The Private Paradise

The Private Paradise is a completed condominium in North Pattaya's Na Kluea area, set just off the Sukhumvit corridor rather than on the beachfront. That distinction defines the project better than any lifestyle slogan.

Why this project is worth a look

A tangible resale

The building has been operating since 2013, so the buyer can inspect what exists instead of underwriting construction risk. That does not remove diligence; it changes its focus. The important questions are the condition of the selected apartment, the common property, any renovation work already done and the maintenance issues that may appear after transfer.

Lower entry pricing

Fresh September 2026 listings start around THB 1.5M for a compact one-bedroom. That can put the project on the shortlist for buyers who want an existing Pattaya condominium without paying new-launch beachfront pricing. The cheap headline should still be unpacked: tenure, renovation condition, seller motivation and any obligations attached to the unit can matter more than the initial asking price.

Easy unit comparison

The standard product is concentrated in one- and two-bedroom apartments of roughly 31.89–53.86 sqm. That makes apples-to-apples comparison fairly straightforward across floors and condition levels. It also means buyers who need substantially more internal space have limited standard stock, and unusually large marketplace records should be treated as exceptions until supported by title or floor-plan documents.

Practical North Pattaya

The Sukhumvit-side position gives the project a city-access profile, with Bangkok Hospital Pattaya nearby and the wider road network close at hand. Wong Amat Beach is materially farther away, so this is not a true walk-out beachfront condominium. The location suits buyers who value access and price more than a resort-style beach setting.

Unit diligence comes first

The transaction should be underwritten from the selected unit outward: title, seller, foreign quota where relevant, condominium-juristic-person clearance, physical condition and payment mechanics before any investment narrative is considered. In a mature resale project, current unit and building records carry more decision value than old launch-era specifications.

About the project

The Private Paradise is a completed condominium in North Pattaya's Na Kluea area, set just off the Sukhumvit corridor rather than on the beachfront. That distinction defines the project better than any lifestyle slogan. A buyer is looking at a functioning 2013 property with an established resale market, not a future development sold from renderings. You can inspect the building, common areas, lifts, pool, access control and the exact unit before committing, then decide whether the asking price leaves enough room for any renovation or furnishing work the apartment may need.

The core project profile is consistent across several major databases: eight storeys, 299 units and a site of roughly 6,056 square metres. The number of buildings is not consistently reported. Several sources show three buildings, while other directories show one or two. That discrepancy is material enough to keep open rather than smooth over. For a purchase, the tower or building designation on the unit title, juristic-person records, seller documents and the physical unit should all line up. The project identity itself is clear; the building-count detail needs transaction-level confirmation.

The standard apartment mix is relatively simple. Project-level profiles repeatedly show one-bedroom units of about 31.89–42.26 sqm and two-bedroom units around 52.72–53.86 sqm. That makes the initial comparison easier than in a development with dozens of layouts, but it shifts attention to the details that matter in a resale: floor, outlook, renovation quality, furniture, position within the compound and title status. Current feeds occasionally show much larger or obviously inconsistent areas, so those outliers should not be treated as part of the standard product mix without documents for the specific unit.

As of early September 2026, active resale inventory gives a lower asking-price anchor of about THB 1.5M for a compact one-bedroom unit. Another fresh marketplace listing showed a 32 sqm one-bedroom marketed for foreign-name ownership at THB 1.599M, while a 52.6 sqm two-bedroom was offered at THB 3.39M. These are asking prices, not a developer price list and not a valuation. Condition, view, floor, urgency, furnishing and tenure can move the price substantially even when two apartments have almost the same internal area.

For an overseas buyer, the key legal point is that this is a registered condominium product rather than land. Thai law allows foreign freehold ownership of condominium units within the statutory 49% foreign quota for the building. That quota is not a permanent attribute of every apartment, so a listing described as suitable for foreign ownership is only a starting point. Before paying a meaningful deposit, the buyer should confirm the current quota position with the condominium juristic person and verify the title and registered owner for the exact unit being acquired.

The location works more like a practical North Pattaya base than a resort-style walk-to-the-sand address. The project sits on Sukhumvit Pattaya 28-1 in Na Kluea, close to the main Sukhumvit Road corridor. Bangkok Hospital Pattaya is roughly half a kilometre away, while Wong Amat Beach is around two kilometres or more from the project. In practical terms, access to roads, healthcare and the wider city is the stronger part of the location story. Buyers who want to step out of the lobby and reach the beach on foot in a few minutes should treat the inland position as a real compromise, not a minor detail.

The common facilities are typical of an established residential condominium of its period: a communal pool, gym, landscaped areas, children's space, parking, lobby, 24-hour security, CCTV and key-card access. Project databases also list laundry facilities and small on-site shops. The more useful question in a 2013 building is not how many amenity icons appear online, but how those facilities operate today. A serious viewing should include the lifts, pool condition, lighting, security access, corridors and real parking availability rather than relying on an old brochure-era specification.

