Why this project is worth a look

Inspect the real building

Completion changes the due-diligence process. Buyers can now inspect the common areas, lifts, pool, noise, sunlight and the actual condition of a chosen apartment instead of inferring them from sales material. Legal checks still remain unit-specific, but a large part of the physical uncertainty has disappeared.

A focused one-bed product

The published mix is built around one-bedroom apartments at 24, 28, 32 and 42 sqm. The smaller units keep the purchase ticket down; the larger formats are materially easier for a couple, storage or occasional home working. Buyers who need a genuine two-bedroom home should look beyond this project rather than forcing the layout.

Rail access needs context

The Green Line is useful but not literally outside the lobby. Depending on the source, Phahonyothin 59 is around 0.9 km away and Sai Yud roughly 1.1–1.5 km. The last kilometre is therefore part of the ownership experience and should be tested in person if rail commuting is a primary reason for buying.

Compare units, not slogans

Current asking prices span different channels, with a roughly 25 sqm listing at THB 1.25M and other inventory appearing higher. A lower price may reflect floor, furnishing, seller terms or quota status. The useful comparison is a short list of actual units with the same transaction costs and ownership assumptions laid out side by side.

Rental evidence, not a promise

There are active rental listings, including a recent THB 10,000 monthly asking rent for a 24.49 sqm furnished unit. That is more useful than a generic yield slogan, but it is still only an asking figure. An earlier 6% four-year guarantee was marketing from a previous campaign and has not been treated here as a current contractual return.

About the project

The Indeed Phahonyothin 48 is now a completed Bangkok condominium rather than an off-plan proposition. By September 2026, multiple current property databases describe the development as finished, and there are identifiable units being offered for both sale and rent. That matters because a buyer can assess the actual building, common areas, corridor condition, noise, outlook and fit-out rather than relying on renders. The address sits inside Soi Phahonyothin 48 in Anusawari, Bang Khen, on the northern side of Bangkok. It is not a station-front project, but the Green Line remains within local walking or short feeder-transport distance and the neighbourhood connects toward both Phahonyothin and Ram Inthra.

The project is straightforward in scale and product: two eight-storey residential buildings with 419 units. Published plans concentrate on one-bedroom apartments in four headline sizes — 24, 28, 32 and 42 sqm. That makes the project easier to understand than a mixed development with many unit families, but it also defines its limits. A solo owner or a couple can choose between a low entry budget and a more comfortable one-bedroom footprint. A household that needs two genuinely separate bedrooms, a permanent office and generous storage will be trying to make the wrong product do too much, even if the headline purchase price looks attractive.

Grand P Property is the developer associated with the scheme, and Thailand's Smart EIA database names the company's legal entity as the project owner. The same government owner record shows an active company registration and several other The Indeed projects. This is useful identity evidence, but it does not replace transaction-level due diligence. A buyer should still verify who is selling the selected unit, whether that party has title or authority to transfer it, and whether the reservation and transfer documents identify the same unit and ownership route. The EIA record still reflects the construction stage recorded in 2024; current 2026 market sources show the finished building, so the dates rather than the project identity explain that difference.

Transport access deserves a realistic reading. Sources place Phahonyothin 59 at roughly 0.9 km and Sai Yud at around 1.1–1.5 km, depending on the mapping point and source. That is close enough to keep rail relevant, but it is not the same as stepping out of the lobby into a station. For some residents the last kilometre will be an easy walk; for others it will mean a motorcycle taxi, local feeder ride or car trip. If the Green Line is central to the purchase decision, the sensible test is the actual route from the building at commuting time, including shade, crossings and the final approach to the station rather than the straight-line impression on a listing map.

Facilities cover the core needs expected in this segment: a swimming pool, gym, working area, lobby, landscaped relaxation space, security and CCTV. Project profiles also list lifts and parking. One 2026 independent review gives parking at about 30% of units, but we did not find a current primary document confirming the final allocation. That distinction is important. A pool or gym can be evaluated during a viewing; parking pressure becomes a recurring daily issue if a household depends on a car. Buyers who drive should ask how spaces are allocated, whether they are fixed or first-come-first-served, and what the actual evening occupancy looks like.

The asking-price picture is fragmented because the completed project now appears across different sales channels. On 30 September 2026, we found a current listing for a roughly 25 sqm unit at THB 1.25M and another fresh 24 sqm listing at THB 1.30M, while larger portals show parts of their available inventory starting around THB 1.45M. None of those numbers should be treated as a universal project price. Floor, exact internal area, furnishing package, seller, transfer-cost arrangement and foreign-quota eligibility can all change the comparison. A low headline number only becomes meaningful once those items are lined up across the units being considered.

