate history point to A.D. House Co., Ltd. and Asian Development Holding. We found no evidence that AD Hyatt Condominium is a Hyatt Hotels branded residence or that Hyatt operates the building. A buyer should therefore value it on normal condominium fundamentals — title, quota, unit condition, juristic management, location and price — without assigning a hotel-brand premium that has not been documented.

Resale stock is more varied than the neat original project sheet suggests. Repeated project descriptions give a simple original mix: roughly 28 sqm studios, 71 sqm one-bedroom units and 73 sqm two-bedroom units. Current listings are broader. One-bedroom stock appears at several sizes from the mid-40s through the low-70s, while two-bedroom listings cluster around 72–75 sqm; studios are usually close to the original compact format. Portal labels are not always internally consistent — one current 28 sqm advert is categorised as a one-bedroom while its own description calls it a studio. For a real purchase, the registered title, approved plan and measured unit area matter more than the filter label attached to an online advert.
The lowest visible asking-price anchor on 10 September 2026 is THB 1.08 million for a 28 sqm resale unit, and the same lower bound appears across several major listing aggregators. It should be treated as a live listing, not as a developer price or a building-wide valuation. Asking prices inside AD Hyatt range widely because buyers are comparing very different floors, views, fit-outs, unit sizes, tenancy situations and ownership quotas. The building therefore works better as a unit-by-unit resale search than as a single headline price. A sensible comparison starts with two or three apartments of similar size and condition, then adds transfer costs, any renovation budget, juristic arrears and the exact ownership status before deciding which is genuinely cheaper.
For location, think Na Kluea and Wongamat rather than direct beachfront living. Sources agree on Soi Na Kluea 16 and the 507 Soi Na Kluea 16 address, but published beach distances vary because different sites measure from different points and routes. That uncertainty is easy to solve in person: walk from the actual entrance to the beach, transport and shops instead of relying on a marketing radius. Upper-floor resale listings show that sea and city views are possible, but they are not a project-wide entitlement. Orientation, floor, neighbouring buildings and future construction all matter, so a view should be checked from the actual balcony rather than inferred from the tower's height.
The core shared facilities are straightforward: a communal pool, gym, parking, 24-hour security, CCTV, garden or barbecue space and an on-site restaurant are repeatedly listed. Those boxes are useful, but operational quality is more important than the amenity list in a mature resale building. A buyer should see the pool and gym during normal use, inspect lift condition, understand parking practice and obtain the current house rules. The condominium juristic person should also be asked for the current common-area charge, outstanding balance for the chosen unit, planned major repairs and whatever financial statements or meeting records are available. Public websites disagree materially on the monthly common fee, which is precisely why the current juristic invoice should replace an old portal figure in any ownership-cost model.
Ownership format
Foreign freehold is possible only for a specific unit and only while foreign quota remains available: foreigners may collectively own no more than 49% of the total unit area in a registered condominium. Foreign-quota resale units are advertised at AD Hyatt, but the selected unit's status must be confirmed with the condominium juristic person's quota letter before transfer.
