A readable scale

Forty-eight plots is large enough to support real shared amenities without turning the project into a very large suburban estate. Most plots are row houses, a smaller group is positioned around pool access, and only two are detached houses. That makes master-plan position meaningful: an internal-road townhouse, a pool-facing home and one of the detached plots are not interchangeable even if an agent markets all of them as villas.

Family-sized layouts

The standard offer begins with three-bedroom homes rather than small investment apartments. Around 154–180 sqm, the main layouts provide proper living space, multiple bathrooms, a kitchen and parking, with four-bedroom stock also common. The project therefore makes more sense for full-time living, longer stays or family rental demand than for someone whose priority is the smallest possible ticket size.

Resort facilities, low rise

A large communal pool, gym, clubhouse functions, children’s space, security and CCTV bring some of the convenience buyers normally associate with a condominium, but the homes remain two-storey houses. The trade-off is attractive for buyers who want more private space without maintaining every amenity alone. Common charges, service scope and the exact pool arrangement should still be checked for the individual resale.

An active resale market

The project has current sale and rental inventory in 2026 rather than only launch-era marketing pages. Buyers can compare several homes, conditions and asking prices inside one community. That improves price discovery, but it also means there is no single developer price: furniture, renovations, pool position, seller circumstances and land documentation can move the real deal value by a meaningful amount.

Thailand’s official records use the name THE RICH GARDEN, while today’s sales market more often presents the same address as Villa La Richie. The two names should be treated together, not as neighbouring projects: the legal project owner, address, plot count and built form line up. That matters when shopping for a resale. Searching only for The Rich Garden can miss current listings, while searching only for Villa La Richie can hide the government trail under the registered project name. For any specific house, the sensible check is to match the address, plot information and seller across both names before relying on an agent’s description.

This is better understood as a small gated housing estate than as a collection of large stand-alone villas. Thailand’s Department of Lands records 48 sale plots over 5 rai, 2 ngan and 58 square wah. The official breakdown is 46 row-house plots and two detached-house plots. Current commercial material splits the same 48 homes into 38 townhouses, eight pool-oriented units and two detached houses. Those numbers are compatible, although the land register does not separately classify the eight pool-oriented homes. In practical terms, the project is townhouse-led, with a small number of more private formats. That distinction is useful because the word “villa” is used very loosely in Pattaya marketing and can give buyers the wrong impression about land size or building separation.

The core homes are two storeys and sized for families rather than studio-style holiday use. Published layouts include two three-bedroom plans of about 154 sqm and 161 sqm, plus a four-bedroom plan of about 180 sqm, normally with three bathrooms, living and dining space, a kitchen and one parking space. Resale inventory shows some variation around those templates: three-bedroom houses in the low-150 sqm range and four-bedroom houses around 180–181 sqm are currently common. Once a project has moved into the resale phase, differences between individual homes become more important than the original brochure. Furniture, private-pool configuration, renovations, plot position and even how internal areas are measured can vary, so comparisons should be made house by house rather than from one headline specification.

For a 48-home estate, the shared amenity package is substantial. Project materials describe a large communal pool, gym, clubhouse functions, children’s room or play area, lobby, meeting space, security and CCTV. Underground electrical infrastructure is also part of the project concept. Some homes have private pools, while a smaller group is marketed around direct access to the long communal pool. This creates noticeably different living experiences within the same gate. A standard townhouse facing an internal road and a pool-access home can carry the same project name but feel very different in privacy, noise, rental appeal and maintenance. The master-plan position of a resale therefore deserves as much attention as bedroom count.

The setting is Na Kluea, but this is not a Wongamat beachfront address. The estate sits on the inland side of North Pattaya around Soi 29, with straightforward access to Sukhumvit and the wider road network. That tends to suit households that drive and value access to schools, hospitals, local markets and the city more than a literal walk-out beach lifestyle. Different property pages quote different beach distances, which is another reason not to market the project as beachfront. Its stronger location case is functional: North Pattaya access without a high-rise condominium, plus enough internal space for a family, guests or a home office.

The market has also shifted from original developer sales to individual resale and rental stock. As of 1 September 2026, active project inventories show several homes for sale, with a lower asking-price anchor around THB 5.49M. Three- and four-bedroom homes can sit materially above that level depending on condition, furniture, pool position and plot. Long-term rental stock is visible as well, including examples around THB 50,000–55,000 per month. These figures should not be turned into a guaranteed-yield story. They are useful because they show an active secondary market, but every resale has its own owner, documentation, fit-out and negotiation history.

For an overseas buyer, land tenure is the decisive diligence point. This is not a condominium where the 49% foreign freehold quota is the main test; it is a house-and-land development. A foreign individual cannot ordinarily own the underlying land directly in their own name in Thailand. The project-level government record confirms the estate and plot structure, but it does not publish a complete title package for every resale. One live listing identifies a Chanote title for its particular plot, which is encouraging but still unit-specific. Before committing, the buyer should verify the title of the chosen plot, registered encumbrances, the seller’s authority and the lawful land-use structure available to the buyer. Once that legal layer is clear, the project can be judged on ordinary housing factors: layout, condition, common facilities, location and price.

Ownership format

These are houses tied to land plots, so a foreign buyer cannot ordinarily hold the land directly in their own name. The workable structure depends on the individual plot and seller documents; a registered long-term land lease and separate ownership of the building are among the lawful structures used in Thailand. Each resale plot therefore needs its own title and contract review rather than assuming that one listing's tenure applies to the whole estate.

The registry uses 2024 because it best matches the current completed estate, but the exact first-handover date is not fully reconciled.
  • Government records identify Colorful Garden Real Estate 2018 Co., Ltd. as the project owner and land allotter, and Lazudi also links Villa La Richie to Colorful Garden. DDproperty and FazWaz, however, label LETO Real Estate as the developer. No public document clearly explaining the relationship between the two companies was found.
