Why this project is worth a look

A genuinely small compound

Only five homes make up Bubbles, each with a private pool. This gives the project a different residential feel from a hotel-style block, although actual privacy, neighbouring sightlines and noise still depend on the particular villa.

About the project

For anyone looking at Bubbles Villas in October 2026, the first question is availability. Bali Baza Development presents Bubbles as a completed, sold-out collection of five private-pool villas in Tumbak Bayuh. The developer dates completion to 2024, and later property portals also show no remaining new-build inventory. A resale may be possible, but a live owner listing with a verifiable asking price has not been established. The original project's enquiry form is therefore not evidence of an unsold home.

The appeal of Bubbles is its small footprint rather than a long amenity list. Five homes share a project identity while each has its own swimming pool and outside sitting space. Marketing and agent material describe restrained, light-toned interiors, large windows and rice-field outlooks. Parking is principally designed for motorbikes, with the developer specifying room for up to three. This is a private-villa setting, not a resort complex whose pool, restaurant or gym can be assumed to come with ownership.

Tumbak Bayuh is frequently sold under the better-known Canggu or Pererenan names. Those labels give visitors a useful sense of the wider lifestyle district, but they should not be mistaken for an address. Tumbak Bayuh is a separate desa within Mengwi district, Badung Regency. The location is inland from the beach and close to areas frequented by longer-stay visitors. Reaching the coast still means travelling by road; published eight- or ten-minute claims are snapshots of an assumed journey, not reliable journey times or proof of a particular site boundary.

The original design mixes domestic living and working space. Bali Baza's project page describes five two-bedroom villas, each with a study that could potentially serve another purpose, and gives a size band of 77.6–109.3 square metres. A secondary property portal lists two storeys. Open-plan cooking and living space, terraces and the individual pools are more consistently described across sources than the precise internal area. People considering months rather than weekends in Bali may value a genuine workroom, provided the room is large enough and properly ventilated in the actual house.

There is a material discrepancy in the published accommodation schedule. A Binaryx article dated 31 July 2025 calls A1 and A2 three-bedroom villas with an additional office and 135 square metres of building area. A3, A4 and A5 are shown with two bedrooms, a study and 95 square metres of building area. Those figures sit awkwardly beside the developer's general two-bedroom, 77.6–109.3-square-metre presentation. No authenticated as-built drawings or common measurement standard were available to reconcile them. The specific villa and its building documents, not a marketing range, must decide what the buyer is purchasing.

Because the homes are presented as finished and occupied, the ownership conversation is different from an off-plan construction purchase. The physical structure can in principle be inspected, appliances tested, water pressure checked and maintenance history reviewed. Yet the claimed rental performance still needs proper evidence. The developer advertises 90% occupancy; the Binaryx publication uses both 85% and 90% in different sections. Without dated booking records, cancellations, operating costs and actual owner remittances, neither percentage demonstrates net yield. A managed villa can be expensive to operate even when it is regularly booked.

The identity of the current property manager is another open point. Bali Baza broadly describes in-house operating support, while Binaryx names Brown Sugar Villas in one section and Listings Bali elsewhere. These may represent different stages or commercial arrangements. They are not a substitute for the management contract for an individual villa, which should show fees, repair approvals, reserve funds, reporting frequency, booking-account control and the right to terminate or change operator.

Historic advertisements offer context, not today's price. An older, now sold-out The Bali Homes listing showed IDR 3 billion for a 25-year lease arrangement, alongside a separately marketed IDR 3.6 billion ownership alternative. NewHomes recorded a USD 225,000 price update on 22 December 2025, but showed the two-bedroom inventory sold out in its 3 September 2026 listing. These are neither matching transactions nor proof of capital appreciation. Different homes, rights and dates can easily account for different asking figures. No verified October 2026 resale price was identified.

