Resale sets the price
There is no current developer price list. A verified late-August 2026 listing asked THB 2.2M for a 60 sqm two-bedroom unit on the eighth floor, while other comparable two-bedroom listings were higher. Outlier listings deserve an identity check before they are used as valuation evidence.
Condition matters more
Completion in 1996 makes maintenance history a major part of the purchase decision. Lifts, waterproofing, electrical systems, common areas and reserve-fund planning can matter more than a newly renovated kitchen inside the unit.

There is no useful launch-stage payment plan to analyse today; the meaningful questions are the selected unit, the condition of its building, the condominium's management and the seller's documents. Verified market examples include a one-bedroom unit around 34 sqm and two-bedroom units around 58–60 sqm. Those are observed resale and rental configurations, not an exhaustive master plan, because a reliable original floor-plan archive was not found.
The age of the complex is the central due-diligence issue. By 2026 the buildings are roughly three decades old, so two units with similar size and asking price can differ materially once condition is inspected. A renovated interior does not tell you what is happening with risers, electrical systems, waterproofing, lifts, façade elements or major common-area repairs. Mapping sources converge on the same complex around 13.81667, 100.57978, so the variation appears to reflect different approaches or address conventions rather than separate projects. The practical location is an inner-north Bangkok neighbourhood between the Ratchada, Lat Phrao and Ratchayothin corridors. It is not a station-front condominium. ZmyHome places the Yellow Line Lat Phrao station at about 1.2 km, MRT Lat Phrao at about 1.3 km and BTS Phahonyothin 24 at about 1.7 km, while Chandrakasem Rajabhat University is listed at roughly 0.5 km. Buyers who depend on rail every day should test the real door-to-platform journey rather than assume the project name implies immediate MRT access.
Asking prices need to be read as unit-specific resale evidence, not as a project-wide price list. A PropertyHub listing refreshed in late August 2026 offered a 60 sqm two-bedroom unit on the eighth floor at THB 2.2 million. DDproperty showed a 58 sqm two-bedroom unit around THB 2.6 million in July 2026, while another 60 sqm unit has been advertised around THB 2.7 million. We therefore use THB 2.2 million as the lowest verified and internally consistent current asking-price anchor. There is a lower PropertyHub entry at THB 1.45 million, but it describes the unit as being on the 23rd floor, which is incompatible with the repeatedly documented eight-storey project. That listing may be mis-tagged or contain a data-entry error, so it is excluded from the headline price until its identity can be checked manually. This is a good example of why portal data should be screened rather than copied.
Ownership is more straightforward at the project level, but still requires a unit-level check. DDproperty describes the condominium tenure as freehold, and individual listings also identify units as freehold. For a foreign buyer, however, a freehold resale is only registrable if the foreign ownership quota has capacity. Thai government guidance states that foreign ownership in a condominium cannot exceed 49% of the total unit area in the relevant registered condominium, and the condominium juristic person must provide a certificate confirming the foreign proportion for the transfer. The current quota position for Ratchada Chuanchom Mansion is not published in the sources reviewed. Rather than inventing a developer field, the dossier leaves it out and flags the gap. The complex may appeal to buyers looking for a lower absolute entry price and larger practical floor areas than many newer compact Bangkok condominiums, especially if they are comfortable buying into an older building. Rental evidence shows that the project still has an active tenant market: a 34 sqm one-bedroom unit was advertised around THB 8,000 per month, while 60 sqm two-bedroom units have appeared around THB 14,000–15,000 per month. Those figures demonstrate market activity, not guaranteed yield. A sensible investment review would still deduct common fees, repairs, vacancy, furnishing replacement, brokerage and taxes, and it would compare the specific unit's condition with competing stock nearby. For an owner-occupier, the same inspection may lead to a different conclusion: layout, usable space and neighbourhood access can matter more than headline rent. Either way, this is a property where the selected unit and building records should drive the decision, not a generic project score.
