Why this project is worth a look
Privacy is structural
The low-density claim is supported by the actual configuration: 23 residences and no more than two homes on most residential levels. That can materially reduce corridor and lift traffic. The other side of the same equation is financial: a small ownership base has to support automated parking, lifts, pool systems, ventilation and other shared infrastructure, so the operating budget deserves close review.
Homes, not small investment units
The main product is a three-bedroom residence of roughly 227–235 sqm rather than a compact one- or two-bedroom condo. Separate cooking space, staff accommodation and storage make the layout more suitable for long-term family use. Buyers seeking the lowest entry ticket or a deep pool of interchangeable rental stock will find a very different market here.
Parking matches the apartment scale
The published 23 ground spaces plus 28 automated spaces are unusually generous relative to the number of residences. Dedicated EV provision for the automated space also reflects an owner-occupier use case. The key detail is still the entitlement attached to a specific title, because an overall ratio does not by itself guarantee two exclusive spaces for every unit.
The finished building can be tested
September 2026 material describes Canvas 39 as ready for occupation and handover. A buyer can therefore assess noise, views, lift waiting, automated parking, common-area finish and actual building operation before committing. Older portal completion labels conflict with one another, so title and handover documents remain more useful than a website status badge.
Adaptive reuse changes due diligence
The project is based on an existing structure that has been upgraded and reconfigured. That should lead to a more technical document review rather than a simple new-build checklist: retained structure, approved alterations, replacement of major systems, warranties and ongoing service obligations all matter. The more complete that record is, the easier it is to judge future ownership costs.
About the project
Canvas 39 is an outlier in central Bangkok because it is not trying to fit hundreds of small units into a Sukhumvit address. The scheme contains just 23 residences in Soi Phrom Chit, off the Sukhumvit 39 corridor in Khlong Tan Nuea, Watthana. Most residential levels are planned for no more than two homes. That makes the project relevant to buyers who want house-like space and a much smaller resident community while still remaining in the Phrom Phong area. The trade-off is equally clear: sophisticated shared systems are supported by only 23 owners, so operating budgets and long-term maintenance matter more here than they might in a larger condominium where costs are spread across several hundred units.
The building itself also needs to be understood correctly. Canvas 39 says it repurposed an existing well-constructed property and upgraded the core systems rather than starting with a completely new structural frame. That distinction is material. Adaptive reuse can produce an excellent home, but the due-diligence questions are different from those for a ground-up tower: a buyer should establish what structural and engineering elements were retained, what was replaced, which works were approved, what warranties remain, and how the upgraded systems are being maintained. Anyone specifically looking for a brand-new building constructed from foundation to completion under one current development programme should treat this as a different proposition.

