The official range is built around four villa types from 330.5 to 592 sqm. Type 1 is presented as five bedrooms and six bathrooms, Type 2 as four bedrooms and five bathrooms, Type 3 as four bedrooms and five bathrooms, and Type 4 as four bedrooms and five bathrooms. Live broker inventory introduces an important wrinkle: homes around 330 sqm also appear as three-bedroom versions with four or five bathrooms. That looks more like a sales or layout variation than a separate development phase. For a buyer, the practical rule is to treat the four official types as the architectural family and verify the room count on the actual plot being offered.

The smallest live listing around 330 sqm sits on roughly 272 sqm. In other words, two homes can both look substantial on paper while delivering very different garden and outdoor proportions. Every live unit checked includes a private swimming pool and garden, and selected plans show two parking spaces. Families should compare the land plot as carefully as the internal floor area.

This is a car-oriented residential location rather than a beach-walk lifestyle. The address is tied to Toongklom-Talman 20 in Nong Prue, close to Chak Nok Reservoir, and the developer’s coordinates are consistent with independent project maps. Published drive estimates vary, but the overall pattern is clear: Pattaya city and Jomtien are roughly a 15–20 minute drive in project marketing, while one detailed listing quotes about 10 minutes to Tara Pattana International School and 12 minutes to Siam Country Club Rolling Hills. Traffic can easily stretch those numbers. The appeal here is space, privacy and East Pattaya access, not stepping out of the gate into a resort strip.

Inside the homes, the recurring specification is private rather than communal: pool, landscaped garden, fitted Western-style kitchen, air conditioning, built-in storage and large indoor-outdoor living areas. Several listings also describe integrated smart-home controls. At estate level, gym, spa, sauna and steam facilities appear consistently across current profiles, while Cornerstone adds a yoga and meditation pavilion and mineral-water pools to the planned wellness offer. Because construction is ongoing, buyers should separate what is already completed from what is contractually included in the final common-area package. A brochure feature and a delivered amenity are not the same thing until the contract and construction scope say so.

The wellness theme extends into the materials and building-services story. Sales material refers to natural finishes, low-VOC materials, enhanced air circulation and mobile-controlled home systems. Those are potentially useful features for full-time residents, especially in a large tropical house that will run air conditioning and ventilation daily. They still need specification-level verification. Ask for brands, model numbers, scope of the smart-home package, air-system design, warranty periods, kitchen equipment and the exact furnishing schedule. One active broker explicitly warns that soft furnishings, decorative staging, some appliances and curtains shown in renders may not be included in the selling price.

The published payment structure is construction-linked. Current off-plan listings show 2% on reservation and 28% on contract within 30 days, bringing the buyer to 30% before the main construction milestones. Further instalments are triggered by foundation posts, the concrete and roof structure, internal walls, finishing stages and handover. A 12–14 month construction period is published for at least one current villa listing. That is more useful as a plot-specific build schedule than as a blanket completion promise for the entire estate. Cornerstone lists 2027 as the project year, but the binding handover date should come from the individual sale and construction agreement.

Ongoing costs also deserve a line-by-line check. Current off-plan listings publish an estate maintenance rate of THB 30 per square wah per month, with two years payable in advance. Because the calculation is land-based, a larger plot carries a larger recurring charge. The same listings mention a utilities deposit and spell out how transfer-related charges are allocated. None of those figures should be assumed to apply unchanged to every villa or every sales channel. Before paying a reservation, the buyer should have a complete closing-cost sheet covering the home price, maintenance, meters and deposits, transfer charges, taxes, furnishing upgrades and any optional equipment.

Foreign ownership is the most important legal distinction. Thai rules generally do not allow a foreign individual to own land directly. Government investment guidance does, however, recognise that a foreigner may lease land and separately own a building on it. Marnfah listings commonly describe ownership as Thai-name freehold, while DDproperty applies a broader freehold tenure label to the project. Those labels are not enough for a foreign purchaser. The land title, the contracting seller, the building ownership mechanism and any registered lease structure need independent legal review before funds are committed. A nominee Thai company should not be treated as a shortcut around the land restrictions.

Pricing is currently fragmented, which is normal for a live off-plan villa estate but still easy to misread. On 18 August 2026 the official project site advertises availability from THB 12.9M to THB 38.9M. Active agency stock reaches THB 39.9M, while Lazudi’s project page currently starts at THB 16.9M. Those figures reflect different house sizes, plots, layouts and sales packages. The headline “from” price is therefore not a reliable budget for any four-bedroom villa in the project. A meaningful comparison should match villa type, plot size, storeys, included fit-out and construction stage before comparing the asking number.

Developer identity is clearer on primary sources than on every aggregator. The official project website names MCLL ASIA CO., LTD., and the same company appears as the developer or verified seller on other property platforms. DDproperty instead attributes the project to Maanfah Company Limited. I have not merged those legal names without evidence. For the registry, MCLL ASIA is used because it is the name on the project’s own site; the alternative remains an unresolved data point. A buyer should make sure the company named in the reservation and sale agreements matches the bank account receiving funds and has legal authority over the selected plot.

Ownership format

Current listings describe the land/title as Thai-name freehold, while DDproperty labels the project tenure as freehold. A foreign individual cannot directly own the land. For a selected villa, the lawful structure for the building and the land—commonly a registered land lease combined with separate building ownership—must be checked with an independent lawyer before signing.
