Buyers can inspect several homes, see how internal roads and shared facilities are maintained, listen for traffic and understand the neighbourhood at different times of day. Construction risk has largely been replaced by a more specific set of resale questions: condition, alterations, title and maintenance.
More living space
The original homes were designed around roughly 135–161 sqm of usable area plus private land. For a household comparing this estate with a Jomtien condominium, the practical difference is substantial: separate entrances, outdoor space and more room for family life. The responsibility is broader too. The owner takes on the roof, exterior, plot, private systems and any later extensions rather than sharing most building-level maintenance with a condominium juristic person.
Resale variety is real
The current market is not a row of identical developer units. Listings show different plot sizes, renovations, bedroom counts and private-pool additions. That creates useful choice, but it also makes headline comparisons unreliable. A lower asking price may simply reflect a smaller or less renovated house, while a higher one may include substantial later work. The inspection should identify which changes are cosmetic and which altered the structure or registered building.
Best with private transport
The estate is connected to Chaiyaphruek 2 and remains within the Jomtien / southern Pattaya catchment, but it is not a beachfront, highly walkable address. That can be a good trade for buyers who prioritise a house and plot over immediate access to the promenade. Buyers who want to live mostly on foot should test the location against their actual daily routine rather than judge it from the “Jomtien” name alone.
Title structure comes first
A foreign buyer cannot treat a house-and-land resale like a condominium purchase. The land title, registered owner, building documentation and proposed legal structure need to line up. This is especially important when a listing uses simplified ownership labels. The useful question is not whether a portal says a foreigner can buy the house, but exactly what rights the buyer will hold over the land and the building after registration.
About the project
Baan Pruksa Nara Chaiyapruk 2 - Jomtien is an established low-rise residential estate rather than a new launch. The project is consistently linked to Pruksa Real Estate and described as a community of two-storey detached and semi-detached houses. The strongest recurring project profile is roughly 300 homes on about 58.2 rai, with completion in 2017. Developer sales are now closed, so a buyer is dealing with individual resale properties rather than standard stock delivered under one current price list. That distinction matters. The condition of the selected house, later extensions, the land and building documents, any unpaid community charges and the current operation of the common areas are more important today than the original sales brochure.
The original product was relatively simple. Public project records preserve two named house types, Lvio and Elitio, both arranged around three bedrooms and two bathrooms, with stated usable areas of about 135 sqm and 161 sqm respectively. Current listings are much more varied: the resale pool includes homes advertised with two, three or five bedrooms, larger internal areas, renovated interiors and, in some cases, private pools. Those should not be read as additional original developer layouts. After several years of occupation, individual owners have altered some homes. A buyer therefore needs to compare the actual property being sold, not assume that every house carrying the same project name has the same floor plan, built area or level of finish.

The estate sits off Chaiyaphruek 2 Road via Soi Khao Makok 1, in the broader Jomtien / Huai Yai side of Bang Lamung, Chon Buri. Project directions describe a turn from Chaiyaphruek 2 into Soi Khao Makok 1 and roughly 700 metres to the estate. FazWaz places Na Jomtien Beach at about 2.9 km from the project. This is not a walk-out-of-the-gate beachfront address. Its practical appeal is different: residents can have a proper house and plot while remaining within the southern Pattaya and Jomtien orbit. That works well for households that drive. Buyers who expect a highly walkable coastal lifestyle, immediate beachfront access or the convenience pattern of a central condominium should treat the location as a different proposition rather than a cheaper substitute for one.
The common facilities are well documented across several project databases: a clubhouse, communal pool, gym, green or garden areas, a playground, security, CCTV and controlled access are repeatedly listed. What public sources do not establish is the present operating quality of every facility or the current community fee. On a project completed years ago, that gap matters. The right inspection is wider than the house itself: roads, drainage, lighting, pool maintenance, landscaping and security are part of the living experience and can also affect resale appeal. We found no sufficiently reliable current public figure for the common-area charge, so it is better left out than inferred from nearby estates.
The observable resale market is broad. On 14 September 2026, the lowest open listing we found was THB 4.2 million for a three-bedroom house on a 51 sq wah plot advertised by an owner on Zmyhome. FazWaz's project inventory started around THB 4.6 million, while other active listings were materially higher depending on renovation, plot size, built area and private-pool additions. That makes THB 4.2 million a lower market anchor, not a project-wide price. There is no current developer inventory with a single specification sheet. Every candidate house needs its own check for availability, condition, included furniture, legal documentation and final negotiated terms.
Foreign buyers need to approach a house-and-land project differently from a condominium. Thailand's official guidance makes clear that direct foreign ownership of land is restricted, with only narrow statutory exceptions that are not the normal route for a standard resale house purchase. The practical due-diligence task is therefore to separate the land from the building: identify who holds the land title, what title is being transferred or leased, and what legal right the foreign buyer will hold over the structure and the land beneath it. A portal tag suggesting that a house is “foreign buyer eligible” is not enough. The title, building documentation and transaction structure should support the answer before money is committed.
For the right buyer, the strongest feature of Baan Pruksa Nara Chaiyapruk 2 - Jomtien is that the product is tangible. You can inspect the streets, see how the estate has aged, visit the pool and clubhouse, hear the traffic and compare several houses side by side. The trade-off is that resale stock is uneven. One property may retain the original layout, another may have been extended or heavily renovated, and a third may offer extra bedrooms or a pool that never existed in the developer's base plan. At this stage in the project's life, the estate name is only the starting point. The real decision rests on the individual house, its land documentation, the quality of any alterations and the price being asked for that specific condition.
Historic launch prices provide background, but they do not prove investment performance. Archived project databases show original asking levels around THB 3.59 million for Lvio and THB 3.75 million for Elitio. Today's resale houses are not the same product frozen in time: years of ownership can bring renovations, extensions, new furniture, pool construction and different maintenance histories. A simple comparison between an old launch figure and a current asking price would therefore mix market movement with changes to the property itself. A more useful valuation comparison is between similar houses, on similar plots and in comparable condition, observed at the same point in time.
