Why this project is worth a look
House-sized living
Fresh resale stock shows three- and four-bedroom homes over multiple floors, giving families a type of space that a similarly priced condominium may not provide. The value case is strongest when bedrooms, parking and a private entrance are genuinely useful rather than simply larger numbers on a listing.
Real homes to compare
Because the estate is long completed, buyers can inspect actual properties and compare how different owners have maintained or altered them. The downside is wide variation: two homes with the same project name can have very different roofs, extensions, finishes and effective usable areas.
Not a station-front site
The estate is embedded in the Ratchadaphisek 32/36 soi system. That can feel more residential than main-road frontage, but commute quality depends on the last stretch through local streets, so a peak-hour route test is more useful than a headline distance to the MRT.
Simple shared amenities
Pool, fitness, security and CCTV are the facilities that repeat across multiple sources. For an older estate, their current maintenance and the fees supporting them matter more than a long portal-generated amenity checklist.
Land changes the legal path
A townhouse purchase carries a land component, so foreign-buyer rules differ fundamentally from condominium foreign freehold. The exact land title and permitted ownership structure should be resolved before a deposit rather than treated as a closing-stage detail.
About the project
Supalai Ville Ratchadaphisek 32 is an established low-rise housing estate in Chan Kasem, Chatuchak rather than a new launch. Completed in 2010, it now trades almost entirely as individual resale homes, so the buyer is assessing a physical property with its own maintenance history rather than a standard developer specification. That distinction matters. A brochure-era floor plan tells you much less than the current roof, drainage, electrical work, extensions, title documents and the quality of any renovation carried out by previous owners. The attraction is straightforward: multi-bedroom landed space within Bangkok. The trade-off is that every house deserves its own due-diligence file.
The strongest cross-source figure for the estate is 250 homes. PropertyScout, DDproperty, Dot Property and Hipflat all converge on that total and on a 2010 completion year. PropertyHub, however, publishes 323 units for the same project name and aliases. The gap is too large to smooth over, so this dossier uses 250 as the main field while preserving 323 as an unresolved alternative. For a household buying one resale home, the difference does not change the building they are viewing, but it does matter when assessing the true scale of the community, common facilities and any shared-cost structure.

Property type is also less tidy than the project name might suggest. The best-supported classification is townhouse: project directories label it that way and the most visible current stock is three-storey townhomes. Yet active and historical portals also place detached and twin-house listings under Supalai Ville Ratchada 32. That may reflect a mixed original masterplan, or it may be a catalogue-normalisation problem on resale websites. Without an accessible original masterplan from the developer, the sensible approach is to treat townhouses as the verified core product and evaluate larger house types only as individual listings whose identity and title match the estate.
Current asking prices illustrate why a project-level average is not enough. The lowest fresh listing found in October 2026 was THB 3.8 million for a three-storey, four-bedroom, three-bath townhouse on an 18 sq wah plot. A second live listing asked THB 6.65 million for a corner three-bedroom, three-bath home on 26 sq wah with 170 sqm of stated usable area. Those numbers are not interchangeable price points for the same product. Plot size, corner position, parking, extensions, renovation quality, furnishing and the seller's own urgency can create a large spread inside a mature estate.
The location sits inside the Ratchadaphisek 32/36 soi network rather than directly on the main Ratchadaphisek road frontage. Older route documentation leads through Ratchadaphisek 32, then Ratchadaphisek 36 Yaek 19-4 and finally Yaek 19-4-2. Location directories put Lat Phrao MRT at roughly 1.7 km as a reference distance, while at least one current listing gives a longer driving distance. In practical terms this is not a step-out-of-the-gate rail location. A buyer should test the actual commute at the time they expect to travel, especially if the household will rely on the MRT rather than a car or motorcycle taxi.
The consistently corroborated shared amenities are a swimming pool, fitness area, 24-hour security and CCTV. Some portals attach much longer amenity inventories, but those extras are not repeated reliably enough to treat them as project facts. For a 2010 estate, the more useful questions are operational: is the pool currently maintained, how is security staffed, what common-area fee is being collected, are there arrears attached to the house, and which entity has authority over shared areas? None of those points should be inferred from the existence of an amenity icon on a resale website.
Age makes house-specific inspection more important, not necessarily the project less attractive. Several listings advertise renovated interiors, built-in cabinetry, air-conditioning and altered kitchens. A renovation may save time after purchase, but it can also conceal the parts of a landed home that matter most: roof leaks, waterproofing, drainage, electrical capacity, water pressure, settlement cracks and unapproved additions. The buyer should compare the physical layout with the legal and municipal documentation, especially where a rear kitchen, carport, upper-floor enclosure or other extension has increased the usable area beyond the original configuration.
