Why this project is worth a look
Built, not promised
The strongest point is that the estate can be judged in its real form. A buyer can walk the internal roads, see the clubhouse and garden, understand neighbouring plots and inspect the actual house rather than infer everything from a masterplan. That reduces development risk for an end-user family, but it increases the importance of a proper building inspection because two houses in the same community can now differ substantially in maintenance, renovations and long-term use.
Family-scale layouts
The later model set runs at roughly 195–280 sqm with four or five bedrooms, while Lofty is listed with five bedrooms, five bathrooms and four parking spaces. This is meaningful space for a multi-person household, relatives, a home office or a dedicated guest room. The benefit is flexibility rather than prestige. The cost side should be considered at the same time: larger air-conditioned volume, more bathrooms, more external surfaces and a private plot all carry higher cleaning, energy and maintenance requirements than a condominium or compact townhouse.
Road network access
Sai Mai Road connects into Sukhaphiban 5, Lam Luk Ka and Hathai Rat, and Q House places Kanchanaphisek Highway at around four kilometres by its described route. For households whose routines are in Sai Mai, Watcharaphon, Lam Luk Ka, Ramintra or toward Don Mueang, that road network can be more useful than paying for a central address. Khu Khot Station is a regional reference rather than doorstep transit, so the right test is a real commute at school and office peak hours, not a straight-line distance on a map.
Practical shared facilities
The confirmed amenity package is focused: clubhouse, salt-system pool, fitness room, gardens, controlled access and CCTV. That is enough to add leisure and security functions without turning the estate into a high-service resort product. In a mature community, however, the current condition of those facilities matters more than the launch specification. Buyers should request the current common-area fee, management rules, maintenance responsibilities and information on any upcoming major repairs before assuming the operating cost.
Developer and resale
The market now contains both developer-facing inventory and owner resales. That creates useful comparison points: a newer or lightly used house can be measured against a resale where the previous owner has already spent money on furniture, built-ins, landscaping or upgrades. The cheaper asking price is not automatically the better deal. The correct comparison is the total cost to reach the condition you want, including repairs, furniture, transfer expenses and any legal structuring required for ownership.
About the project
Casa Grand Sukapiban 5 is an established detached-house community in Sai Mai, on the north-eastern side of Bangkok. It is not a fresh launch. Q House still maintains an active project page and shows ready homes, but the scheme dates back more than a decade. The legal disclosure on the current Q House page identifies Casa Ville Co., Ltd as the project and land owner within the Q House group, states that construction started in December 2014, and records an original expected completion in December 2017. For a buyer in 2026, that history changes the due-diligence mindset: this is a place where the actual community, the individual house, the internal road position and the resale market can be inspected rather than a purchase based mainly on renders or promised future amenities.
The entrance sits on Sai Mai Road between Soi Sai Mai 79 and 81, close to Wongkorn Market. This part of Bangkok works primarily as a road-connected residential district rather than a rail-oriented urban neighbourhood. Q House describes access through Sai Mai Road, Sukhaphiban 5 Road and Lam Luk Ka Road, with another route via Hathai Rat toward Ramintra and Min Buri. Its project directions put Kanchanaphisek Highway at roughly four kilometres away. The developer also references the Green Line at Khu Khot Station and Don Mueang Airport. Those are useful orientation points, but the project should not be mistaken for a walk-to-transit address; most households considering it seriously will want to test their real driving times during the hours that matter to them.

The current Q House page states 100 houses. An early 2015 project review and several later property databases say 103. Rather than blend those numbers, this dossier uses 100 because it is the figure published by the live primary source and records the 103-unit figure as a conflict. The distinction is small in practical terms: either way this is a relatively contained gated community rather than a mass subdivision with many hundreds of units. For an actual purchase, the micro-position of the plot is more consequential than the difference between 100 and 103 — distance from the gate, relationship to the clubhouse and garden, traffic on the internal road, frontage direction, neighbouring plots and the current condition of the house all deserve a physical inspection.
The house catalogue evolved during the sales cycle. A 2015 review documented Ample, Lofty and Noble. More recent project profiles describe Bliss, Hilary and Lofty, while the live Q House page now displays only a Lofty house on plot B04. The sources do not establish these as separate independently branded phases; they consistently point to the same Casa Grand Sukapiban 5 address and community. That means the model name is useful as a clue to the original layout but should not be treated as a guarantee of current developer stock. Resale advertisements also show homes with different areas, storey counts and owner upgrades, so the built house and its registered documents need to take priority over an old brochure description.
