Published project material describes a five-bedroom format around 506 sqm, while a current four-bedroom resale is around 350 sqm. The space is meaningful for family use, but the selected villa's registered plans and alterations still need checking.

Private pools are consistently documented across project profiles and current listings. The ownership experience is therefore driven by the quality and upkeep of the individual plot more than by a long communal amenity list.
Title first
A project-level tenure label does not solve the land question for a foreign buyer. The chosen villa's title, building ownership and legally appropriate land-use structure should be reviewed before any deposit is committed.

Astro Hill Pattaya is a small completed pool-villa compound in Nong Prue, East Pattaya. The strongest recurring project records attribute it to S.Wealth Development Co., Ltd., place completion in March 2022 and describe a seven-villa scheme. That scale shapes the buying experience more than any marketing label. There is no deep developer inventory to browse and no reason to expect a uniform payment plan today. A buyer is looking at individual resale houses, each with its own condition, furnishing package, ownership history and possible alterations. The project name is useful for location and baseline specifications, but the actual decision has to be made villa by villa.
The address is consistently tied to Soi Thung Klom–Tan Man 13 in Nong Prue, Bang Lamung, Chon Buri. FazWaz links the project street view to 12.8962515, 100.93005; the registry therefore uses a 200-metre radius rather than pretending that a project-level pin identifies a particular front gate. This is an inland East Pattaya residential setting, not a beachfront address. In practical terms, Astro Hill suits a car-based lifestyle better than a walk-to-the-sand routine. A viewing should include the approach roads and the immediate streets, not just the interior of the house, because traffic, lighting, access and the surrounding built environment are already observable in a completed community.

Seven homes make Astro Hill unusually small compared with the large estates that dominate many Pattaya searches. That can appeal to buyers who prefer a compact private setting, but it also means resale supply is irregular. On the check date, FazWaz showed no matched units while Hipflat aggregated several sale listings. Neither number should be treated as a live inventory ledger. Portals update at different speeds, duplicate syndication is common, and older adverts may remain searchable. The THB 17M starting figure in this dossier is therefore a market entry point, not a promise that an equivalent villa can be bought today at that price.
DDProperty publishes a substantial original-style specification: roughly 506 sqm of living space, five bedrooms, six bathrooms, two living areas, two kitchens and a large garage, on land plots of about 444–472 sqm. The same description includes a private pool around 3.5 by 8 metres. Lazudi repeats the five-bedroom, six-bathroom concept and the land range. These figures are useful for understanding what Astro Hill was designed to be — large family villas with generous internal space rather than compact holiday homes. They should not replace a title plan or measured floor plan for a resale. A house can be altered after handover, and the registered dimensions of the selected property remain the numbers that matter in due diligence.
A second configuration is visible in the project plans as Type B with four bedrooms and five bathrooms. A current Pattaya Prestige Properties resale matching that bedroom and bathroom count is advertised with 350 sqm of usable area on a 334 sqm plot, a private pool and a THB 17.5M asking price. That is a useful contemporary reference, but it is still one specific home. The secondary market also includes a 2026 listing for a three-storey, six-bedroom, roughly 600 sqm villa inside Astro Hill. The variation is a reminder that bedroom count, floor count and usable area may reflect owner changes as well as the original developer layout.
The shared facilities are deliberately simple. FazWaz, DDProperty and Lazudi consistently identify 24-hour security and CCTV. DDProperty also describes wide internal roads and underground utilities. The lifestyle value is concentrated inside the private plots: pools, gardens, parking and large indoor spaces. That changes the inspection priorities. Rather than asking whether there is a resort-style communal clubhouse, a buyer should spend more time on the pool system, pumps, drainage, roofing, air-conditioning, electrical capacity, water systems, gates, exterior finishes and garden maintenance. Because the development is complete, these are not theoretical specifications; they can be checked in the house being purchased.
Ownership needs more care than the portal label 'freehold' suggests. This is landed property. Thailand generally restricts direct foreign ownership of land, with narrow statutory exceptions that are not the normal route for a residential villa purchase. Current Astro Hill resale advertising includes properties described as held in a Thai name or company name. That describes the seller-side position of a specific house; it is not a universal structure for the development and it should not be read as a recommendation for a foreign buyer to use a company. Before paying a deposit, the buyer needs the actual land title, the ownership position of the building, registered encumbrances and a legally appropriate transaction structure for that specific villa.
The project-wide tenure tag seen on some property portals is therefore not enough to answer a foreign purchaser's question. A condominium unit can be discussed in terms of the statutory foreign quota, but a villa combines a building with land rights. The open sources reviewed for Astro Hill do not publish one verified land-title type for all seven homes, and they do not publish a standard foreign-buyer lease package. That gap is material rather than cosmetic. The clean approach is to verify the title and land rights for the chosen house, rather than copying an ownership label from a project profile into the contract discussion.
Completion in 2022 gives buyers a different kind of certainty from an off-plan launch. The houses, roads and surrounding area can be inspected now, and the development has had several years to reveal how materials and systems perform in Pattaya's climate. The trade-off is that resale condition is no longer standardized. One villa may be lightly used and carefully maintained, while another may have been heavily rented or substantially remodelled. A technical inspection should cover waterproofing, pool equipment, air-conditioning, hot-water systems, electrical boards, pumps, roof and ceiling signs of leakage, doors, windows and drainage. Those findings can matter more to the first-year ownership budget than decorative differences.
Developer attribution is consistent across DDProperty, FazWaz, PropertyScout and Lazudi: S.Wealth Development Co., Ltd. What is missing is a strong first-party archive for Astro Hill itself. No dedicated official project site with a complete specification package was found during this research pass. For a small completed 2022 compound, that does not prevent the project from being identified, but it means the dossier should lean on facts repeated across independent project databases and current listings. The core identity is strong; some historical sales materials and legal details remain property-specific and should not be reconstructed from marketing copy.
Astro Hill makes most sense for a buyer prioritising space, privacy and a completed private-pool house over beach walkability or condominium convenience. The seven-home scale is a genuine differentiator, but it also means there may be little or no same-day choice inside the project. The most useful way to shop it is to treat each available villa as a separate asset: compare plot, usable area, alterations, furnishing, maintenance history and title documents. If those fundamentals line up, the development offers a straightforward residential proposition. If the buyer needs direct personal ownership of Thai land, a standardized new-build payment schedule or a walkable beachfront setting, the mismatch is structural rather than something a lower asking price can fix.
