Why this project is worth a look
A genuine live-work layout
The building is organised around business use rather than retrofitted with a desk in a spare bedroom. Two lower floors can serve the office function, while the third floor is the private zone with two large bedrooms. That separation is valuable when customers, staff or suppliers visit regularly. It is less compelling for a household that would rather convert the same floor area into more bedrooms, family rooms or storage.
Scarcity cuts both ways
Only 14 units means a small, easy-to-understand development, but it also produces very few comparable sales or rentals. The handful of 2026 listings should therefore be read as evidence of current asking prices, not proof of a stable project-wide value. Plot size, physical condition, parking geometry and any owner improvements can have an outsized effect when the comparison set is this small.
Parking can be decisive
Up to six cars is unusually relevant for a property designed around office use. A business that receives clients may get more day-to-day value from that capacity than from a pool or clubhouse. The maximum still has to be checked on the chosen plot, including turning space and whether vehicles can enter and leave without constant reshuffling.
Road-led, not rail-led
Published distances are roughly 2.5 km to the Pink Line at Ramintra and 3 km to the Green Line at Sai Yud. The project is therefore better understood as a road-connected address with rail options nearby, not as a station-front development. Buyers who rely on a car may see that as perfectly reasonable; daily rail commuters should test the first and last kilometres of the trip before treating the project name as a transport advantage.
Price needs context
The developer promotion showed a lower entry point than the active resale asking price visible in September 2026. That gap can reflect plot size, incentives, fit-out or simply different sellers. The useful comparison is a unit-by-unit cash outlay with the same inclusions and transfer assumptions, not an average made from numbers that describe different products.
About the project
Pruksa Ville @Work Ramintra Station is a deliberately narrow product rather than a conventional suburban townhouse estate. The development contains only 14 three-storey home offices, with the lower two floors intended for work and the top floor forming the private living zone. That distinction matters. A buyer should judge the property by how well it supports a live-work business rather than by comparing its bedroom count with a standard family townhouse of a similar price.
The project centres on a single LUSH layout with 217 sqm of usable area, four bathrooms and plots ranging from 45.6 to 61.1 sq wah. The published plan places two large bedrooms on the third floor and keeps the first and second floors as home-office space. It creates a clear hierarchy: clients, staff and work activity can remain below while the sleeping area sits above. The trade-off is equally clear — anyone who needs several private bedrooms may find that a large share of the building is devoted to business use rather than family accommodation.

Parking is one of the more practical differentiators. The project advertises capacity for up to six cars, and the building arrangement leaves one side available for parking rather than attaching the unit on both sides. That can matter for a consulting practice, small studio, showroom or owner-operated business where customers and staff arrive by car. The words 'up to' should be taken literally, however. Plot sizes vary across the 14 units, so the maximum parking configuration should be verified against the exact house rather than assumed for the whole project.
Scale is another reason this development behaves differently from a typical housing estate. Fourteen units means limited internal traffic and a relatively simple setting, but it also means thin market evidence. In September 2026 the publicly visible market was small: roughly one sale around THB 7.699M and a few rental asks around THB 50,000-52,000 per month. Those figures are useful as live asking-price references, not as a valuation model. With so few comparable units, a single listing can distort the apparent market, and no yield should be inferred without broader transaction history and recurring-cost data.
The price picture reinforces that point. A live developer promotion checked on 30 Sep 2026 showed the project from THB 6.99M. A project profile updated in late 2025 had shown a THB 7.39M starting point, while 2026 resale asking prices were higher. The sensible reading is not that one number must be wrong, but that different plots, promotions, fit-out and sale channels can produce materially different figures. THB 6.99M is therefore best treated as the lowest advertised developer anchor visible on the check date, with the actual unit and terms left for confirmation.
Despite the word 'Station' in the name, this is not a walk-out-of-the-gate rail project. Published distances are approximately 2.5 km to Ramintra station on the Pink Line and 3 km to Sai Yud on the Green Line. The location works more convincingly as a road-connected address with access to multiple transport corridors than as a car-free transit proposition. That distinction is especially relevant for the project's intended users: a business may value vehicle access and parking far more than a five-minute walk to a station, while a resident who expects daily rail commuting may reach the opposite conclusion.
