Ardhana Residence

Ardhana Residence is best understood as two property propositions sharing one development in Ungasan. High Quality Construction has completed its villa quarters, while a boutique hotel is still being built alongside them. The current developer material describes 16 Luxury villas, seven Fengshui villas and 58 hotel rooms arranged as apartments and loft suites. A buyer looking at a resale villa and someone considering a hotel room would face different contracts, practical uses and delivery risks, even though both are marketed under the Ardhana name. That distinction should come before a comparison of brochures or advertised prices.

Arin Grin Complex Pandawa

Arin Grin Complex Pandawa is marketed as a small private-villa development on Bali's southern Bukit Peninsula. Listings also use Arin Grin and Arin Grin Pandawa, and consistently connect the homes with the DM Projects brand. The product is fundamentally different from a serviced apartment: these are individual houses with swimming pools and outdoor areas, intended to offer the privacy of a stand-alone residence. That distinction matters for both occupation and ownership. A villa owner must consider the condition of the building, the rights attached to its plot, and the arrangements for roads, security and shared services. None of those can be settled by the design concept alone.

Arkara Village Kedungu

Arkara Village Kedungu is best understood as a collection of private-pool homes built and marketed in stages, rather than one uniform villa product. The development is in Tabanan regency, on the western side of Bali's southern coastal corridor near Kedungu and Tanah Lot. The official project website currently highlights a third phase with two-bedroom villas. Meanwhile, local resale advertisements describe three-bedroom homes and independent operators offer individual Arkara villas for rent. A buyer therefore has two quite different decisions to make: whether to take a newly promoted home whose detailed delivery package still needs checking, or purchase an existing house whose finishes, maintenance and ownership records can be inspected. The project's name alone is not enough to decide either question.

ART Villas — INTO Studio

ART Villas is a compact residential scheme in Ubud, Gianyar, with a genuine link to INTO Studio: the practice maintains a dedicated ART Villas project page on its own website. Marketing portals describe two-storey homes with private swimming pools and two-bedroom layouts. Two substantial property directories show four homes in the scheme. The official page establishes the project identity, but it does not publish a full technical schedule, land details or the name of the company selling each home.

Aruna Residence

Aruna Residence brings two rather different homes under one name in Ubud: apartments in a shared building and two-storey townhouses with their own outdoor space. The developer's project description sets out 16 apartments and nine townhouses, giving the scheme a small residential scale with hospitality-style shared amenities. Anyone comparing the products should start with that distinction rather than treating every listing labelled Aruna as an interchangeable unit. A one-bedroom apartment and a two-bedroom townhouse will have different patterns of privacy, upkeep and practical use, even when they share the same pool and management arrangements.

Asri Bliss Townhouses

The relevant question with Asri Bliss is not whether a small pool villa in Pererenan looks appealing. It is which Asri Bliss villa is actually being offered. Bali Bliss Properties presents Asri Bliss Townhouses as a collection of six two-bedroom homes, each with 84 square metres of building area, a private pool, garden and parking. Yet the same development name appears in subsequent marketing for a separate one-bedroom phase. This profile concerns the two-bedroom townhouses shown on the developer's principal project page; the later villas are not silently treated as another layout in the same inventory.

Astasura Indah Residence

Astasura Indah Residence belongs to a different side of Bali’s housing market from the pool-villa developments commonly pitched to overseas investors. It is a small residential estate in North Denpasar, planned around 19 two-storey houses rather than a holiday resort. The original descriptions focus on bedrooms, a car space, a compact yard and ordinary household services. The appeal is primarily urban: a place to establish a household in the city, with daily routines and access to local amenities shaping the decision. There is no verified operator selling a hospitality package, and the available material does not support a rental-yield projection.

Aster Apartment

Aster Apartment sits somewhere between a furnished residential building and an operating hospitality property. People can book it for short stays, longer visits or an extended base in Canggu, while sales materials offer interests in individual apartments on a fixed-term lease arrangement. That distinction matters more than the branding. A functioning hotel-style operation demonstrates that guests use the premises; it does not establish that a particular apartment is currently for sale, that its owner controls the rental calendar, or that accommodation revenue will flow to the purchaser on the terms implied by a marketing presentation.

Aster Villas Pecatu Indah

Aster Villas is an established collection of individual homes inside Pecatu Indah Resort on Bali’s Bukit Peninsula. The estate operator, PT Bali Pecatu Graha, lists it among the resort’s named luxury-villa developments. There is no credible public evidence of a current developer launch with standardised floor plans, fixed release phases and a single price schedule. What buyers encounter instead is a patchwork of individually advertised resale homes, alongside a smaller number of properties offered for holiday stays. That distinction matters: a buyer is evaluating a particular parcel and building, not purchasing an interchangeable unit from an off-plan inventory.

AURA Apartments Ubud

AURA Apartments is marketed as a managed apartment development on Jalan Tirta Tawar in Kutuh Kaja, within Petulu village on the northern side of Ubud. Its appeal is quite different from that of a private Bali villa. Buyers are looking at individual residences in a shared complex rather than a standalone home with its own grounds. The proposed mix runs from compact studios to duplex-style lofts, two-bedroom apartments and penthouses. In return for giving up some private outdoor space, an owner may benefit from facilities and hospitality services that would be expensive to operate alone.

Aura Wellness Residence Uluwatu

Aura Wellness Residence Uluwatu is being marketed as a private collection of ten pool villas on Bali's southern peninsula, rather than a large resort with shared accommodation. The proposed handover date is December 2027. Buyers are shown three- and four-bedroom homes, each intended to have its own garden and wellness facilities. Those headline features make the development recognisable, but they are not the same as a fully documented purchase opportunity. Much of the publicly accessible detail still comes from property advertisements, with no verified project sales pack, land certificates or executed contract available for independent review.

AURA Wellness Resort

For buyers looking at accommodation in Ubud rather than on the coast, AURA Wellness Resort offers an unusual proposition: a residence within a resort built around scheduled wellness activities. The project is linked to PT Samolet Property Group and is currently marketed mainly through private villas. Older official materials also describe apartments. Those versions appear to concern the same Ubud development, but they do not establish a final, purchasable inventory. A buyer needs the current unit schedule and master plan before choosing between an apartment-style stay and a private villa.