Land rights are the largest unresolved transaction issue. The developer promotes a 30+30-year lease structure and also uses the word 'freehold'; another broker reported a 25-year term, while Binaryx marketed 30+30+20 years as an 80-year freehold proposition. Indonesian Hak Milik ownership of land cannot simply be registered in the name of a foreign individual. A contractual land lease, Hak Pakai use right and an interest held through a company are not interchangeable. The buyer needs to see the underlying title, actual lessor, commencement date, remaining term, extension wording and contractual transfer rights for the identified villa. Brochure arithmetic cannot grant an additional lease period.

Building compliance has not been independently settled either. Balinsky marks the SLF as applied for. The SLF is the certificate relating to a building's fitness for use; a completed-looking building does not establish that the certificate has been issued. The project-specific PBG building approval and relevant land-use confirmation were not supplied in the material reviewed. A platform article describes residential zoning, but no official site-linked zoning decision was found. Permission to build, fitness to occupy and the legality of particular paid accommodation activity are separate questions.

Search results for Bubbles also surface a fractional, token-based investment marketed by Binaryx. That offer must not be confused with purchasing a villa outright or taking an assignment of an individual land lease. The issuing entity, asset-owning entity, contractual rights, distribution mechanism and transfer restrictions would need their own due diligence. This profile covers the five-home development; it does not treat tokens as ownership of one of the houses.

A prospective resale buyer can now move from broad project marketing to testable facts: obtain the villa number and plans; match the land parcel to its title and approved building documents; inspect condition and the immediate surroundings; then compare a genuine asking price with the rights being transferred. For a villa promoted on rice-field views, changes on neighbouring land matter. For one promoted as an income asset, actual expenses and contract terms matter more than headline returns. Only the individual transaction documents can turn Bubbles Villas from a recognisable project name into a defined purchase.

Unit types & sizes

A1 and A2: 3 bedrooms plus study

The published breakdown includes a pool deck and balcony. This is the larger accommodation specification, which conflicts with the developer’s generic two-bedroom description.

A3 and A4: 2 bedrooms plus study

These units are described with an office, pool deck and balcony. A net internal area has not been separately established from the accessible plans.

A5: 2 bedrooms plus study

The reported building area matches A3–A4, but the plot is larger. That does not by itself mean the extra outside space is available for extensions or new construction.

Best for: Couples or families who prefer a compact villa with a private pool and a separate working room over a large managed apartment development. Exact bedroom numbers need to be matched to the unit under consideration.; Long-stay residents who want a quieter inland setting while maintaining access to the wider Pererenan and Canggu area. Road access, parking arrangements and real journey patterns should be examined at the property.; Buyers who favour an existing building they can inspect over off-plan construction. A completed asset makes it possible to review equipment, pool systems, waterproofing and maintenance records before committing.; Resale-focused buyers willing to assess actual operating statements and the remaining contractual land term instead of choosing from advertised projected yields. A current sale listing must first be verified.; Anyone requiring an immediately available new villa at a current fixed developer price. Published primary inventory was sold out by the time of this review.; A foreign buyer who expects personal Hak Milik land title or an unconditional 60- or 80-year land interest. No project-specific title and enforceable extension agreement have been verified.; Someone who needs guaranteed passive income without engaging in a review of expenses, management terms and compliance. Marketing occupancy and return figures do not establish that outcome.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Published areas and layouts conflict: Bali Baza lists two bedrooms and 77.6–109.3 sqm, while Binaryx describes 95- and 135-sqm units and three bedrooms plus an office in A1–A2. Signed as-built plans and measurements were not obtained. The specific land interest is undocumented in the available sources. Advertised terms include 25 years, 30+30 years and 30+30+20 years; titleholder, lessor, lease commencement and enforceability of extensions remain unverified. Balinsky labels the SLF as applied for; no issued SLF, project-specific PBG or site-linked land-use permission was reviewed. The exact parcel address and a current priced resale offer also remain unconfirmed.
