Observable resale evidence
There are identifiable transactions and listings rather than only a project directory page. Sources show a compact two-bedroom property sold in 2024 and two- and three-bedroom resale offers during 2026. That is useful for understanding the kinds of homes that appear in the estate, but the sample is too small and too varied to turn into a reliable project-wide average.
The location checks out
The estate can be tied consistently to Nong Prue and the Boonsamphan Road area. A bank-owned property inside Village 3 carries a Soi Boonsamphan 9 address, while OpenStreetMap maps the residential estate in the same area. This is especially useful because the Ratanakorn name is used across many numbered housing projects around Pattaya; the title and house number still need to match the selected property.
Ownership is deal-specific
Resale portals label houses as freehold, but foreign buyers should not read that as automatic freehold ownership of Thai land. Direct foreign land ownership is restricted except for narrow statutory routes. The practical due-diligence question is therefore who owns the land, what title exists, who owns the building and what lawful structure gives the buyer control or use of the property.
Less brochure noise
Village 3 has a relatively thin online footprint and we did not find a current first-party brochure for this phase. That limits the amount of project-level detail available, but it also keeps the analysis focused on verifiable information: identity, location, developer attribution, completion status, resale examples and the legal structure that needs checking. Missing facts are left missing rather than filled with sales language.
About the project
Rattanakorn Village 3 is an established housing estate in Nong Prue rather than a new launch with a developer price list and standard unit catalogue. The major property portals agree on the basic identity: this is a completed landed residential project, not a condominium. DDproperty classifies it as a single-detached-house project and names Ratanakorn Asset as the developer; Lazudi links the same project to the same developer brand. Ratanakorn Asset’s own website confirms that the company is a long-standing real-estate and land developer with a substantial housing footprint in Pattaya and Chonburi, although we did not recover a first-party page dedicated specifically to Village 3. The project-to-developer link is therefore supported by multiple major secondary sources rather than by an official phase page.
That distinction matters when you look at pricing. There is no meaningful developer “starting price” today because homes trade individually on the resale market. In 2026, DDproperty surfaced a three-bedroom, two-bath detached house with 150 sqm of internal area at THB 4.8M, while an earlier listing on the same platform showed a two-bedroom, two-bath house with 168 sqm at THB 3.19M. The Government Housing Bank also lists a bank-owned house inside Rattanakorn Village 3 at THB 2.2M on a 41-square-wah plot. These are separate resale situations with different condition, land size and sale mechanics, so they should not be treated as a uniform price ladder.

The location is better documented than the project’s original technical specification. A Government Housing Bank property inside the estate is addressed on Soi Boonsamphan 9, Boonsamphan Road, Nong Prue, Bang Lamung, Chon Buri. Mapcarta, using OpenStreetMap data, maps the residential area itself at roughly 12.92438, 100.92298. That combination is strong enough for a project-level map radius while still leaving room for the fact that individual houses sit on different internal sois and carry different street numbers. A buyer should match the selected house against its title deed and actual access route rather than rely on the estate name alone.
The practical appeal of an estate like this is that you are buying an existing house in a functioning neighbourhood. You can inspect the actual building, street, neighbours, drainage and approach road instead of relying on renderings. The trade-off is inconsistency. Floor area, bedroom count, renovation quality, parking, fencing and building condition vary from one resale to the next. Portal terminology is not perfectly consistent either: the DDproperty project profile calls the development single detached housing, while an older FazWaz sale described one compact 50-sqm property as a single-storey townhouse. That is a reason to verify the individual building type, not a reason to merge Village 3 with another project.
Project-level amenities are sparsely documented. FazWaz and DDproperty both identify car parking. Lazudi also lists a security guard and 24-hour security, but we did not find a current official estate document confirming how security is operated today, whether there is a compulsory common fee, or what shared services are still maintained. For an older resale estate, those operational details are more useful than generic amenity labels. Before buying, it is worth checking who maintains the internal roads and common areas, whether fees are outstanding on the selected house, and whether any access or security arrangement is contractual or simply customary.
The completion status is clear; the completion year is not. FazWaz and Lazudi describe the project as completed, while DDproperty leaves the year blank. No reliable primary document establishing the original completion date or total number of houses was found in this research pass. Rather than manufacture precision, those fields are omitted. For a resale buyer, the age and legal history of the particular building, including additions and renovations, will usually matter more than an unverified estate-wide date.
The most useful way to approach Rattanakorn Village 3 is therefore as a small, established resale market within Nong Prue. The key questions are specific to the chosen house: who owns the land, what title is registered, whether the building matches the documents, what exactly is included in the sale, what common obligations attach to the property, and how a foreign buyer can lawfully structure use of the land. The estate name provides location and comparables; the investment and legal decision still has to be made house by house.
Ownership format
This is a landed-house project. Resale listings use the term freehold, but that does not give a foreign buyer an automatic right to own the underlying land. Foreign land ownership in Thailand is generally restricted, subject only to narrow statutory exceptions. For any selected house, the land title, registered landowner, ownership of the building and the lawful land-use structure should be checked separately.
Home types & sizes
A completed resale transaction for a single-storey 50 sqm home with two bedrooms and one bathroom. The FazWaz listing described this particular property as a townhouse even though the estate directories generally classify Village 3 as detached housing. It is useful evidence of a real resale format, not proof of a standard developer floor plan across the estate.
A March 2026 DDproperty listing showed 168 sqm of internal area on 168 sqm of land. It demonstrates how different individual resales within the estate can be from the compact 50 sqm example. Size, extensions and condition should be verified against the selected property and its documents rather than assumed to be standard across neighbouring plots.
DDproperty showed a 150 sqm house on 52 square wah, or 208 sqm, of land, with two parking spaces. This is a concrete resale example and a useful reference for a family-sized property, but it should not be treated as an official developer unit type or a guarantee that similar homes are currently available.
This is not an original developer floor-plan schedule. The cards above come only from identifiable resale records and show formats that have actually appeared in Rattanakorn Village 3. No reliable first-party unit catalogue was found, so these examples should not be treated as a complete model range.
