Why this project is worth a look
Well-established identity
Major databases independently agree on Land and Houses, 382 homes and 2006 completion. House-level checks still matter, but the estate itself can be distinguished confidently from neighbouring Ladawan.
True family space
Resale stock shows three- and four-bedroom houses, while DDproperty gives a broad 160–300 sq m usable-area range. That is meaningful family space, although years of renovations mean the current layout must be checked house by house.
Amenities already exist
The clubhouse, pool, fitness facilities, landscaped areas, security and CCTV are corroborated by multiple sources. Buyers can inspect a functioning neighbourhood instead of relying on promised future facilities.
No uniform resale product
Plot size, renovation, building systems and internal position can create large value differences between nominally similar homes. Comparables need to be property-specific rather than based on a project average.
Land title is decisive
For a foreign purchaser, a portal's 'freehold' label is not enough. The exact plot title, registered ownership and lawful structure for the house and land rights must be established for the chosen property.
About the project
Nantawan Sathorn-Ratchaphruk is a mature Land and Houses detached-home estate in Bang Waek, Phasi Charoen. Unlike the neighbouring Ladawan project, its core historic data is unusually consistent across major property databases: 382 homes, two storeys and completion in 2006. That makes the estate itself easy to identify, but it does not make individual houses interchangeable. Nearly two decades of different owners, renovations and maintenance histories now matter more to a buyer than the original handover specification alone.
This is fundamentally a family-house product rather than compact city real estate. DDproperty describes two original house types and a broad usable-area range of about 160–300 sq m. Current and recent resale inventory shows both three- and four-bedroom homes: three-bedroom examples appear around 161, 198, 210 and 240 sq m, while verified four-bedroom examples include 254 and 270 sq m. Those numbers are more useful as evidence of the market's range than as a promise that every original configuration remains unchanged today.

Resale pricing is similarly property-specific. FazWaz showed active stock from THB 11.5M when checked on 6 October 2026. DDproperty had a 161-sq-m three-bedroom home at THB 12.9M in September 2026, while verified four-bedroom examples were listed around THB 16.9M to THB 19M and above. The spread is not simply a price-per-square-metre story: plot size, internal position, renovation standard, building systems, furnishings and owner modifications can materially change the value of two houses carrying the same project name.
For owner-occupiers, Nantawan combines private house living with established shared amenities. Independent project profiles consistently identify a clubhouse, communal swimming pool, fitness facilities, landscaped areas, security and CCTV, with children's facilities also appearing in project databases. That does not make the estate a resort, but it does give families common recreational space without requiring every household to build and maintain all amenities within its own plot.
The project's age is both an advantage and a due-diligence issue. The neighbourhood is fully formed, so a buyer can see mature landscaping, street layout, actual density and the real approach roads rather than relying on launch imagery. At the same time, a 2006 house needs a technical review on its own merits. Roof condition, waterproofing, electrical capacity, plumbing, drainage, air-conditioning, windows and any later extensions can matter more to the first years of ownership than the developer's original reputation.
Geographically, the estate sits in western Bangkok around the Ratchaphruek corridor. Project portals often use Bang Wa as the nearest major transit reference, but the practical lifestyle is still car-led. That can work very well for a household whose school, work and family routes run through western Bangkok or connect efficiently by road. It is a weaker fit for someone expecting a central, highly walkable environment where restaurants, offices and daily services are reached without planning around traffic.
An investor should also resist applying condominium logic to a detached-house resale. Nantawan is not one uniform rental unit repeated hundreds of times. Plot size, bedroom arrangement, renovation, parking and garden usability affect both rentability and resale. A headline project yield therefore says little about a particular house. The better underwriting starts with comparable achieved or realistically advertised rent, likely vacancy, maintenance and repair allowance, transaction structure and the probable buyer pool when it is time to exit.
For a foreign purchaser, land is the central legal issue. Some property portals describe houses as freehold, but that label does not automatically mean a foreign individual can take the land title in their own name. Thailand's Department of Lands states the general restriction on foreign land acquisition, with narrow statutory exceptions. Before paying a reservation or deposit, the buyer should establish the exact plot title, registered owner, encumbrances and the lawful structure available for the building and land rights in that specific transaction.
One useful strength of Nantawan from a research perspective is the consistency of its basic identity. Land and Houses is repeatedly identified as the developer, while 382 units and 2006 completion recur across DDproperty, PropertyHub, FazWaz, PropertyScout and ThinkOfLiving. That agreement does not remove house-level due diligence, but it does reduce the risk of accidentally researching the wrong estate. It is also why Nantawan should remain a separate project record from Ladawan even though local references and one combined portal profile sometimes blur the two names.
The final decision is therefore more about fit than about a single ranking. Nantawan makes sense for a household that will genuinely use a large detached home, multiple bedrooms, private land and a guarded community in Bangkok, while accepting car dependence and the upkeep of an older property. It is less compelling for a buyer seeking a small, standardised asset that can be managed remotely with minimal maintenance. For the right family, however, the usable space and established neighbourhood can matter more than the simplicity of a newer condominium.
Ownership format
The project consists of detached houses on individual land plots. For a foreign buyer, ownership of the building and ownership of the land must be analysed separately: as a general rule, foreigners cannot directly own Thai land except under narrow statutory exceptions. The specific plot title and lawful transaction structure should be checked before funds are committed.
Home types & sizes
Verified resale stock includes three-bedroom examples at 161, 198, 210 and 240 sq m. The spread shows why bedroom count should not be tied to one standard floor area; plot, renovation and the current layout need to be checked for the specific property.
Two identifiable four-bedroom resale homes provide verified examples at 254 and 270 sq m. One sits on an 87-sq-wah plot. These are resale examples rather than a complete reconstruction of the original launch catalogue.
DDproperty reports two house types and a general 160–300 sq m range, but a complete primary archive of the original layouts was not found. The cards therefore rely on identifiable resale listings and do not claim to reproduce the full launch catalogue. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 11.5M in active FazWaz resale listings checked on 6 October 2026. This is a lower secondary-market anchor, not a developer price; the selected house, condition, furnishings, plot, title documents, availability and final negotiated price need separate confirmation.
- Completed: 2006
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Families needing three to four bedrooms, a detached house and private land within Bangkok.; Owner-occupiers who value an established guarded estate with a pool, clubhouse and landscaped common areas.; Buyers willing to judge resale homes individually and budget for technical maintenance rather than expecting new-build uniformity.; Car-based households for whom western Bangkok and the Ratchaphruek corridor fit real daily routes.; may not suit: Buyers wanting a new property with minimal age-related building-system risk and fresh-build warranties.; Investors seeking a compact, highly standardised asset that is easy to manage remotely and targets a broad tenant pool.; A foreign buyer assuming the land can automatically be registered in their own name because a listing uses the word 'freehold'..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- A complete primary archive of the two original house types mentioned by DDproperty was not found; the unit-mix dimensions are reconstructed only from identifiable resale listings.
- Current mandatory common-area fees, sinking-fund obligations and any special estate rules were not confirmed in a reliable up-to-date source.
- Portal 'freehold' labels describe the sale/tenure presentation but do not establish that a foreign individual can register the land in their own name; title and rights must be checked for the specific plot.
