As checked on 17 September 2026, the lowest confirmed asking price I found for a house in the project was THB 6.0 million for the five-bedroom, 288 sqm resale unit. A separate three-bedroom, 265 sqm house is advertised at THB 6.5 million. Those figures should not be converted into a blanket project price or a simple price-per-square-metre comparison. On a landed resale home, the land parcel, building condition, renovation history, title, boundaries, fixtures and transaction structure can matter more than the internal floor area alone.

The location suits a different lifestyle from central Pattaya or Jomtien. Rental descriptions place the project between Pattaya and Laem Chabang and refer to a reservoir or lake setting rather than a coastal one. OpenStreetMap data identifies Baan Nern Nam as a residential area in Takhian Tia. In practical terms, this is a car-oriented inland address: potentially attractive for someone who wants a detached home, a larger plot, quieter surroundings or access to employment and industrial areas around the eastern seaboard, but much less compelling for someone whose priority is a walkable beachfront environment, nightlife or short-stay tourist demand.

Several major property portals consistently list a communal swimming pool, 24-hour security and parking, and some also list a walking or running track. That gives reasonable evidence that shared estate facilities exist, but the operating model is not transparent in public sources. There is no accessible current management document, estate budget or official fee schedule. The listings themselves conflict: one three-bedroom sale advert says there is no common fee, while the five-bedroom sale listing states THB 600 per month. This may be unit-specific, historical or simply inconsistent listing data, so the current charge and what it covers should be verified against the selected property.

The original developer or project company could not be verified. FazWaz, KaiBaanThai and a recent Connex project card all leave the developer unidentified. That is a meaningful limitation, but for an older resale-led community it is not necessarily the same issue as an unknown developer on an off-plan purchase.
