Why this project is worth a look

Sub-THB 1M entry

The core reason to consider Yuruay is the absolute purchase budget, not a premium-investment narrative. In 2026, small resale units have been advertised from around THB 588,000, while the project’s live developer site shows 22 sqm units from THB 988,900. That gap is useful because it gives buyers a real comparison set, but the cheapest unit is not automatically the best buy. Building, floor, condition, furniture, outstanding common charges and ownership eligibility need to be compared side by side.

Built and occupied

This is not a completion-risk story. The development is finished, occupied and visible on both the resale and rental markets. A buyer can inspect the actual common areas, building condition, noise and the exact apartment rather than relying on future promises. For an affordable project, that changes the due-diligence problem in a helpful way: construction uncertainty is largely behind the project, while the remaining work is about title, quota, unit condition, juristic-person records and price.

No-frills facilities

Yuruay is designed around basic residential function rather than a large lifestyle deck. Verified features include security, CCTV, controlled building access, floor-controlled lifts, landscaped areas and motorcycle parking. Buyers looking for a pool, serious gym or club-style amenities should view that as a clear limitation. Buyers who simply want an inexpensive completed home may prefer the stripped-back format, provided the current common areas and juristic-person finances are in acceptable condition.

Cars are awkward

The lack of normal resident car parking is the project’s most important practical drawback. Detailed project material consistently describes 820 motorcycle spaces and short-stay stopping areas, but no standard car spaces for residents. For a daily driver, that can outweigh the low purchase price because off-site parking becomes part of everyday life. For someone who mainly uses a motorcycle, ride-hailing, buses or a mixed public-transport routine, the trade-off may be much easier to accept.

Quota is unit-specific

For a foreign buyer, the fact that Yuruay is a condominium does not mean every unit is automatically available in foreign freehold. Thai rules limit foreign ownership to 49% of condominium area, and current portals attach inconsistent quota labels to individual Yuruay listings. The selected unit therefore needs a fresh quota confirmation from the condominium juristic person together with the normal title checks before a material payment is made.

About the project

Yuruay Condo Nawamin 135 is not the sort of Bangkok condominium whose case rests on a rooftop pool, designer lounge or a glossy new-build story. It was conceived as affordable housing in Nuan Chan: ten eight-storey buildings, 2,461 units and a deliberately simple amenity package. The site sits roughly 500 metres inside Soi Nawamin 135 from Nawamin Road. For a buyer, the real proposition is the low entry ticket, completed stock and an established residential district rather than lifestyle facilities. The project is already built and occupied, so it can be judged through actual resale inventory, rental listings and day-to-day conditions rather than renderings. The scale matters, though. With 2,461 units, an owner selling or renting out a small apartment is competing not only with nearby projects but with a substantial pool of similar homes in the same development. In practice, the price and condition of the individual unit can matter more than the headline attributes of the project.

Two names appear around the development, but they refer to different levels of the same structure rather than obviously different projects. Property Perfect is the consumer-facing brand, while the legal disclosure for phase one names Bright Development Bangkok Co., Ltd. as the land-rights holder and project operator. Corporate information places Bright Development Bangkok within the group’s condominium-development business. That distinction is common enough in Thai development structures, but it still matters at transaction level. A buyer should check which legal entity appears in the sale documents, title records and receipts for the chosen unit instead of assuming that the brand name is always the contracting party.

The original product was intentionally compact. Current developer stock is presented as a 22 sqm studio with one bathroom, fitted furniture and air conditioning. Launch-era material recorded three studio formats: approximately 22.21–22.81 sqm, 24.71–26.07 sqm and 49.98–52.14 sqm. On today’s resale market, many of the 22–23 sqm homes are labelled as one-bedroom units even though the original project material described the core product as a studio. That is a useful warning about portal taxonomy: a listing label is not a substitute for the registered floor plan. For a purchase, the title area, actual internal layout and any alterations are more important than whether an agent calls the unit a studio or a one-bedroom. The larger historical layouts are documented as part of the original mix, but they are not separately marketed in current developer stock, so present-day availability has to be established on the resale market.

The pricing picture is split between remaining developer stock and the resale market. Current developer stock is advertised from THB 988,900 for a 22 sqm studio. In contrast, a properly identified resale unit of 22.32 sqm was being offered at THB 588,000 in a listing renewed in September 2026, and other 2026 listings show small units spread across the mid-THB 500,000s to above THB 800,000. Asking rents visible during the same period are around THB 4,000–5,000 per month for roughly 22–23 sqm units. Those are asking figures, not completed transaction prices or guaranteed rental performance. The practical implication is that buyers should compare the exact unit against both developer stock and the secondary market. Floor, building, fit-out, arrears, legal status and foreign-quota eligibility can explain large differences between superficially similar apartments.

