The trade-off is equally clear: this is not beachfront, so daily beach use involves the resort shuttle network or a short drive.

Hibiscus plugs into a functioning destination rather than waiting for a new neighbourhood to materialise. Laguna Phuket already provides hospitality, dining, wellness, golf, internal transport and beach access, while Cherng Talay supplies the less glamorous but important everyday services. That mix is particularly useful for families, seasonal residents and owners who spend months rather than days on the island.
Managed private residence
Bellaguna is positioned as private residential property outside hotel inventory while retaining Banyan Group's professional management environment. This matters to owners who want a home they control rather than a hotel room with owner-use restrictions. Sanctuary Club, Laguna Advantage and Banyan Living can add convenience, but each benefit and rental condition should be checked against the selected residence and sale documents.
Due diligence matters
The public record is unusually messy for a high-profile launch: different portals show five, six or seven floors, completion dates range from 2027 to 2029, and the 2026 Bellaguna rebrand introduced later inventory. That does not invalidate the project, but it raises the standard of pre-contract checking. A buyer should insist on the current building plan, construction schedule, unit tenure, live price list and written benefits before reserving.

During 2026 Banyan Group introduced Bellaguna as a new residential brand and the wider development is now marketed as Bellaguna Golf Residences, with additional building releases and new layouts. That later expansion is the main reason online pages no longer line up perfectly. This record treats Hibiscus as the original release: the 2025 collection with residences starting at 67 sqm and penthouses reaching 297 sqm. The newer 55 sqm one-bedroom configuration announced for a later Bellaguna release is deliberately excluded from the original Hibiscus unit mix. For a buyer, separating those phases matters because a single web search can otherwise combine different launch dates, prices, floor counts and delivery assumptions into one apparently coherent but inaccurate project profile.
The proposition is golf-front rather than beachfront. Banyan Group's launch material places the residences directly over the fairways of Laguna Golf Phuket and describes five interconnected low-rise buildings arranged to open views across the course, tropical landscaping and western sunsets. The original mix covers one-, two- and three-bedroom residences plus two- and three-bedroom penthouses with private pools, from 67 to 297 sqm. That is a relatively generous size range for Phuket resort property and makes the scheme relevant to buyers who actually want usable living space rather than a compact holiday studio. Selected ground-floor homes add private gardens or pools. Shared amenities confirmed by the developer include four free-form swimming pools, broad sun decks, barbecue areas and social spaces set through tropical landscaping. The result is closer to a landscaped residential enclave within a resort than a single dense condominium block.

Hibiscus relies heavily on the surrounding Laguna Phuket ecosystem, and that is one of its most practical advantages. The integrated destination combines hotels, restaurants, spas, golf, retail, wellness services and a complimentary internal shuttle bus and boat network. Bang Tao Beach is nearby but the residence is not a true sand-front project; the nearest major beach is roughly 2.7 km away. Buyers who want to walk straight from the lobby onto the beach should therefore compare it with Laguna's beachfront products rather than assume the word 'Laguna' means first line. For everyday life, Cherng Talay and the Boat Avenue area are a short drive away for supermarkets, cafes and services. Phuket International Airport is roughly 16–17 km away, with real journey time varying materially by traffic. The appeal is the combination of greenery and resort infrastructure without being cut off from the established residential district around Bang Tao.
Tenure needs to be checked at unit level rather than inferred from the project name. Hibiscus is marketed with both freehold and leasehold options. Under Thailand's condominium rules, a foreign buyer can hold a unit freehold only while the registered condominium remains within the statutory foreign quota of no more than 49% of the aggregate saleable area. If foreign quota is unavailable, a long lease may be offered instead. A 'freehold' label on a project or listing therefore does not prove that a particular available residence can be transferred to a foreign buyer on that basis. Before paying a reservation, the buyer should obtain written confirmation of tenure, contracting party, transfer price and all related charges. This matters even more now that inventory from different buildings and later Bellaguna releases can appear in the same market search.
Pricing illustrates the same need for unit-level verification. Banyan Group launched Hibiscus from THB 12.9M in 2025. On 18 August 2026 the lowest open market offer starts from THB 11.8M. That lower figure should be treated as a market anchor for a specific available home, not as a universal developer price list. Other publicly marketed examples rise materially with size: a 100 sqm two-bedroom has appeared from around THB 19.8M, while a 229 sqm three-bedroom has appeared from roughly THB 46M. We do not calculate a synthetic price per square metre from those examples because view, floor, private garden or pool, furniture, tenure and release stage can all change the economics. The useful document for a decision is the live availability sheet for the relevant building, with each residence's exact floor plan, tenure and total price shown side by side.
Delivery data remains the least clean part of the public record. The official description consistently calls the scheme low-rise but does not state an exact floor count on the open project page. Current project cards variously show five, six and seven floors. Completion dates are also inconsistent: October 2029 is the most repeatedly published current date, while some pages still carry 2028 or 2027. We therefore use October 2029 as the working completion date while preserving the conflict explicitly, but the building contract should be treated as definitive. The 2026 construction status is likewise described as under construction in some current material and off-plan in others. A serious buyer should ask for the latest building-specific construction report and rely on the date and delay provisions in the signed sale contract rather than any portal badge.
The owner ecosystem adds convenience, but it should not be confused with a guaranteed investment return. The original Hibiscus launch included Sanctuary Club membership, access to RAVA Beach Club and Laguna Golf Phuket membership on selected residences. Laguna Advantage was promoted with complimentary first-year property management and insurance, while Banyan Living provides a professional rental-management route for owners who want to rent out their home when they are away. That can remove much of the operational burden of a holiday property, especially for overseas owners. It does not eliminate commercial risk: occupancy, management fees, seasonality, achieved nightly rates and the precise rental agreement still determine the result. For an owner-occupier or long-stay buyer, the proposition is easier to judge without forecasts: large homes, golf and garden outlooks, established Laguna Phuket services and a residence that sits outside hotel inventory while still being professionally managed within the Banyan Group environment.
