Lumpini Condo Town North Pattaya - Sukhumvit is a large, established condominium community on Sukhumvit Road in the Na Kluea side of North Pattaya. It is not a developer-sale project anymore: LPN's current EEC brochure marks it as sold out, so a buyer in 2026 is dealing with individual resale owners and agents rather than a fresh developer inventory. The development is made up of two 32-storey towers, Building A and Building B. That changes the due-diligence mindset completely. The project can be researched at building level, but the purchase decision has to be made at unit level because renovation quality, view, title status, furniture, foreign quota and seller motivation now vary materially from one apartment to the next.

The building count and scale are well supported, although published unit totals use different counting conventions. LPN's own corporate records give two 32-storey buildings on a site of 7 rai 66.8 square wah and 1,448 units for the project as a whole. Consumer property databases more often show 1,442 residential condominium units, and a separate reference to six commercial units provides a credible explanation for the gap. Completion timing is less tidy: the condominium-registration context and some project records point to 2012, while other databases use 2013. For a buyer, the practical takeaway is that this is an established early-2010s community. The exact year still matters for documentation and building history, but it should not distract from the present condition of the specific apartment and common areas.

The original unit mix appears much narrower than the inventory now seen online. Project profiles from PropertyHub and DDproperty describe the core product as one-bedroom apartments of 22.5–32.5 sqm. Today's resale ads sometimes call a 23 sqm apartment a studio and sometimes a one-bedroom, while other listings offer 46–52 sqm, 74–75 sqm and even larger two-bedroom or combined configurations. Buyers should not assume those larger sizes were all standard launch layouts. Over more than a decade of ownership, adjacent units may have been combined, internal layouts altered, and listing labels simplified by agents. For a compact unit, compare the actual plan with the title documents. For a larger unit, establish whether it sits under one condominium title or multiple titles and how that affects foreign quota, fees and a future resale.

The location is road-oriented rather than beachfront. The project fronts the Sukhumvit corridor in North Pattaya/Na Kluea, giving practical access to the city's northern districts, hospitals, shopping and the main north-south road network. For residents who normally use a car or motorbike, this can be a more functional base than a narrow beach-side lane. It is a different proposition for someone buying primarily for walk-out beach life. High-floor listings do advertise sea views, but a sea view from one apartment does not make the development a beachfront condominium. The buyer profile that fits best is usually someone who values connectivity and everyday convenience more than resort-style immediacy.

Facilities are broad for a mass-market residential complex of this age: a swimming pool and gym on the fifth floor, parking, 24-hour security, key-card access, CCTV, green areas, children's facilities, shops, a restaurant and laundry services. Open building data also records three passenger lifts plus one service lift in each tower, with LPP associated with common-area management. Current project profiles quote a common-area fee of THB 32 per sqm, while some older agent pages still display THB 30 per sqm. Because the condominium is fully operational, the juristic person's current statement should be treated as the controlling figure, and the selected unit should be checked for unpaid common charges before transfer.

Foreign ownership is possible, but only unit by unit within Thailand's statutory quota. A foreign purchaser can register condominium freehold only while total foreign ownership remains within the 49% cap on the condominium's aggregate saleable unit area. Several live listings in Lumpini Condo Town North Pattaya - Sukhumvit are expressly marketed as Foreign Quota, so foreign-freehold stock does appear on the secondary market.
