Why this project is worth a look
A smaller community
There are 79 residences across two eight-storey buildings, a markedly different scale from many central Bangkok towers. Privacy still depends on orientation, corridor activity and management. Both buildings form one development.
A courtyard worth considering
The planted courtyard, pool and roof gardens give the project an inward-facing identity. Some buyers will prefer green views and a sheltered setting over a skyline panorama. Others will find the same courtyard outlook too enclosed or too close to the activity below.
Layouts beyond compact condos
Two- and three-bedroom plans, including duplexes, allow room for families, home working or longer stays. The nominal floor area does not tell the full story, particularly when stairs, double-height volumes and bedroom separation change how a home works.
Parking with a mechanism
The developer's 161-space specification is notable, but 108 spaces use an automated system. Day-to-day convenience therefore involves access rights, vehicle limits, retrieval time and maintenance. A space count alone is not enough to judge it.
Central, but tucked away
Soi Sukhumvit 41 provides access to Phrom Phong's shops and transport while placing the residence inside a quieter side street. The benefit has a practical price: station walks and traffic on the main road remain part of life. Test both before committing.
About the project
Ashton Residence 41 is an unusual proposition in central Bangkok. Instead of a single tall tower filled with compact investment units, it consists of two eight-storey residential buildings arranged around a shared courtyard. There are 79 homes in total, split between 39 in Building A and 40 in Building B. Those are two buildings within one Ananda Development project, not separately marketed construction phases. The appeal is easy to understand if you spend much of your week in the city: you can live near the Sukhumvit business and shopping districts without returning each evening to a very large condominium. Whether the building feels private in practice, though, depends on the particular unit and how the shared spaces are managed.
Start with the precise location rather than a neighbourhood label. The development sits inside Soi Sukhumvit 41, in Khlong Tan Nuea, Watthana, rather than directly on Sukhumvit Road. Phrom Phong BTS and the Emporium–EmQuartier shopping area are within the local neighbourhood. That makes errands and cross-city journeys more feasible without a car, but it does not make the condominium a station-front building. Published walking distances vary. A buyer who expects to walk to the train every morning should try the actual route, including the smaller street, the junction and the station entrance, rather than relying on the shortest line shown on a property map.

This address offers a genuine trade-off between access and enclosure. The inner stretch of the soi has a more residential feel than the main road, while the wider Phrom Phong area provides restaurants, retail, parks and healthcare options. The same centrality can make driving frustrating at busy times. Someone who travels mainly by BTS may view the location differently from a household that drives to schools or carries equipment around the city. Try arriving at different hours before deciding that a quiet-looking driveway means every journey will be easy. A premium postcode cannot fix an inconvenient daily commute.
The design has a more substantial explanation than a generic promise of luxury. A49, the project's architect, describes a composition that turns homes towards a planted internal courtyard while offsetting some apartment orientations to reduce direct views into neighbouring windows. Green walls, a rooftop garden and a central pool are part of that arrangement. Several residences therefore look onto the project's own landscape rather than towards distant high-rises. That can give a room a settled, sheltered character. It may disappoint someone whose priority is an expansive skyline view. Judge the outlook from the actual apartment, not the rendering.
There is also an attempt to make the buildings work as lived-in spaces. The architect notes a single-loaded corridor approach, opportunities for cross-ventilation and air-conditioning equipment positioned away from some living areas. These design choices may matter more over time than decorative finishes, especially in Bangkok's climate. They are not a substitute for inspection. Ventilation can be affected by later renovations, and mechanical systems need servicing. With the windows shut, listen for noise from equipment and neighbouring spaces; with them open, check how air actually moves. The questions are particularly relevant in larger homes where rooms face different parts of the courtyard.
Most of the documented homes have two or three bedrooms, which sets this building apart from many smaller-unit projects aimed at a short-stay market. Conventional two-bedroom plans begin around 67–75 square metres, with larger layouts around 89–92 square metres. Three-bedroom single-level residences are represented at roughly 133.5 square metres. These are useful family-sized configurations, but a bedroom count is only the beginning of a comparison. Living-room width, usable wall space, kitchen separation, natural light and storage can make two similarly sized units feel completely different. The finished rooms matter more than a furnishing diagram.
