Why this project is worth a look
House-like proportions
Published layouts begin around 148.7 sqm and extend to almost 300 sqm before the larger penthouse stock shown in some catalogues. That changes how the home can function: service spaces, work rooms and storage do not have to compete with the main living area. For a family using the property full-time, the layout may matter more than a long list of shared amenities.
Only ten residences
The official material confirms ten homes in a seven-storey building. Fewer neighbours can improve privacy and reduce day-to-day traffic through common areas, but it also means fewer owners sharing the cost of major repairs and staffing. The management budget deserves the same attention as the architecture.
Central, not roadside
Soi Sukhumvit 39 puts the project close to Phrom Phong, the EM District and Samitivej while keeping it inside a residential soi rather than on the main road. That can suit buyers who value a quieter arrival home, but the actual walking and driving experience should be checked at peak times because traffic inside central Sukhumvit sois can change the practical value of a short map distance.
Documents before branding
The official project material says PP Asset Development; several portals say Pannaphat Development. Until the corporate relationship is documented, the meaningful checks are the contracting company, land and project rights, payment account and contractual responsibility for delivery. A boutique project should be legally simple to explain before a buyer sends substantial funds.
About the project
8 Residence is a ten-home low-rise condominium on Sukhumvit 39 in Khlong Tan Nuea, Watthana. The scale is the first thing to understand, because this is not another central-Bangkok scheme built around hundreds of compact units and a long amenity list. The official project materials describe seven floors, ten residences, a 230 sq.wah site and 3,825 sqm of building area. The published residential mix includes two- and three-bedroom homes, duplexes and penthouses. Even the smallest widely advertised plan is around 148.7 sqm, which puts the project into a very different use case from a typical one- or two-bedroom investment condo. The natural buyer is someone who wants a large city home and is prepared to pay for space that may not translate into the highest rental efficiency per square metre.
The address is inside Soi Sukhumvit 39, in the Phrom Phong side of central Sukhumvit. The developer’s map link resolves to approximately 13.7335, 100.5730833. That places the project inside the residential soi network rather than directly on Sukhumvit Road. The official website gives roughly 1 km to the EM District and around 1 km to Samitivej Sukhumvit Hospital. Current DDproperty pages show Phrom Phong BTS at roughly 440–500 metres, depending on the listing pin. The distinction matters: this is a central address, but daily convenience still depends on the actual walking route, traffic inside the soi and how often a resident needs to drive through the narrow local street network.

The ten-unit figure is unusually important here. Both the official website and the project brochure state ten homes across seven floors. Some listing portals display larger numbers such as 17 or 19 units, but those appear to count active advertisements rather than physical residences; the underlying project descriptions on the same sites still refer to ten homes. For the dossier, the official ten-unit figure is therefore used. Low density can mean fewer neighbours, less lift traffic and a more residential atmosphere, but it is not automatically a financial advantage. In a very small condominium, major common-area costs are shared by a much smaller ownership base, so the eventual common fee, sinking fund and maintenance plan matter more than the marketing language around exclusivity.
The layouts are the clearest reason to consider the project. Current catalogues consistently show two-bedroom homes from about 148.7 sqm, three-bedroom homes from about 164 sqm, larger 224 sqm plans, and duplexes around 287.8–292 sqm. Larger layouts are marketed with a Thai kitchen, staff accommodation, an extra function room and up to three parking spaces. In practical terms, this can make the home work more like a landed residence: cooking and service areas can be separated from the main living space, bedrooms do not have to absorb storage and work functions, and parking provision is more generous than in many new inner-city condominiums. Buyers should still match every feature to the selected floor plan rather than assume it applies to the whole building.
Pricing is less clean than the product specification. The lowest live asking price found during this check was THB 26.766M for a 148.7 sqm two-bedroom unit on DDproperty. Other current listings include THB 71.95M for a 287.8 sqm duplex and around THB 73M for a 292 sqm duplex, while agency catalogues quote higher numbers for some larger homes. These are not a single verified developer price list. Some are agency stock and some may be secondary or broker-controlled listings. For that reason, THB 26.766M is recorded only as a lower market anchor as of 30 September 2026. The selected unit, seller identity, furniture package, registered area, transfer costs and actual payment schedule all need a unit-level check.
Tenure is generally advertised as freehold. For a foreign buyer, however, the practical question is not simply whether the condominium is freehold but whether the selected unit can be transferred within the statutory foreign ownership quota. Thai condominium rules cap foreign ownership at 49% of the aggregate unit area in a registered condominium. Public project pages do not disclose how much foreign quota remains available at 8 Residence today. The dossier therefore does not assume that every advertised residence is eligible for foreign freehold. The quota position, the condominium registration status at transfer, and the remittance documents required for a foreign buyer should all be confirmed before funds are committed beyond a refundable reservation stage.