Foreign buyers face a different legal question here from buyers of condominium units. A townhouse is tied to land, and the condominium foreign quota is irrelevant. Thai law restricts direct foreign ownership of land and provides only narrow statutory exceptions subject to conditions and approval. Generic portal labels such as 'freehold' describe how a Thai-market listing is offered; they do not establish that a foreign individual can register the underlying land in their own name. Before any reservation or deposit, the exact land title, registered owner, encumbrances, ownership of the structure and proposed transaction route need independent checking.
This estate therefore makes the most sense for buyers who value internal living space and a Bangkok address more than new-build uniformity or immediate rail access. It may suit a family comparing three- and four-bedroom homes, particularly if they already use a car and are comfortable with resale due diligence. It is a weaker fit for someone who wants the simple foreign-freehold mechanics of a condominium, a developer payment plan, a new-home warranty or a station literally outside the entrance. The right comparison is not 'Is Supalai Ville Ratchadaphisek 32 good?' but 'Which specific house here has the best combination of title, condition, access and price for this buyer?'
Ownership format
This is landed housing, so the condominium 49% foreign-quota framework does not apply. Foreign individual ownership of Thai land is heavily restricted and available only in narrow statutory circumstances; the land title, house ownership and lawful transaction structure must therefore be verified for the specific property. Nominee arrangements should not be treated as a solution.
Home types & sizes
A current resale example with three storeys, four bedrooms and a compact urban plot. It prioritises room count over outdoor space, making inspection of renovation quality and any later extensions especially important.
A larger live example with three floors, a corner position and a meaningfully bigger plot than the lowest-priced home. Its asking price shows how land size and position can matter as much as bedroom count within the same estate.
These are verified examples from the current resale market, not the developer's original floor-plan catalogue. Areas, renovations and additions are listing-specific. Detached and twin-house listings also appear under the same project name; without the original masterplan, they are not normalised into a single project-wide unit mix. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The estate is in Chan Kasem, Chatuchak, inside the Ratchadaphisek 32/36 local-street network rather than on the main road frontage.
- The documented approach runs via Ratchadaphisek 32, Ratchadaphisek 36 Yaek 19-4 and then Yaek 19-4-2, so the full soi address is more useful for navigation than the shorthand 'Ratchada 32'.
- Lat Phrao MRT is the nearest major rail reference at roughly 1.7 km in location directories; road distance can be longer, making this a connected neighbourhood rather than a station-door development.
- Anyone commuting by car should test the local exits during their real travel window because congestion through the soi network can matter more than the map distance.

Price & purchase terms
- Current price: From THB 3.8M, the lowest current resale asking price found and refreshed on 5 October 2026. This is an asking-price anchor for one home rather than a project price list; availability, physical condition, land documents and final transaction terms need to be checked for the specific property before purchase.
- Completed: 2010
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. Best for: Families who want three or four bedrooms in Bangkok and value a private entrance and multi-level living more than condominium services. The resale market provides enough variation to compare plot position and condition rather than choosing solely by headline floor area.; Car users, or households comfortable with motorcycle-taxi connections, who do not require an MRT entrance outside the gate. The internal soi location can work well once the real commute has been tested at the relevant time of day.; Resale buyers willing to commission a proper inspection and document review. A 2010 house can be a strong purchase after good maintenance or renovation, but the project name alone does not tell you whether one particular roof, drainage system or extension is sound.; Thai purchasers, or foreign buyers who have already established a lawful and documentable structure for a landed property. For a foreign buyer, land and house rights should be resolved early enough to determine whether the deal is feasible at all.; may not suit: A foreign buyer seeking the straightforward condominium foreign-freehold route; this is landed housing and requires a different legal analysis.; Someone who specifically wants a new-build warranty, standard developer finish, staged payment plan and first handover. This is a mature 2010 resale estate.; A rail-first commuter who needs a station immediately outside the project and does not want a final local-street connection..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Project size conflicts across sources: PropertyScout, DDproperty, Dot Property and Hipflat report 250 homes, while PropertyHub reports 323. The main field uses 250 because it has broader independent support; an original developer masterplan was not found.
- Housing type is inconsistent across resale catalogues. Townhouses are the dominant classification, but detached and twin-house listings also use the same project name. Without the original developer schedule, it is not clear whether all of these were part of one planned product mix.
- The title for any specific plot, current common fees, arrears and estate-management rules remain property-specific checks. Generic portal 'freehold' labels do not establish a foreign buyer's ability to register the underlying land.
