Why this project is worth a look
Phase identity is clear
The biggest data trap is the unit count. Pruksa’s own reporting treats 119/1 and 119/2 as separate projects with 172 and 71 townhouses. This page follows 119/1 because the live project record and resale listings under the shorter public name also align with the 172-unit phase. Portal pages that show 243 units are effectively aggregating both phases.
Built for households
The original Victorian and Empire layouts are four-bedroom homes rather than compact starter units. That gives a family more usable rooms and private parking than a typical condominium at a similar headline budget, but it also means the buyer takes on the condition of the house, plot, extensions and external maintenance.
Road and rail options
The location can feed toward Ram Intra, Thepharak and Phahonyothin while the broader area is served by both the Green and Pink lines. The trade-off is that the estate is not directly attached to a station. Households that drive will usually find the location more intuitive than buyers who expect a fully walkable Bangkok lifestyle.
A real resale market
By 2026 there is enough sale and rental activity to compare actual homes rather than rely on launch material. That is useful, but it also exposes the differences between individual properties: corner plots, extensions, parking, renovation quality, road position and structural condition can move value materially even inside the same project.
Ownership is transaction-specific
For a foreign buyer, the key complexity is landed-property law rather than the estate itself. The land title, building ownership, seller, encumbrances and any proposed lease or other lawful structure must be reviewed for the actual transaction. A townhouse should not be assumed to provide the same straightforward foreign ownership route as a condominium unit.
About the project
Pruksa Ville Phaholyothin - Ramintra is now a mature low-rise residential community rather than a new-launch product. Pruksa’s own investor reporting separates the development into distinct phases: Pruksa Ville 119/1 with 172 townhouses and Pruksa Ville 119/2 with 71, both launched in November 2019. The current PropertyHub project record that uses the shorter public name also reports 172 units, which is why this dossier treats the listing as phase 119/1. The later Pruksa Ville 119/3 @Work project launched in 2024 is a separate product and should not be folded into the original scheme.
The core proposition is family housing: a row house on its own plot rather than a condominium or a detached villa. Two original house types are consistently documented across several sources. Victorian is roughly 113 sqm with four bedrooms, two bathrooms and one parking space; Empire is roughly 128 sqm with four bedrooms, two bathrooms and two parking spaces. A larger Emperor model also appears in historical material, but its floor area, bedroom count and even storey count vary between sources. For a resale purchase, the actual registered house, extensions and current layout matter more than the launch brochure label.

The project sits inside the Bang Khen residential fabric around Soi Ram Intra 5 Yaek 18. This is not a station-front community designed around walking everywhere. Its practical advantage is road connectivity: local streets feed into Ram Intra and Thepharak, then onward toward Phahonyothin, Kaset, Don Mueang and eastern Bangkok. Both the Green and Pink lines are accessible in the broader area, but residents still need a short road connection to reach them. In daily life the location makes more sense for households with a car, or for residents comfortable combining driving, taxis or motorcycle taxis with rail.
The amenity package is appropriate for a suburban townhouse estate rather than a resort development. Sources consistently mention a clubhouse, swimming pool, fitness room, common green space, 24-hour security and CCTV. These shared areas can be genuinely useful for families because they provide somewhere to exercise or spend time outside the private plot. On a resale inspection, however, the current condition and management of the common areas deserve more attention than the original marketing list. A six- or seven-year-old community should be judged by how it is maintained today.
This is a secondary-market project in 2026. PropertyHub showed active asking prices from about THB 3.39M on 7 October 2026, with substantially higher listings for larger plots, corner positions, different internal areas and renovated homes. The lowest asking price is therefore a market anchor, not a reliable estimate for every house in the estate. Two homes with the same project name can have very different value once plot size, parking, extensions, structural changes, furniture, road position and renovation quality are compared.
Foreign ownership requires more care here than in a condominium. A townhouse transaction is tied to land, and Thai law generally restricts foreign land ownership except for narrow statutory cases that involve specific conditions and approval. The legal review therefore has to cover the land title, seller, encumbrances, building ownership, extensions and the exact structure proposed to the foreign buyer. Anyone looking for a simple individual freehold title should recognise that landed housing is a different legal exercise from buying a qualifying condominium unit.
