These are snapshots from different dates and may reflect different plots, promotions or specification packages. For this record we use THB 17.5 million as the lowest public market anchor, but a buyer should not treat it as the price of a particular available house until the exact plot, build specification, incentives and transfer terms are confirmed.

Foreign buyers have a separate legal issue to resolve because this is a house-and-land product, not a condominium. Thai law does not generally allow a foreign individual to take ordinary direct ownership of land, subject to narrow statutory exceptions with specific investment and approval requirements.