The duplex apartments deserve their own viewing. Ananda's plan material shows two- and three-bedroom versions, including upper-level configurations with markedly larger floor areas. Stairs can create privacy between entertaining and sleeping areas, and a double-height living room can be memorable. Both features come with practical costs: stairs are awkward for some households, upper rooms may have different cooling needs, and apparent openness can leave less usable storage than expected. Buyers should understand which floors their chosen unit occupies and how the registered area is distributed. The brochure's range is not a promise that every duplex has the same ceiling height, view or relationship to the pool.
Published ceiling heights include both 2.8 and 4.8 metres, a strong clue that ordinary and double-volume spaces are being discussed together. It would be misleading to describe the entire building as having the taller specification. Where ceiling height matters to the purchase, the relevant measurement is the one in the contract and the completed unit. Check it in bedrooms as well as the main living area. Also look at glazing, curtains, indoor air-conditioning outlets and the location of structural columns. In a completed condominium there is no reason to rely on a show-home impression when the real apartment can be assessed directly.
Parking is unusually prominent in the original developer specifications. They list 161 spaces, made up of 53 conventional bays and 108 spaces served by an automated system. The generous headline capacity should not be confused with a guaranteed, individually assigned bay for every apartment. Automated parking also has operational characteristics: retrieval takes a process, vehicle dimensions may be restricted and equipment can need maintenance. Watch the system in use, especially if you drive a larger vehicle. The practical difference between conventional and mechanical parking matters much more than an impressive overall count.
The facilities are spread through the development rather than concentrated in one rooftop lounge. Original specifications place the lobby, pool, children's water area, jacuzzi and garden at ground level. Fitness and club facilities, changing rooms, steam room and sauna appear on the third floor, with garden space at roof level. The architect's account explains why these spaces have a central role in the building's character. Yet facilities that are pleasant to use must also be maintained. Ask to see the condition of the pool equipment, lifts, gardens and shared rooms. Their current upkeep is better evidence of daily quality than the number of amenity icons displayed on an agency website.
The buildings are small enough that apartment position becomes especially important. A home overlooking the pool may have an attractive view of greenery but also hear courtyard conversations. A residence on an upper floor may have different heat exposure, light and privacy from one near the lobby. Building A and Building B share a project identity without offering identical everyday routes from every front door to the lifts, parking and amenities. The most useful comparison is often between two actual units inside the development. Walk through both if possible; the experience may overturn a preference formed from the floor number or brochure illustration alone.
As of October 2026, public advertisements show an established resale market rather than an off-plan purchase decision. One advertised two-bedroom home of 68 square metres is asking THB 13.5 million. Other listings show, for example, three-bedroom apartments around 135 square metres offered at THB 29 million. These are asking prices, not completed transaction records or proof that a unit remains available. The same unit can appear on several websites. The lowest visible price is especially easy to misunderstand: it may involve a particular seller's circumstances or a title structure that does not suit a foreign buyer. Confirm the unit and the actual terms before treating any number as a budget.
Differences in condition matter as much as differences in size. Some resale homes are fully furnished, some will need refurbishment, and some may already be tenanted. The purchase therefore includes decisions about appliances, maintenance history, possession date and possible work after completion. A neat listing does not answer whether the air-conditioning has been serviced or whether a major repair is likely. Nor does a tenant in place automatically make the apartment more valuable; the lease, rent actually collected and possession rights need reading. Ashton Residence 41 spans enough different floor plans that it makes more sense to compare the total residential proposition than to select solely by an advertised price per square metre.
The recurring costs require an equally specific conversation. PropertyHub and FazWaz currently display a common-area management charge of THB 110 per square metre per month, whereas an older agency profile quotes THB 85. These figures should not be blended into an assumed average. The actual obligation should be established from the condominium management's current budget, any approved fee changes and a statement for the particular unit. Some platforms also mention a historic sinking-fund contribution for major works. That does not prove a new buyer must pay it again; it is a reason to ask which obligations have already been discharged and whether special assessments are pending.
Pets are another detail where broad project labels need translating into actual permission. Several local sources describe Ashton Residence 41 as pet-friendly, and there are clearly listings aimed at dog and cat owners. But their descriptions differ on permitted animal sizes. A seller's willingness to accept a pet and the condominium's formal rules are not the same thing, just as a landlord's permission may not override building restrictions. Anyone purchasing specifically because they have an animal should obtain the current written policy, covering registration, numbers, sizes and shared-area access. Without that document, the friendly label is useful background but not a binding assurance.