Ownership format
A townhouse is tied to its land plot. Foreigners are generally restricted from owning land in Thailand, apart from narrow statutory exceptions that require separate conditions and approval. A foreign buyer therefore needs transaction-specific advice on who holds the land, who owns the building and what legal structure is actually being offered; this should not be treated like straightforward foreign freehold in a condominium.
Home types & sizes
A documented original type for phase 119/1 with four bedrooms, two bathrooms and one parking space. It prioritises room count over oversized rooms, which can suit a family that needs separate bedrooms or a home office. Resale homes may have extensions or altered layouts, so this describes the original product type rather than every current listing.
A larger two-storey layout with four bedrooms and two parking spaces. It is the more practical documented option for a two-car household or buyers who want extra internal space. On the resale market, plot size still needs to be checked separately because listings show meaningful variation, affecting parking, outdoor space and the scope of past extensions.
Historical material also refers to an Emperor model, but the specifications conflict: some sources show about 133 sqm with differing bedroom and bathroom counts, while others show roughly 151.4 sqm over three storeys. Part of the confusion appears to come from the adjacent 119/1 and 119/2 phases being grouped under one public name. Emperor is therefore not treated here as a fully verified 119/1 card; the registered plan, storey count and actual usable area should be checked for the specific resale house. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The project is on Soi Ram Intra 5 Yaek 18 in Bang Khen. Thailand’s Department of Lands records phase 119/1 in Tha Raeng subdistrict, which is also used by several specialist databases and a current bank-owned property record inside the estate.
- Local streets connect toward Ram Intra and Thepharak, then onward to Phahonyothin and other parts of north-eastern Bangkok. Road access is therefore a meaningful part of the project’s everyday utility.
- Both the Green and Pink lines serve the wider area, but the estate is not directly at a station entrance. Buyers should test the real door-to-station journey at the times they expect to commute rather than rely on a simple nearest-station label.
- Frequently cited area anchors include Central Ramintra, Big C Saphan Mai, Kasetsart University and Don Mueang Airport. They help place the project geographically, but actual journey times are traffic-dependent.

Price & purchase terms
- Current price: From THB 3.39M in active PropertyHub resale listings checked on 7 October 2026. This is a lower secondary-market asking-price anchor, not a developer price; availability, condition, included furniture, transfer costs and final terms need to be confirmed for the selected home.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Families that need three or four usable bedrooms, parking at the house and more day-to-day autonomy than a condominium offers.; Residents who regularly travel around Ram Intra, Phahonyothin, Kaset or Don Mueang and are comfortable using a car as the main transport mode.; Buyers who prefer an established community where the streets, common areas, neighbours and actual resale home can all be inspected before committing.; Secondary-market buyers willing to compare plot size, renovation quality and extensions rather than treating every house under the project name as equivalent.; Thai purchasers, or foreign purchasers who already have a lawful and professionally reviewed structure for landed property.; may not suit: Foreign buyers looking for simple direct land ownership in their own name without transaction-specific legal structuring.; Anyone who needs a genuinely station-front, walkable lifestyle and wants to avoid relying on a car or road connection.; Buyers unwilling to inspect the physical condition of a resale house, past extensions and the current state of shared facilities..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion timing conflicts. Several international portals show November 2019, while Zmyhome gives 2022; Pruksa’s own record shows the 119/1 launch in November 2019. The estate is clearly completed and occupied today, but the exact first handover year is not stated here without a primary handover document.
- The Emperor model is inconsistent across sources, with roughly 133 sqm versus 151.4 sqm and different bedroom, bathroom and storey counts. It should not be used as a precise 119/1 specification without the plan for the actual house.
- Some portals show 243 homes because they combine 119/1 and 119/2. Pruksa’s own project-launch data and the land-allocation record separate them into 172 and 71 homes; this dossier is for the 172-unit 119/1 phase.
