Villa La Richie is a completed low-rise residential compound in the Na Kluea / North Pattaya area, reached from Sukhumvit Pattaya Soi 29. The name can make it sound like a conventional estate of detached villas, but the physical product is more specific. Most homes are two-storey pool townhouses, with a small detached-house component. The project's own website describes 48 homes in total: eight pool homes positioned along a 45-metre communal pool, 38 townhouses and two detached houses. That distinction matters when comparing it with larger private-villa estates. Buyers get a multi-level home, parking and private outdoor water space, yet the density and neighbour relationship remain closer to a townhouse community than to a stand-alone villa on a generous plot.
The biggest advantage of looking at Villa La Richie in 2026 is that the project is no longer an off-plan promise. Multiple property databases record completion in 2024, with FazWaz and Hipflat giving June 2024. The market has moved into completed-home and resale territory. A buyer can inspect the exact house, test the air-conditioning, look at the pool plant, check finishes and see the relationship between the front parking area, neighbouring walls and private pool. The trade-off is that resale stock is less standardised than developer stock. Current adverts show differences in recorded floor area, land area, bathroom count, furniture packages and asking price. A project-level brochure is therefore only a starting point; the selected home's documents and physical condition are what ultimately matter.

The original layout family is relatively easy to understand. Project descriptions identify Type A and Type B as three-bedroom, three-bathroom homes and Type C as a four-bedroom, three-bathroom home. A detailed DDproperty project description gives approximately 154 sqm for Type A, 161 sqm for Type B and 180 sqm for Type C. FazWaz also lists a Type H with five bedrooms and six bathrooms, although the source does not give a reliable matching area that can be carried into the register. Resale listings occasionally appear at around 181 sqm or in much larger configurations, which may reflect measurement conventions, alterations or combined properties. For a family, the practical proposition is straightforward: several proper bedrooms over two floors, a living and dining area, kitchen, parking and a private pool rather than apartment-style living.
Price needs to be read as a market snapshot, not a project tariff. On 23 August 2026 DDproperty's live project page showed a starting level of THB 5.29 million, and PropertyScout displayed the same lower bound in its project price range. Fresh individual listings on DDproperty were also visible above that level. For this dossier, THB 5.29 million is therefore treated as the lower public-market anchor only. It does not imply that every four-bedroom house is available at that number, or that two similarly priced homes are economically equivalent. A resale comparison should include land rights, actual plot size, furniture, appliances, pool condition, outstanding common charges, transfer structure and any post-completion modifications. A cheaper asking price can be perfectly legitimate, but it needs an explanation based on the actual asset.
The communal facilities are compact but unusually relevant for a townhouse project. The official project site and major portals consistently mention a clubhouse, gym, children's room or play area, lobby, meeting space, parking, 24-hour security and CCTV. The long communal swimming pool is the defining shared feature, with eight homes described as having direct rear access to it. Private pools are also central to the house concept. This creates a useful split between private and common leisure space: residents can use their own small pool without giving up a larger shared swimming area. Buyers should still inspect how those systems are maintained in practice. A completed pool community brings real operating costs—pumps, waterproofing, water treatment, common landscaping and security—and these are more meaningful than a generic amenities checklist.
The location works best for someone who thinks of the property as a North Pattaya city home rather than a beach villa. The repeated project address is 314/16 Moo 4, Sukhumvit Pattaya Soi 29, Na Kluea, Bang Lamung, Chon Buri 20150. Sukhumvit Road is the main transport spine, so access to northern Pattaya, the central city and the wider Bang Lamung area is more important here than a pedestrian beachfront lifestyle. The project is inland. Daily routines are likely to be car- or motorbike-oriented, especially for families carrying groceries, children or beach equipment. Before buying, it is worth driving the exact approach at several times of day, because map distance alone does not tell you how comfortable the final sois feel, how traffic builds up or how much road noise reaches a particular row of houses.
Developer attribution is the main documentary inconsistency in the public record. DDproperty, PropertyScout and FazWaz identify LETO Real Estate or LETO REAL ESTATE CO., LTD. as the developer. Lazudi and RE/MAX Capital Property instead attribute the same address, house count and project description to Colorful Garden Real Estate 2018 Co., Ltd. There is no sign that these are two different Villa La Richie projects: the physical details align too closely. The register therefore uses LETO Real Estate as the primary developer name, while keeping the alternative attribution explicit. For a completed resale purchase, however, the more useful question is not which logo appeared on a marketing page. The buyer should establish which entity owns or owned the land, which entity signed the original sale documents and what legal relationship, if any, exists between the two names.
Foreign ownership requires more care than the word 'freehold' on a listing suggests. DDproperty and PropertyScout label homes at Villa La Richie as freehold, but Thai land law generally restricts a foreign individual from registering land directly in their own name, apart from narrow statutory exceptions. A foreign buyer therefore needs the selected property's title and proposed transaction structure checked before money is committed. Questions include the land title type, current registered owner, whether a land lease is registered, who owns the building and whether the proposed rights can be transferred or inherited as expected. A registered land lease is generally capped at 30 years; promised renewals are contractual and should not be presented as the same thing as an automatically registered 90-year right. Buying through a Thai company is not a harmless substitute for legal due diligence.
Seen on those terms, Villa La Richie has a clear place in the Pattaya market. It is a finished, inspectable pool-townhouse community with multi-bedroom homes and more shared facilities than many small housing projects. It is not a beachfront resort residence, not a condominium with foreign-quota freehold, and not a uniform block of untouched developer inventory. Its value is decided house by house. The strongest purchase process is therefore practical: inspect the exact home, reconcile the floor and plot figures with legal documents, check pool and building condition, verify common-fee status, identify every item included in the sale and only then settle the ownership structure. That approach is less glamorous than a sales brochure, but it matches what a 2026 buyer is actually purchasing.

Ownership format
Project and resale pages label homes as freehold, but that label does not mean a foreign buyer can automatically register the underlying Thai land in their own name. Foreign land ownership is generally restricted, apart from narrow statutory exceptions. For a selected house, the land title and the permitted transaction structure must be checked separately; a registered land lease is generally limited to up to 30 years, while any renewal depends on the contract and applicable law. A Thai-company structure should not be treated as a default workaround without independent legal review.
Home types & sizes
One of the original three-bedroom formats. The two-storey plan is designed around family use, with living space, kitchen, three bedrooms, three bathrooms, private pool and parking. Resale homes may have received furniture, canopies, built-ins or other alterations, so the exact configuration should be checked against the plan and physical inspection.
The larger of the two published three-bedroom layouts. Because the room count mirrors Type A, the meaningful comparison is how the extra area is distributed, the plot, pool position and fit-out condition rather than bedroom count alone. Resale inventory is no longer guaranteed to carry identical furnishing or equipment even within the same original type.
The principal four-bedroom format and the size most consistently repeated in project material. A fourth bedroom gives more flexibility for children, guests or a home office, although three bathrooms mean room allocation still matters. Some current listings quote 181 sqm; that should not automatically replace the original Type C figure without the selected home's documents.
FazWaz labels a Type H with five bedrooms and six bathrooms, but the accessible project material does not provide a reliably matched floor area, so none is inserted here. Larger or combined resale homes do appear in the market, but they should be assessed as individual properties rather than used to infer a standard Type H size.
Original project material shows Types A, B and C as the main two-storey layouts, while another project database also labels a Type H. The resale market now includes homes around 181 sqm, altered configurations and larger offerings; the selected property's area and layout should be reconciled with registered documents rather than taken only from the advert.