The address is on Soi Ramintra 5 Yaek 18 in Tha Raeng, Bang Khen, with connections toward Ramintra and Thep Rak roads and nearby expressway access. Don Mueang Airport is quoted at roughly 10 km. For an owner whose work is concentrated in northern or eastern Bangkok, this can be a practical operating base. Yet map distance alone does not capture peak-hour conditions, so a realistic viewing should include the actual drive at the times customers, employees or the owner would normally travel.
Public project profiles place completion in January 2025, while the current developer page does not show a separate completion date. For a specific purchase, it is therefore sensible to verify the selected house's handover and property documents rather than rely on a project catalogue alone. The due-diligence emphasis is now on physical condition, any alterations, what is included in the sale, and whether the land and building documents match the transaction being offered.
Foreign-buyer structuring is a central issue because this is a landed home office, not a condominium unit. Thai land rules do not make personal land ownership automatically available to a foreign individual, even if a listing uses a freehold label. There are statutory exceptions and lawful lease or building-ownership structures in some circumstances, but the appropriate route depends on the buyer and the documents. The practical starting point is the title deed, the contracting seller and the registrable structure — not the tenure badge in an advertisement.
The strongest case for this project is therefore highly specific: an owner-operator who genuinely wants office and residence in one building, expects visitors or staff to arrive by car, and can use two full lower floors productively. For a household seeking a conventional three- or four-bedroom home, extensive shared amenities or rail access at the doorstep, the same design may be inefficient. The buying decision becomes much clearer once the intended use of each floor is mapped out before comparing the asking price with ordinary townhouses nearby.
Ownership format
This is a landed home-office product rather than a condominium. A foreign buyer should not read a portal's freehold label as automatic eligibility to register the land personally; the land title and the legally available ownership or long-lease structure need to be checked for the specific transaction.
Home types & sizes
The only confirmed developer layout. Floors one and two are intended for the office function and the third floor for private living. Plot sizes range from 45.6 to 61.1 sq wah. Up to six parking spaces are advertised, but the maximum needs to be checked against the specific plot.
Pruksa's own project page describes the third floor as two large bedrooms. One third-party catalogue lists three bedrooms for LUSH; that conflicting count is not used as the primary specification because the developer source takes precedence.

Best for: An owner-operator or small business that genuinely needs dedicated office floors and private living space in the same building.; A business where clients, staff or suppliers often arrive by car and parking matters more than resort-style shared facilities.; A buyer comfortable with a very small 14-unit development and prepared to assess each house individually rather than rely on deep project-wide transaction data.; A small household for which two private bedrooms are sufficient and the lower floors will be used productively for work.; Someone whose routines fit northern or north-eastern Bangkok and who values road connectivity more than immediate walking access to rail.; may not suit: A family that needs three or four conventional bedrooms and wants most of the building devoted to residential use.; A buyer choosing primarily for a clubhouse, pool, gym or other confirmed estate amenities; those facilities were not verified in the developer material reviewed.; Someone who requires a rail station within immediate walking distance of the gate; the developer's quoted distances are roughly 2.5-3 km.; A foreign individual expecting to register the land personally without a separate legal ownership or lease analysis..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Exact live inventory and unit-specific pricing are not supported by a single current price sheet: Pruksa's live promotion shows an entry point from THB 6.99M while 2026 resale listings are higher. Compare like-for-like units and inclusions before treating either figure as the transaction price.
- Bedroom count is inconsistent across sources: Pruksa describes two large bedrooms on the third floor, while PropertyMall lists three bedrooms for LUSH. The developer specification is used in the main record.
- Sources disagree on the postal code, with some project profiles showing 10230 and other addresses on Soi Ramintra 5 Yaek 18 showing 10220. The street, Tha Raeng subdistrict and Bang Khen district are consistent, so the postal code is omitted from the primary address.