The common facilities are deliberately basic. Verified features include 24-hour security, CCTV, key-card access, floor-controlled lifts, landscaped common areas and 820 motorcycle parking spaces. The major constraint is resident car parking: the project was designed without standard car spaces for unit owners, with only short-stay drop-off or visitor bays described. That should be treated as a first-order buying criterion, not a footnote. A buyer who drives every day may find that the low purchase price is offset by the inconvenience of arranging parking elsewhere. For someone who relies on a motorcycle, taxis, buses and onward connections to Bangkok’s rail network, the trade-off may be more reasonable. A swimming pool and full fitness centre are not part of the verified project specification, so buyers should not assume those facilities are available.

Published running-cost figures are THB 25 per sqm per month for the common-area fee and THB 300 per sqm for the sinking-fund contribution. The figures are consistent across detailed project records, but they should still be checked against the current juristic-person invoice and regulations before a purchase because charges can change. The development was built in two five-building phases. Contemporary records put phase one in 2019 and phase two on a 2020 completion timeline, while several later directories compress the project to a single 2019 completion year. That discrepancy no longer changes the present construction status: the project is complete and ready to occupy. For due diligence, the registration and records of the specific building are more useful than forcing the whole ten-building development into one simplified completion date.

Ownership format

A foreign buyer can take condominium freehold only if the selected unit is available within the foreign ownership quota. Thai rules cap foreign ownership at 49% of the condominium area, and the juristic person must confirm that quota before transfer. Quota availability for the specific unit therefore needs to be checked before committing to the purchase.

Unit types & sizes

Studio A
22.21–22.81 sqm
1 bathroom

The project’s core compact format. The live developer site currently markets the roughly 22 sqm studio with fitted furniture and air conditioning. Resale portals often label these homes as one-bedroom units, so the registered layout and title area matter more than the listing category.

Studio B
24.71–26.07 sqm
1 bathroom

A larger studio format documented in the original project material. It is not separately presented on the developer’s current sales page, so any resale unit in this size band should be checked against its registered plan and title area.

Studio C
49.98–52.14 sqm
1 bathroom

A much larger historical layout that the original material still classifies as a studio. Current availability has not been confirmed. If one appears on the resale market, the buyer should make sure the size reflects the registered unit rather than an undocumented combination or alteration.

Current developer stock separately presents only the 22 sqm studio. The A/B/C ranges come from detailed launch-era project material and show formats documented for the development, not guaranteed current availability. Also note that agents frequently market roughly 22–23 sqm units as one-bedroom homes even though the original project specification treats the main product as a studio.

Location

  • The project sits about 500 metres inside Soi Nawamin 135 from Nawamin Road, in Nuan Chan, Bueng Kum.
  • Daily mobility is more road-led than station-led. The Pink Line is the nearest rail corridor, but this is not a walk-out-of-the-lobby rail location.
  • Nawamin provides road links toward Ram Inthra, Prasert-Manukitch / Kaset-Nawamin and the Bang Kapi–Ramkhamhaeng direction; actual travel time is highly traffic-dependent.
  • Schools, hospitals, markets and shopping are available around the wider neighbourhood. Exact distances and journey times should be checked on a current map for the buyer’s own routine rather than taken from old marketing tables.

Best for: A budget-constrained buyer who values a completed Bangkok home more than a pool, large gym or club-style amenity package.; Someone who lives or works around Nawamin, Bueng Kum, Ram Inthra or nearby districts and already understands the local road network.; A buyer who is not dependent on a private car every day, particularly if motorcycles, ride-hailing and public transport form the normal travel mix.; An investor prepared to underwrite modest local rental demand from actual purchase price, achievable rent and expenses rather than from a marketed yield promise.; may not suit: A buyer who requires a permanent on-site car space.; Anyone choosing a condominium mainly for a pool, substantial gym, expansive common facilities or a premium new-build feel.; A buyer who needs true walkable rail access with no additional road connection.; A foreign purchaser unwilling to wait for unit-specific foreign-quota and title confirmation before paying a material amount..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • which units are free, and on which floors
  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Sources differ on the project-wide completion date: later directories often show 2019, while construction-era material split phase one into 2019 and phase two into 2020. The practical 2026 status is nevertheless completed and ready to occupy.
  • Resale portals frequently label roughly 22–23 sqm units as one-bedroom homes even though the original and current project material describes the core format as a studio. The registered plan should control for any specific purchase.
  • The development’s currently available foreign quota is not publicly disclosed. Listings use inconsistent quota labels, so ownership eligibility has to be confirmed for the selected unit through the condominium juristic person and transaction documents.
