Space that is hard to replicate

Moon Tower is most relevant to buyers who genuinely want large internal areas in central Bangkok. Current resale stock regularly runs into the 200–370 sqm range and beyond, rather than the compact layouts common in newer city towers. The trade-off is that larger homes cost more to furnish, cool, clean and maintain, so purchase price is only one part of the comparison.

A building you can inspect

Because Moon Tower has been operating for decades, buyers can assess the building as it actually performs. That removes much of the delivery uncertainty of an off-plan purchase, but replaces it with questions about maintenance standards, accumulated wear, reserve planning and refurbishment history. The condition gap between individual resale apartments can also be substantial.

Thong Lo access, not doorstep BTS

Sukhumvit 59 places the building within the Thong Lo–Ekkamai catchment, but it is not a station-front condominium. Published distances to Thong Lo BTS vary, so a buyer should walk the route rather than rely on a portal number. Drivers should also pay attention to access through the soi and confirm what parking rights are attached to the particular unit.

Unit quality drives value

The range of asking prices inside Moon Tower is too wide for a single project average to be very informative. Renovation quality, floor, outlook, configuration, title area, parking and ownership quota can materially change the value proposition. The useful comparison is therefore unit against unit, with the building as the common backdrop.

Due diligence is tangible

This is a project where a site visit and document pack can answer more than old developer marketing ever could. Buyers can review title, foreign-quota status, juristic-office statements, common fees, building condition and evidence of major works. That suits people who prefer to make a decision on the current asset rather than on a historical developer brand that is not well documented in primary sources.

About the project

Moon Tower is an established resale condominium on Sukhumvit 59, between the Thong Lo and Ekkamai areas. It is not a new development where buyers choose from a uniform developer inventory. The building has one 28-storey tower and, according to the strongest cluster of project databases, 70 residences. That makes unit-level due diligence unusually important. A buyer is comparing the physical condition of individual apartments, renovation quality, views, parking arrangements, ownership quota and seller documents as much as bedrooms and floor area.

The clearest reason Moon Tower still attracts attention is space. Current resale inventory includes two-bedroom homes around 202 and 332 sqm, three-bedroom units around 289–371 sqm and very large residences above 500 sqm. PropertyHub has also carried a 122 sqm two-bedroom unit. Older project profiles describe one- to four-bedroom layouts, duplexes and penthouses, but there is no current primary floor-plan catalogue that we could verify. The safest way to read the market is therefore as a collection of individual resale homes rather than a fixed set of standard layouts.

The building sits in Khlong Tan Nuea, Watthana, on Sukhumvit 59. Savills and local directories use street number 45, while a Thai project guide publishes Google Maps coordinates of 13.725432, 100.581753. The tower is inside the soi rather than directly on Sukhumvit Road. This can make the immediate setting feel more residential, but a buyer who expects to use the BTS every day should still test the route in person. Published walking distances to Thong Lo vary from roughly 600 to 800 metres, with FazWaz showing a longer figure, so the real door-to-platform journey matters more than any single portal estimate.

Completion is consistently placed in the mid-1990s, although sources split between December 1994 and 1995. That one-year discrepancy is not a major investment issue; the age of the building itself is. A viewing should go beyond the apartment interior and include lifts, corridors, façade condition, waterproofing, mechanical systems, common-area upkeep and any record of major capital works. An older completed building has one useful advantage over an off-plan purchase: buyers can inspect what actually exists. It also means that a beautifully renovated apartment can sit inside common infrastructure that deserves a separate assessment.

Core facilities are well corroborated across multiple sources: swimming pool, gym, sauna, parking, 24-hour security and CCTV. Homenayoo also lists a lobby, garden and access control. FazWaz currently states a common-area fee of THB 47 per sqm per month. That figure should be treated as a portal data point rather than a current juristic-office statement. With the larger floor areas found in Moon Tower, recurring charges can become meaningful, so the latest common-fee schedule, sinking-fund position and any special assessments should be obtained before committing.

Pricing is highly dispersed because Moon Tower is a mature resale building. On 10 September 2026, Thailand-Property showed asking prices from about THB 13.5 million to THB 82 million. Recent PropertyHub inventory included a 202 sqm two-bedroom unit at THB 18 million, a 311 sqm three-bedroom unit at THB 25 million and a 531 sqm five-bedroom residence at THB 82 million. FazWaz also showed listings identified as both Thai quota and foreign quota. Those examples underline why a simple building-wide average can mislead: renovation, floor, outlook, configuration, parking, quota status and seller motivation can outweigh raw size.

The original developer is less securely documented than the building itself. SW19 attributes Moon Tower to Renewable Energy (Holding) Co., Ltd., and that attribution is repeated in some syndicated property records. DDproperty, however, lists the developer as N/A, while the Thai Homenayoo profile leaves the project owner blank. We did not find a primary developer page or original document that independently establishes the link. For that reason the registry record below does not present a developer name as confirmed. For a completed 1990s condominium, the more practical diligence focus today is the condominium juristic person, building maintenance, title documentation and the legal status of the specific unit being purchased.

Ownership format

DDproperty lists Moon Tower as freehold. A foreign buyer can register a condominium unit in their own name only if foreign quota is available: under Thailand's condominium rules, foreign ownership may not exceed 49% of the aggregate unit area in the registered condominium. Quota status must be checked for the specific unit before transfer.