The developer attribution needs the same discipline. The official website and brochure identify PP Asset Development Co., Ltd. as the project owner and PP Asset Development as the developer. Several major portals instead list Pannaphat Development, and some newer pages describe the project as Pannaphat Development (PP Asset). Those references may point to a group relationship or a branding structure, but the open sources reviewed here do not establish the legal relationship. The important due-diligence question is therefore concrete: which Thai company signs the reservation and sale agreement, which entity owns or controls the project land, and which bank account receives the buyer’s money? Until those documents are matched, the official PP Asset Development attribution is retained in the main record and the discrepancy is disclosed rather than guessed away.
Completion timing is also inconsistent. FazWaz, PropertyScout and several portal records still point to December 2026, while more recent 2026 sales pages quote 2027 or Q4 2027. The official website and the accessible brochure do not provide a handover date that resolves the conflict. For that reason, this dossier does not populate an expected-completion field. It records the project as under construction, which is more defensible than treating it as completed because one catalogue has already switched its status label. A buyer should focus on the contractual handover date, construction milestones, delay remedies and the actual inspection status rather than on the date carried by an aggregator.
The amenity package is comparatively compact. Multiple sources agree on a pool, garden, lobby or waiting area, parking and 24-hour security, and some describe automated basement parking. Other details are less stable: a gym appears on some pages but not on the core project materials, while pet policy is directly contradictory across current agency sites. Those items are therefore not treated as confirmed. This is a useful reminder of how to assess a boutique building: the important operational questions are often lift access, parking mechanics, security, staffing, common-area maintenance and the long-term budget, not how many icons appear on a sales page. The current common-area fee and sinking fund were not found in the open official materials.
As a home, 8 Residence has a coherent proposition: very large layouts, a central but inward-facing Sukhumvit address, only ten residences and floor plans that can accommodate the practical routines of a family or household staff. As a pure investment, the case requires more work. The ticket size is high, there is no operating rental history for the completed building, and very large luxury units naturally serve a narrower tenant and resale audience than smaller mainstream condos. None of that is a verdict against the project. It simply means that expected rent, recurring costs, vacancy risk, foreign-quota availability and resale liquidity should be tested on the exact unit instead of being inferred from the words “Sukhumvit 39” or “only ten residences.”
Ownership format
The project is marketed as freehold condominium property. A foreign buyer can take freehold title only within the statutory 49% foreign-ownership quota by aggregate condominium unit area; quota availability must be confirmed for the selected unit before transfer.
Unit types & sizes
The smallest published two-bedroom layout is 148.7 sqm, already unusually large for a new central-Bangkok condo. Larger 224 sqm versions are marketed with extra functional space, a Thai kitchen, staff room and up to three parking spaces.
Three-bedroom layouts start around 164 sqm and extend to 224 sqm. The larger plans make more sense as full-time family homes than as space-efficient rental stock.
The duplexes are among the largest consistently published layouts. Marketing sheets show an extra function room, Thai kitchen, staff room and three parking spaces, but the exact specification should be checked against the selected plan.
Penthouse homes are part of the official project mix, but current catalogues disagree on exact size and bedroom count. The category is therefore confirmed, while the final area and layout remain unit-specific.
The official brochure confirms two- and three-bedroom homes, duplexes and penthouses, but agency catalogues differ on selected penthouse layouts and current pricing. The ranges below therefore capture the consistently published mix; the exact plan, registered area, parking allocation and specification must be checked for the selected unit. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: A household that genuinely needs a large central-Bangkok home rather than a conventional 60–100 sqm condominium.; An owner-occupier who values privacy and a very small resident population more than a large amenity deck.; Buyers who need practical service space, such as a Thai kitchen, staff room, extra function room and multiple parking bays on selected layouts.; A foreign buyer willing to confirm foreign-quota availability for the exact unit before committing to the purchase.; A buyer comfortable with a narrower luxury resale audience in exchange for an unusually large Phrom Phong home.; may not suit: Buyers prioritising the lowest entry price or compact, highly standardised units with a broader resale pool.; Anyone who needs a fully completed building today with an undisputed contractual handover record and operating history.; An investor whose decision depends on established rental performance or a published guaranteed return; neither is available for this new project.; Buyers who require confirmed common fees, sinking fund, detailed operating budget and a final amenity specification before reservation; the public material is incomplete on those points..
