Forty-eight houses on roughly 30 rai produces a genuinely low-density estate rather than a large suburban subdivision. The benefit is space and a shorter internal road network; the plot-level question is whether the selected house sits deep inside the compound or close to an outer road or service edge.

Nearly 500 sqm

The original types provide about 486–499 sqm with four bedrooms, several family and reception areas and service space. That scale works best for a household that will actually use it. If much of the house is redundant, air-conditioning, maintenance and eventual refurbishment can become a meaningful ownership cost.

Mature resale stock

Because the project is completed, a buyer can inspect the real street, landscaping and neighbouring houses instead of relying on a future masterplan. The trade-off is less standardisation: two houses that began as the same type may now have different pools, extensions, systems, interiors and maintenance histories.

Land rights matter

A foreign purchaser cannot assess this like a condominium purchase. A listing may market the property as freehold, but the legal ability to own the underlying land depends on the buyer’s status and the transaction documents. That matters more than the original luxury branding: the development was genuinely planned at a low unit count, and its two core house designs were unusually large at about 486 and 499 sqm of usable area. The project entered the market in the first half of the 2010s, while major property portals now give 2016 as the completion year. It should therefore be evaluated as a mature resale community, not as a new launch with standardised stock. The condition of the individual house, renovations, land size, pool, landscaping and actual layout can now matter more than the launch specification.

Name confusion is a real due-diligence issue here. SC Asset currently has newer projects called Grand Bangkok Boulevard Pinklao-Borom and Grand Bangkok Boulevard Pinklao-Kanchana, both of which are separate developments with different locations, launch periods, unit counts, house types and specifications. This dossier covers only the older Grand Bangkok Boulevard Pinklao on Phutthamonthon Sai 2 Road: 48 two-storey houses in Sala Thammasop, Thawi Watthana. The wording “Phutthamonthon Sai 2” found on some portals is an alias that helps identify the same project. Listings or specifications carrying “Borom” or “Kanchana” have not been merged into the facts below.

The original house programme was designed around large-family living. The two core types were Grand Are’, with about 486 sqm of usable area, and Grand Guadiana, with about 499 sqm. Historical project material shows four bedrooms, multiple reception and family spaces, dining, pantry and Thai-kitchen functions, service accommodation and three-car parking. Standard land plots started at about 119.6 square wah for the smaller type and 150 square wah for the larger one. The difference in internal floor area is modest; the more meaningful distinction can be the plot itself. On the resale market, some houses have larger land, private pools, expanded outdoor areas or owner alterations. Buyers should therefore treat the historical type plan as a reference point rather than assume that every current listing remains identical to the launch version.

The shared amenities support the gated-estate format rather than trying to operate like a resort. A detailed launch-era review recorded a two-stage entrance, controlled access, security staff, CCTV, a clubhouse, an outdoor communal pool, fitness room and landscaped common garden. Underground electrical cabling was also part of the original site infrastructure. Those are useful features in a 48-house estate, but a resale buyer needs to inspect how well they have aged and how they are currently managed. The practical questions are whether the gates and access system work consistently, how the pool and club areas are maintained, what the estate accounts and rules look like, and what common-area fee is actually being charged today. Public sources are not consistent on the current fee, so it has not been presented here as a confirmed number.

This is primarily a car-oriented address. Phutthamonthon Sai 2 links north toward Borommaratchachonnani Road and connects into the wider west-Bangkok road network. A household whose schools, work, family or regular travel sits around Thawi Watthana, Taling Chan, Bang Khae or the western edge of the city may find that road logic straightforward. It is less compelling for someone whose routine depends on walking to rail and making a short central-business-district commute without a car. The scale of the houses also reinforces that difference: these are homes built around multi-car household use, substantial internal space and private land, so the transport question should be evaluated through real daily routes rather than a generic “Bangkok” label.

The road setting brings a trade-off. The 2014 in-depth review specifically noted heavy-vehicle activity on Phutthamonthon Sai 2 and described traffic and U-turn movements as points worth paying attention to. Conditions may have evolved since then, but the road remains a major corridor, so buyers should test noise and access at the times that match their actual routine. This matters at plot level as well. A house deeper inside the compound may feel very different from a home closer to the outer perimeter or a service road. A viewing is more useful when it includes the approach from the buyer’s normal workplace or school route and a few minutes spent outside the house listening to the surroundings rather than judging only the interior.

Resale pricing in 2026 is broad. DDproperty’s active project listings showed an asking range of roughly THB 18.9M to THB 47M when checked, with the lower figure used in this dossier only as a market entry anchor. It is not a developer price and it should not be treated as a valuation for the whole estate. Current advertisements vary in plot size, stated floor area, furnishing, renovation level, private-pool provision and even data quality. That is common in an older luxury-house project, but it makes like-for-like comparison essential. A lower asking price may simply be offset by renovation, systems replacement or title/document work. The relevant comparison is the total cost and legal position of the specific house, not a nominal price per square metre calculated from inconsistent listing fields.

Foreign-buyer structuring needs separate attention because this is landed property. Resale portals may describe a house and its land as freehold, which is a conventional tenure description for an owner legally entitled to hold Thai land. It does not create a condominium-style foreign ownership route. Thai law generally restricts direct foreign land ownership, apart from narrow statutory exceptions subject to specific conditions and approvals. A foreign buyer therefore needs the title deed, land boundaries, building ownership and any proposed registered lease or other lawful rights structure reviewed for the particular property before committing funds.