A completed project of this age offers a useful trade-off. The positive side is visibility: more than a decade of operation makes it possible to see how the buildings, common property and individual apartments have aged. The other side is variation. One unit may have been renovated recently, while another may need air-conditioning, plumbing, kitchen, bathroom or furnishing work almost immediately. That means the purchase decision should be made at unit level. The project name tells you where the apartment is; it does not standardise the condition of what is being sold inside it.

For a condominium that has been operating since 2013, the current building-management position matters more than an old project specification. The condominium juristic person's financial position, reserve fund, common-area fee, planned major repairs and any special assessment can change over time. A buyer should obtain current records and unit-clearance documents before transfer rather than assume that figures attached to older resale advertisements still apply.

The compact unit sizes may also work for rental use, but public asking rents are not enough to support a reliable yield claim. An advertised monthly rent is not the same as a signed lease, and net performance depends on vacancy, furnishing, repairs, agent fees, utilities, management and the condition of the exact apartment. If rental income is central to the purchase, ask for evidence tied to the selected unit or comparable units in the same building and size range, then build the cash-flow model from those numbers rather than from headline marketplace averages.

The Private Paradise therefore makes most sense as a lower-entry completed resale option in North Pattaya, not as a substitute for a new beachfront launch. Buyers can see the asset, compare several sellers and understand the neighbourhood before committing. In return, they need to accept the age of the development, the absence of a single developer inventory and the fact that individual resales can differ sharply. A particularly cheap unit should trigger a search for the reason: title structure, Thai-name ownership, renovation needs, seller urgency, encumbrances or simply a realistic discount.

A sensible final decision combines physical and legal inspection. Check the apartment itself for moisture, air-conditioning, plumbing, bathroom condition, windows, balcony, noise and the quality of any renovation. Then verify the title deed, seller identity, outstanding obligations to the condominium juristic person, foreign quota availability where relevant, payment sequence and agreed transfer-cost allocation. In a mature resale project, that unit-level work matters more than broad claims about the development, because the same project can contain both well-kept apartments and units that require immediate capital after purchase.

Ownership format

A foreign buyer may hold a condominium unit in freehold within the building's statutory 49% foreign ownership quota. The quota position and title status must be confirmed for the exact unit; a resale listing marketed for foreign-name ownership does not make that tenure available across the whole project.

Unit types & sizes

1 bedroom
31.89–42.26 sqm

The project's core compact format. Current resale inventory frequently includes units around 32 sqm, but condition and furnishing vary substantially by seller. Compare renovation quality, outlook, floor and tenure alongside the asking price rather than treating all one-bedrooms as interchangeable.

From THB 1.5M in a fresh resale listing
2 bedrooms
52.72–53.86 sqm

A larger standard layout that appears less frequently than the compact one-bedroom stock. A fresh resale example was 52.6 sqm at THB 3.39M. Its listing was marketed under Thai-name ownership, which is precisely why tenure needs to be checked unit by unit rather than inferred from the project as a whole.

THB 3.39M asking example for 52.6 sqm

The confirmed standard ranges are 31.89–42.26 sqm for one-bedroom units and 52.72–53.86 sqm for two-bedroom units. Marketplace feeds also contain obvious area anomalies and atypical records, so those should not widen the standard unit mix without unit-level documents. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 1.5M in an active DDproperty resale listing dated 3 September 2026. This is a lower-market asking-price anchor, not a project-wide offer; availability, condition, tenure and transaction terms need to be checked for the exact unit.
  • Completed: 2013-01

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Buyers who prefer a completed Pattaya condominium that can be physically inspected before committing rather than an off-plan product.; Budget-conscious buyers: compact one-bedroom resales were appearing from around THB 1.5M in September 2026.; Foreign purchasers who want condominium freehold and are prepared to verify the foreign quota for the exact apartment before paying a meaningful deposit.; Residents who value North Pattaya road access and proximity to the Sukhumvit corridor and Bangkok Hospital Pattaya more than a beachfront doorstep.; Investors comfortable with resale due diligence, unit-level rental evidence and renovation assessment instead of relying on projected developer returns.; may not suit: Buyers who require a true beachfront building or a few-minute walk to the sand as a non-negotiable feature.; Anyone specifically seeking a new development with a developer warranty and staged primary-market payment plan.; Households needing a substantially larger standard family apartment; the confirmed regular mix is mainly one- and two-bedroom units up to about 54 sqm.; Investors unwilling to review the condominium juristic person, exact unit condition, foreign-quota position and current building costs before purchase..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials
  • the contractual area of the chosen unit, and which basis it is measured on

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Building count conflicts across databases: the priority project profile and several independent sources show 3 buildings, while others show 1 or 2. Confirm the selected unit's building designation against its title and condominium-juristic-person records.
  • Completion month is inconsistent: several project profiles state January 2013, while one directory states September 2013. January 2013 is used as the working value, but the original completion or registration documents were not reviewed.
  • Current common-area fees, reserve-fund position and any special assessments are not verified from up-to-date condominium-juristic-person documents; older agency figures were deliberately excluded.