Foreign ownership needs a building-and-unit-level answer. Thai condominium law permits qualifying foreigners to hold a unit freehold in their own names, subject to a 49% cap measured by the combined area of residential units rather than simply by counting apartments. For a development with two buildings, the management's confirmation of the applicable quota is essential. Sales listings for this project display both Thai-quota and foreign-quota labels. A Thai-quota listing should never be read as immediately transferrable to a foreign purchaser without checking the position at the Land Office. A leasehold arrangement, when proposed instead, conveys different rights and should be evaluated on its own contract terms, including the registered term and any renewal provisions.
Because this is completed property, much can be checked that would remain theoretical during construction. The walls, common areas and parking system are there to inspect, and management can be asked for current records. The seller's title and authority to transfer still have to be established independently. A buyer should know whether the unit is mortgaged, whether maintenance charges are outstanding and when vacant possession will be delivered. Foreign buyers also need bank evidence for the qualifying cross-border purchase funds. Any deposit should remain subject to clearly agreed conditions and remedies.
There is an unusually visible discrepancy in the building's timeline. A49 records the architecture project as completed in 2017, which agrees with PropertyHub's project profile. FazWaz, Hipflat and Dot Property instead use 2019, sometimes specifying December. Ananda's early disclosure projected completion in 2017, but a projected date and the actual condominium registration date are not interchangeable. This does not suggest that two similarly named estates should be merged or split; the sources consistently describe the same 79-unit development. It means the specific registration or handover chronology should come from official records rather than from a listing database field.
For rental ownership, the neighbourhood and the larger layouts may be relevant to households and long-term residents who want to stay near Phrom Phong. Public rental listings demonstrate marketing activity, not dependable occupancy or net returns. They may be repeated across agents, and asking rent is not necessarily collected rent. Owners must absorb common charges, periods without a tenant, agency costs and replacement of furnishings. Anyone buying solely for an advertised yield is missing the harder part of the calculation. A better starting question is whether the particular layout, condition and legal tenure would still make sense if a tenant could not be found immediately.
The final choice comes down to what kind of Bangkok home you want. Ashton Residence 41 offers a planted inner court, a small resident population and family-sized rooms within a central, busy district. It does not offer the height or uninterrupted views of a skyline tower, and its elaborate parking and amenities bring ongoing operating considerations. Those are not defects to explain away; they are the trade-offs that define the property. If that combination suits your life, the decisive comparison is between available apartments, with their light, condition, ownership documents and full purchase costs. The project name identifies the setting. The individual unit determines the purchase.
Ownership format
Foreign buyers may hold an eligible condominium unit freehold within the 49% foreign-ownership cap on total residential unit area, subject to confirmation for the selected apartment. A leasehold arrangement outside that quota is a different form of tenure, commonly involving a registered term of up to 30 years and contract-dependent renewals; it should not be presented as equivalent to freehold.
Unit types & sizes
A conventional single-level home with room for two separate bedrooms. One currently advertised 68 sqm unit is asking THB 13.5 million, but that is an individual resale offer, not a standard price for this plan. Assess the usable living space and storage before assuming every unit within the size band works equally well.
These larger plans offer a different balance between living space, bedrooms and practical storage. The original marketing material covers more than one layout, so bathrooms and room proportions are not uniform. Compare the registered plan with the finished apartment, especially where renovations have changed the interior.
Two levels introduce more separation between living and sleeping areas, as well as an internal staircase that not every household will welcome. Some plans are arranged at upper levels. Cooling, circulation and the distribution of rooms matter as much as total registered area.
A family-oriented option without the vertical separation of a duplex. A September 2026 resale listing advertised roughly 135 sqm for THB 29 million. Its price should be weighed against condition, tenancy, layout and outlook, rather than treated as the market value of every comparable apartment.
This is not one consistent product size. Developer plans show markedly different duplex configurations, including layouts around 125, 158 and 204 sqm, while market descriptions extend the range. Stairs, ceiling volumes, privacy and the way rooms meet the common areas vary widely. Treat each plan as a separate home to evaluate.
Sizes combine developer plans with individual resale records; they are not a verified current inventory. A few listings describe one-bedroom units or floors above the project's eight-storey limit, which appear inconsistent with primary project information and have not been used to define the original mix. The unit title and registered plan take precedence over a marketing range. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.
