This is an established estate rather than a promise on a sales plan. A buyer can inspect the actual street, drainage, gate, neighbouring houses and the specific property. Completion risk is largely behind the project, but building-condition risk is not: roof, damp, electrical work, plumbing, cracking and unregistered extensions need to be judged house by house.
Small-estate character
Even with the unresolved unit-count discrepancy, Somthawin 2 is clearly a low-rise housing estate rather than a dense residential complex. That may appeal to households looking for a quieter internal environment and private outdoor space. The trade-off is a limited confirmed amenity package and a narrower resale pool than a mainstream central Pattaya condominium.

Launch-era records describe a practical twin-house format around 145 sqm and a detached-house format around 168 sqm, both two storeys and three bedrooms. Those specifications are useful as a baseline, not a guarantee. Resale houses may have been altered, extended or measured differently, so the original model should be compared with the current plan and title documents.
Price needs context
Current listings span materially different asking prices and floor areas. That makes a single project-level price misleading. The useful comparison is between houses with similar plot size, physical condition, furnishing and legal documentation. A lower asking price may be attractive, but it should trigger a closer comparison rather than an automatic conclusion that the property is undervalued.

Both formats were marketed as two-storey family houses with three bedrooms and space for two cars. Bathroom counts are not consistent across the older sources, so they should not be treated as a universal specification for every detached unit. Current resale stock also shows why a buyer should not rely on the old brochure as a substitute for the actual house. A September 2026 listing advertises 120 sqm on 40 square wah at THB 2.19M, which is materially different from the launch-era size references. The development is best treated as completed. FazWaz and several market databases place completion in April 2017, while ZmyHome also records 2017 as the completion year. An older Home.co.th page, last updated in 2020, still carries an 'under construction' label, but that is difficult to reconcile with the completed-project records and the established resale market. The focus shifts to title, seller authority, encumbrances, plot boundaries, house condition, alterations, estate rules and the quality of the common areas. Home.co.th and PropertyHub attribute Somthawin 2 to Somthawin Village Co., Ltd., while Creden identifies the legal entity as SOMTHAWIN VILLAGE COMPANY LIMITED under registration number 0205551016968. The company was registered in 2008 and is shown as active in the available company profile. What is missing is a current developer website with a clean archive of project specifications and legal documents for Baan Somthawin 2. Older directories point to a project Facebook page, but that is not a substitute for transaction documents. On resale, the seller may be an individual owner rather than the developer, so the company name helps establish project history but does not reduce the need for house-specific due diligence.
Common facilities appear modest rather than resort-style. The most consistent sources support 24-hour security and CCTV. A launch-era directory also refers to internal roads, drainage, electricity, water supply, a small communal garden and controlled access. PropertyHub displays a much broader amenity set including a swimming pool, fitness room, sauna, restaurant and EV charging, but that list conflicts with the more conservative project profiles and looks potentially platform-generated. Those items should not be presented as confirmed facilities without an on-site check. For this type of established housing estate, the condition of the roads, drainage, gate, security operation and shared landscaping may matter more to daily ownership than a long checklist of amenities.
The location is primarily car-oriented. Project-era sources place Baan Somthawin 2 in Takhian Tia, Bang Lamung, near the local municipality and the Rong Po market corridor, with road access toward Sukhumvit and the motorway network. Recent resale ads sometimes label the same project as Nong Pla Lai and use Rong Po–Khao Mai Kaeo 19 as the local address. The evidence still points to one project rather than two: the name, house type and market references line up, while the subdistrict label varies between portals. For publishing, the road-level address is more useful than forcing certainty on the tambon boundary. This is a better fit for someone who values a house and private land area in the wider Pattaya region than for someone who expects to walk to the beach or central nightlife.
Foreign-buyer due diligence is particularly important because this is landed housing. In Thailand, ownership of a house structure and ownership of the underlying land are not the same legal question, and a foreign individual generally cannot own Thai land directly in their own name. A current DDproperty advertisement labels the house as freehold, but a portal tag does not override the land-ownership restrictions that apply to a foreign buyer. The transaction needs to be examined at the level of the actual title deed, registered owner, house registration, any lease or other rights, and the structure proposed to the buyer. The research did not produce a reliable project-wide ownership scheme or a confirmed land-title type for Baan Somthawin 2, so no such structure should be assumed.
Current asking prices also show that Baan Somthawin 2 should be analysed house by house. A listing refreshed in September 2026 asks THB 2.19M for a three-bedroom, three-bathroom, two-storey house on 40 square wah with 120 sqm of stated usable area. FazWaz has shown another resale house around THB 3.39M with 145 sqm of usable area and a 160 sqm plot, while other syndicated listings have appeared around THB 3.59M. Those are not necessarily like-for-like homes. Furnishing, renovation, plot position, extension work, seller urgency and documentation can differ. The price spread is therefore more useful as a warning against relying on a single 'project price' than as evidence of a bargain. A proper comparison should match houses with similar physical condition and equivalent legal documents.

The launch-era format started around 40 square wah of land with three bedrooms, two storeys and parking for two cars. Early project material says the neighbouring structures were not joined by a shared wall, giving the format more separation than a conventional semi-detached house. On resale, the stated floor area and any extensions should be checked against the specific property documents.
Historic project directories place the detached format from roughly 50 square wah of land, with ZmyHome showing a range extending to 64 square wah. Three bedrooms and two-car parking appear consistently, but bathroom counts conflict between sources, so they should not be treated as a universal specification. The actual layout and present condition are more important for a resale purchase.
The 145 sqm and 168 sqm figures describe launch-era house types. Current resale listings can show different stated areas, including 120 sqm, so the original model size should not be applied automatically to every house on the secondary market.