There is also visible rental stock, which helps replace hypothetical yield talk with market evidence. A recent listing asks THB 10,000 per month for a new 24.49 sqm furnished unit. That is an asking rent, not a verified achieved rent or an occupancy record. Earlier project marketing also advertised a 6% rental guarantee for four years, but we did not find a current contract setting out the counterparty, calculation base, payment conditions or whether the offer remains available. For that reason, this dossier does not convert the marketing claim into an investment return and does not calculate yield from asking prices.

Foreign ownership follows Thailand's condominium rules rather than a special project exemption. A qualifying foreign buyer can own a condominium unit freehold while foreign ownership remains within the statutory 49% aggregate-area ceiling. The practical issue is availability at the time of transfer, not the generic rule itself. A listing that says 'freehold' does not prove that the selected unit can currently be transferred into foreign quota. The condominium juristic person should be able to confirm the foreign proportion for the transfer process. Where a seller instead proposes leasehold, the term, renewal wording and exit route need to be evaluated as a different legal and financial structure.

The clearest way to think about The Indeed Phahonyothin 48 is as a budget-conscious, ready-to-use one-bedroom project in northern Bangkok rather than as a prestige or resort product. Its case rests on tangible points: completed construction, compact unit sizes, rail access within the wider neighbourhood, established daily services around Bang Khen and a relatively modest entry price in current listings. The trade-offs are equally tangible: the station is not at the door, larger family layouts are absent, parking may be constrained and both price and ownership structure vary unit by unit. The project therefore rewards selection at unit level more than broad conclusions drawn from the development name alone.

Ownership format

A foreign buyer may hold condominium freehold within Thailand's foreign ownership quota, capped at 49% of the aggregate unit area in a registered condominium. If foreign quota is unavailable for the selected unit, a leasehold structure may be offered instead; the exact title form and current quota availability should be confirmed before reservation.

Unit types & sizes

1 bedroom, compact format
24 sqm
1 bathroom

The smallest published format and the natural entry point for a solo resident or budget-led purchase. A separate bedroom gives it more structure than a studio, but storage, desk space and furniture volume need disciplined planning.

A current listing for about 25 sqm was found from THB 1.25M on 30 Sep 2026
1 bedroom
28 sqm

The extra area is modest on paper but useful in day-to-day living, allowing a clearer split between dining, storage and occasional work space. It remains a compact one-bedroom rather than a family apartment.

1 bedroom
32 sqm

A more balanced size for full-time use, still with one bedroom but with more room for a couple's storage and shared living space. The real question is whether the comfort gain justifies the price gap to the smaller units available at the time of purchase.

1 bedroom, larger format
42 sqm

The largest published layout in the project. It keeps a single bedroom but provides substantially more living and storage space, making it the most comfortable fit for longer-term owner-occupation. It still does not substitute for a true two-bedroom plan.

The published mix consists of one-bedroom units at 24, 28, 32 and 42 sqm. Launch pricing from 2025 is not presented as current: by September 2026 the project is completed and available units are being sold through different channels on different terms. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 1.25M in a current LivingInsider listing checked on 30 September 2026 for a unit of about 25 sqm. This is an asking price for a specific listing, not a project-wide price list; availability, condition, ownership quota and final terms need to be confirmed for the selected unit.
  • Completed: 2026

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Your selections are not saved anywhere. This is a decision aid, not an assessment.

Best for: Buyers who want a completed northern-Bangkok condominium and prefer inspecting the finished product to taking construction risk.; Solo residents or couples for whom a one-bedroom layout and a relatively low purchase ticket matter more than family-sized space.; Green Line users who are comfortable with a last-kilometre walk or short feeder ride rather than needing a station at the entrance.; Long-term rental investors who will underwrite the actual unit, asking rent, recurring costs and vacancy rather than rely on an old promotional yield claim.; Foreign buyers where the selected unit has confirmed foreign-quota capacity and a clear transfer route.; may not suit: Families needing two true bedrooms; the published unit line-up is one-bedroom only.; Buyers who require a station immediately outside the project and would find a roughly one-kilometre last leg inconvenient.; Drivers who need a guaranteed dedicated parking bay; we did not find current primary confirmation of such an entitlement.; Investors whose decision depends on a headline guaranteed return without checking the current contract and real rental evidence..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • which units are free, and on which floors
  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the selected unit’s contractual handover date in the SPA — the published date is only a reference

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Search-indexed text from an EIA meeting document contains a 149-unit figure, while project reviews, current databases and the building split consistently report 419 units — 216 in Building A and 203 in Building B. The main record uses 419, but the discrepancy should be checked against the original approved EIA plan set.
  • Current foreign-quota availability for individual units is not published. Thai law permits foreign condominium freehold within the 49% aggregate-area ceiling, but eligibility must be confirmed for the specific unit at the time of transfer.
  • Marketing material in 2025 advertised a 6% rental guarantee for four years. We did not find a current contract, counterparty, calculation basis or confirmation that the programme applies to September 2026 sales, so it is not treated as an active investment return.