In the later model set, Bliss is listed at about 195 sqm on land from 70.8 sq wah, with four bedrooms, three bathrooms and two parking spaces. Hilary is about 280 sqm on land from 92 sq wah, with four bedrooms, five bathrooms, three parking spaces and a maid's room. Lofty is about 221 sqm on land from 60.7 sq wah, with five bedrooms, five bathrooms, four parking spaces and an upper lounge. Lofty is the model still shown on the current Q House page. These are not compact starter homes: the layouts are aimed at households that need multiple proper bedrooms, room for guests or relatives, work-from-home space and substantial car parking.
The communal offer is confirmed by the developer and is straightforward rather than resort-like. Q House lists a clubhouse, a salt-system swimming pool, a fitness room, a public garden and landscaped green space. The entrance uses a double-gate arrangement with key-card access, security staff and CCTV at the entry and exit. That is a sensible package for a completed family estate, but there is no basis here to promise hotel-style services, concierge operations or a large commercial amenity deck. A buyer should inspect the shared facilities as they operate today and ask for the current estate rules, common-area charges, maintenance arrangements and any planned major works before relying on an old sales presentation.
Pricing now comes from two distinct channels. The live Q House page carries a headline price of THB 11.9M, while its detailed Lofty block shows a THB 12.75M promotional price tied to booking and transfer between 1 and 31 July 2026. That promotional window had already expired when this dossier was prepared, so it is not treated as a current offer. On the resale side, DDproperty showed an asking price from THB 8.9M on a listing dated 11 July 2026, and PropertyHub carried a THB 9.2M house refreshed in late July. The registry therefore uses THB 8.9M as a lower market asking-price anchor only. Plot size, house area, fit-out, maintenance condition, furniture and whether the seller is the developer or an individual owner can materially change the asking price.
The ownership analysis is different from a condominium purchase because the asset is a house with land. DDproperty classifies the sale tenure as freehold, and Q House's legal disclosure lists Chanote (โฉนด) title-deed numbers for the project land and states that land and the building can be transferred to a buyer after the purchase price is fully paid. That is a normal house-and-land freehold structure for an eligible Thai owner. It does not mean that a foreign individual can automatically register the land in their own name. Thai law generally restricts foreign land ownership, with narrow statutory exceptions subject to specific investment and approval requirements. A foreign buyer should therefore decide on a lawful, professionally reviewed land-lease and/or building-ownership structure before making a non-recoverable commitment.
Casa Grand Sukapiban 5 is best assessed as a completed family housing option in Sai Mai, not as a speculative new-build story. Its practical strengths are generous house sizes, several layout generations, an established community and multiple road links across north and east Bangkok. The trade-offs are equally concrete: everyday life is car-led, the resale stock is not uniform, the model catalogue changed over time, and foreign ownership needs more legal work than buying a foreign-quota condominium. The most useful comparison is therefore house-by-house within the estate — inspect several available properties and compare plot position, renovations, documents, common charges and actual commute times on the same basis.

Ownership format
The project is sold as house-and-land freehold to a buyer who is legally eligible to hold Thai land. A foreign individual generally cannot register the land directly in their own name; a foreign purchase therefore needs a separately reviewed land-lease and/or building-ownership structure. Narrow statutory exceptions to direct land ownership require case-specific legal review.
Home types & sizes
With four bedrooms and two parking spaces, Bliss is the smallest of the later three models by internal floor area, yet its stated starting land plot is larger than Lofty's. That makes it a different trade-off rather than simply a cheaper or smaller version: more plot around the house, but fewer internal rooms. It can suit a family that wants four proper bedrooms and outdoor separation more than maximum bedroom count. Current developer availability was not confirmed because the live Q House page now displays only Lofty.
Hilary is the largest of the later published models: four bedrooms, five bathrooms, three parking spaces and a maid's room on a starting plot of about 92 sq wah. The larger land component makes the garden, setbacks, frontage and any permitted owner improvements part of the value assessment rather than an afterthought. Resale advertisements can show different floor areas after owner alterations, so 280 sqm should be treated as the model specification from the project profile, not a universal figure for every Hilary-related listing.
Lofty is the only model still displayed on the live Q House project page. For plot B04, the developer lists five bedrooms, five bathrooms, four parking spaces and an upper lounge. It is the clearest current reference for a large household that wants separate rooms and substantial parking. The THB 12.75M special price shown on the page was expressly tied to booking and transfer during July 2026 and had expired by the dossier date, so it is not treated as a current quotation.
The Bliss, Hilary and Lofty cards reflect the later model set documented by recent project profiles; the live Q House page now shows only Lofty. A 2015 review recorded a different original trio — Ample, Lofty and Noble. The catalogue therefore changed during the sales cycle. Buyers should verify the actual house layout, storey count, land size and registered documents for the selected property rather than treating any historical model list as current inventory.
