Mapping and agency sources place the project around Soi Thung Klom–Tan Man 27 in Nong Prue, with independent location pins converging around 12.89065, 100.95445. The wider area is dominated by low-rise housing, schools, local retail, hospitals and road connections into central and southern Pattaya. This is generally a car-oriented living pattern. A buyer whose priority is walking to the beach, restaurants and nightlife will probably find the location less convenient than Jomtien or central Pattaya. A family that wants a larger house, a quieter residential setting and access to international schools may prefer exactly this side of the city.

As of 15 September 2026, the lowest visible asking price in active stock is THB 16.99 million. Other current offers sit higher, including THB 17.99 million, THB 18.5 million, THB 18.99 million and around THB 19.99 million depending on the house and the listing source. These numbers should not be treated as one developer price list. They are prices for specific villas, and the homes differ in living area, plot size, construction or handover state and potentially fit-out. A useful comparison therefore starts house by house: what exactly is finished, what is included, how large is the plot, what condition is the pool and landscaping in, and what remains to be paid or completed before transfer.

For a foreign buyer, the legal structure is more important than the marketing label attached to a listing. Some portals describe individual villas as freehold, but a house-and-land transaction in Thailand cannot be reduced to that single word. Foreigners are generally restricted from owning Thai land directly except under narrow statutory exceptions, while ownership of the building and rights over the land can be structured separately. By contrast, the official Baan Mae Villa website states that the Baan Mae Villa brand operates under Pakdeetrakul Real Estate Company Limited, and a local Century21 project page assigns Baan Mae Residence 69 to Pakdeetrakul. This does not by itself prove that anything is wrong; Thai projects can involve a brand, development company and specific to the project legal entities. It does mean the buyer should not assume that the marketing brand is the contracting party. The reservation agreement, sale contract, land title and payment account should show a coherent chain between seller, landowner and recipient of funds.

Completion data is also inconsistent. Some current directories continue to mark the project as off-plan or under construction, DDproperty reports a 2025 completion year, and Cornerstone lists 2026 as the year built. At the same time, current stock consists of specific villas with published floor areas, land sizes and asking prices. The practical question is therefore not whether the project as a label is “finished”, but whether the exact villa under consideration is ready for transfer and occupation. A buyer should inspect the house, test utilities and pool systems, clarify furniture and appliance inclusions, review the snagging status and confirm that the seller can complete registration at the Land Office on the agreed timetable.

There is one more historical inconsistency worth keeping visible. Older 2024 material under the same project name advertised single-storey three-bedroom, four-bathroom villas of about 450.9 square metres at materially lower prices. The current 2026 market profile is dominated by two-storey six-bedroom, seven-bathroom houses.