The primary source describes the project as 15 storeys. Canvas 39's own gallery places common areas at basement, ground and second-floor level, Signature Penthouses on floors 3–12 and 14, and the Ultimate Penthouse on the upper residential level. The project also advertises a rooftop helipad. Several property portals, however, call the building 14 storeys. Rather than blending those figures, this dossier follows the official project specification at 15 and flags the discrepancy. The registered building plans and condominium documents should be the final reference for a purchase, particularly if floor numbering or the legal description affects the selected residence.
The core home is the Signature Penthouse. Canvas 39 describes a typical layout at roughly 228 sqm with three ensuite bedrooms, a maid's room, a large combined living and dining area, a separate heavy-cooking kitchen, terrace space and storage. Current resale and project listings show three-bedroom homes around 227.5 to 235 sqm, with some larger examples appearing on other portals. That variation makes the registered area of the actual unit more important than a single brochure number. At this price level, buyers should compare the title area, floor plan, parking rights and delivered specification rather than using a broad project-wide price-per-square-metre shortcut.
At the top of the range, the Ultimate Penthouse is described as a six-bedroom full-floor residence with extensive living and dining space, staff accommodation, laundry and multiple storage areas. The project page gives 456 sqm for this specific home, while an overall range elsewhere on the same official site extends to 468 sqm. The difference should not be resolved by assumption. If that residence is available, the area on the title deed and sale agreement is the figure that matters. The broader point is that Canvas 39 is built around very large homes, not a conventional mix of studios, one-bedroom and two-bedroom investment stock.
For location, the useful reference is Soi Phrom Chit near Sukhumvit 39 rather than a generic 'Sukhumvit' label. The developer states that Phrom Phong BTS is about 600 metres away and highlights access toward both Sukhumvit and Phetchaburi. Walking distance in Bangkok is route-sensitive, so the 600-metre figure should be treated as the developer's stated reference rather than a guaranteed door-to-platform measurement. What is more durable is the neighbourhood context: this is an established central residential pocket for buyers who want to remain in Phrom Phong without moving into a much denser high-rise scheme.
Parking is unusually substantial for 23 homes. Canvas 39 lists 23 conventional ground-level spaces plus 28 automated spaces. It also specifies a dedicated EV outlet for the assigned automated space and separate shared charging points. That is relevant for large family apartments, where two-car households are more plausible than in a studio-led condominium. The headline parking ratio is still not a substitute for the legal and operational rules. A buyer should confirm which space is allocated to the unit, whether a second vehicle has a guaranteed right or only a common-use entitlement, and how automated parking access and EV charging are governed by the condominium juristic person.
The common areas are designed around a small resident population: a fresh-water swimming pool, Technogym-equipped fitness room, infrared sauna, library and lounge, communal kitchen and garden are all listed by the project. There is also a refrigerated food-delivery locker system and parcel delivery to residences. These features can be genuinely useful, but they introduce equipment and service costs. Public project profiles cite a common-area fee of THB 100 per sqm per month and a one-time sinking fund of THB 1,000 per sqm. Because the homes are large, recurring building costs deserve the same attention as the purchase price. The latest juristic-person budget and fee schedule should be checked rather than assuming portal figures remain unchanged.
Canvas 39 also gives an unusually detailed list of building systems. Its published specification includes Mitsubishi Electric Lossnay ventilation, air filtration, water tanks intended for potable use, filtration and UV treatment, smoke and heat detectors, fire-rated entrance doors and two escape routes from each residence. Those are specifications, not proof of current performance. For a completed, repurposed building, the stronger approach is to inspect the installed equipment and ask for commissioning records, service contracts and maintenance schedules. This is one of the areas where being ready to move in is an advantage: many systems can be observed in operation rather than judged only from drawings.
The developer entity can be verified. Thai corporate data lists Canvas 39 Co., Ltd., registration number 0105526002798, as active with registered capital of THB 20 million. The legal entity dates back to 1983, but it only adopted the Canvas 39 name on 31 March 2025 after earlier names including Royal Apartment Co., Ltd. and Bangkok Shortstay Co., Ltd. That history should not be presented as more than four decades of development experience under the Canvas 39 brand. The public sources reviewed for this dossier did not reveal a broad completed portfolio under the current name comparable with Thailand's large listed residential developers, so the project itself and its documentation carry more weight than brand history.
The current market gives a clearer price reference than the original launch material. PropertyHub showed an active lower listing around THB 61.3 million in late September 2026 for a three-bedroom unit, with other available homes priced higher. This is a market-listing floor, not a guaranteed developer price, and it can change quickly in a 23-unit property. Floor, view, fit-out, furniture, title status and seller motivation can all move the number materially. A buyer comparing two Canvas 39 units should therefore line up the actual registered area, parking entitlement, common fees and included contents instead of assuming that two three-bedroom residences are directly interchangeable.
Foreign ownership follows Thailand's condominium framework. A foreign individual can own a registered condominium unit on a freehold basis only while the building remains within the statutory foreign-ownership quota of 49% of the aggregate unit area. That rule does not mean every unit marketed as freehold is automatically transferable to a foreign buyer. The condominium juristic person must be able to confirm available quota for the selected residence at transfer. No public source reviewed here provides a live Canvas 39 quota balance, so quota availability is a transaction-specific check that should be completed before a meaningful deposit is committed.
Published sales terms commonly show a THB 500,000 reservation, 10% at contract signing and the main balance on ownership transfer. Public descriptions are not fully explicit about whether the reservation is credited within the 10%, so the contract schedule should control. More importantly, by September 2026 the project was being marketed as ready to move in and handovers were being reported. That changes the buyer's position: there is less reason to rely on projected quality because the actual residence, common areas, parking and building systems can be inspected. It also means that old 'under construction' tags on portals should not be treated as current evidence without checking the specific unit and transfer documents.
Ownership format
Foreign freehold ownership is possible for a registered condominium unit within the statutory 49% foreign-ownership quota by aggregate unit area. Live quota availability for the selected Canvas 39 unit is not public and should be confirmed before reservation.
Home types & sizes
The core family format, with three bedrooms plus staff and storage functions, a separate kitchen and substantial living space. Use the selected unit's registered plan for exact area and room configuration.
A full-floor residence with extensive living and dining space, staff accommodation, laundry and multiple storage areas. Another official page gives an overall project range up to 468 sqm, so the title area should be checked for the actual unit.
There is no public live schedule of all 23 layouts. Current stock is dominated by three-bedroom homes from roughly 227.5 sqm, while the six-bedroom top residence is described separately. The official site uses both 456 sqm for the Ultimate Penthouse and an overall range extending to 468 sqm; this dossier does not resolve that discrepancy by assumption. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The project is in Soi Phrom Chit, Khlong Tan Nuea, Watthana, close to Sukhumvit 39; a detailed mapping review gives the project point as 13.736709, 100.570620.
- Canvas 39 states approximately 600 metres to Phrom Phong BTS; the actual walk depends on the route and station entrance used.
- Sukhumvit 39 provides connections toward both Sukhumvit Road and the Phetchaburi side, giving more than one way to approach the neighbourhood.
- The central Sukhumvit location is convenient for Phrom Phong users, but weekday traffic should be tested at the times the household would actually travel rather than judged only from a map.

Best for: Families seeking a large three-bedroom-or-larger home in the Phrom Phong area without the resident count of a mass-market tower.; Buyers who place a high value on floor privacy, substantial parking and proper utility or staff space inside the residence.; Purchasers who prefer to inspect a completed building and see how its systems operate before buying rather than relying mainly on construction promises.; Foreign buyers at the project's current budget level, provided foreign-quota availability is confirmed for the specific unit before reservation.; may not suit: Buyers with a budget materially below roughly THB 60 million or anyone looking for compact one- or two-bedroom stock.; Purchasers who specifically require a ground-up new building with no adaptive-reuse history.; Investors who prioritise a large pool of comparable units and frequent same-building resale evidence; a 23-home project naturally produces fewer direct comparables..
What we confirm before booking

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The live foreign-ownership quota for individual Canvas 39 units is not published. A foreign buyer should obtain unit-specific quota confirmation before reservation or a material deposit.
- Canvas 39's official material states 15 storeys and separately shows the upper residential level; PropertyHub, FazWaz and some current articles state 14. Registered building and condominium plans should govern a transaction.
- The official website still gives an expected April 2026 completion, some portals label completion as 2025, and an older TerraBKK profile states 2027. September 2026 material and active sales describe the property as ready to move in, but the selected unit's title and handover status should be confirmed from transaction documents.
