Why this project is worth a look

Nine homes only

The small unit count is not just a branding detail. There are only nine houses, so the exact plot and the position of an available home can matter far more than a project-wide average. Residents may value the lower neighbour count, while a future seller should remember that there will be relatively few same-project transactions to use as direct comparables. The development's privacy is real in scale, but it should be judged together with access, plot orientation and the surrounding streets.

One substantial house format

The verified offer is centred on a three-storey detached house of about 270 sqm with four bedrooms, five bathrooms and three parking spaces. The lowest current asking price is therefore not a teaser for a much smaller model. What changes materially is the land plot and the individual package. That makes comparisons simpler, but it also makes the numbered house, land size, furnishing and handover specification essential parts of the negotiation.

Rail within reach

The developer places Lat Phrao 101 Yellow Line station about 750 metres from the project. For a detached house in Bangkok, that creates a useful second transport option alongside driving. It is still worth walking the route during a viewing: a station can be geographically close yet less convenient in practice because of crossings, sidewalks and the exact project entrance. The benefit is credible, but it should be experienced rather than inferred from a map alone.

Title before yield

For a foreign buyer, the transaction cannot be assessed like a condominium purchase. The land component is central, and a normal foreign individual cannot simply take a Thai land plot in his or her own name. The first legal review should establish the title, registered owner and proposed structure for land and building. Only after that is clear do questions such as rental strategy, financing or resale become meaningful.

About the project

Feel Lat Phrao 101 is a nine-home detached-house enclave rather than a conventional large Bangkok housing estate. The current project website uses the name Feel Town Lat Phrao 101, while portals also list Feel Lat Phrao 101 and the spelling Feel Ladprao 101. The developer, location, nine-home count and house specification line up across those names, so they refer to the same development. That identity point matters because nearby Lat Phrao projects use similar naming. Here, the buyer is choosing among only nine individual houses, which makes the position and plot of a specific home more important than broad estate-level averages.

The core specification is unusually straightforward. Life Image Condominium Co., Ltd. is identified as the developer. The project covers 409 square wah and contains nine three-storey detached houses. Official project material gives a four-bedroom, five-bathroom layout with three parking spaces, starting from 270 sqm of usable area. Land plots run from 40 to 58.8 square wah. Public information does not present a ladder of smaller and larger house models; instead, it shows one principal house format with two site-plan groupings. That means the meaningful differences between available homes are likely to be the plot, exact position, fit-out and transaction package rather than a completely different building type.

Current asking prices also fit that pattern. Listings refreshed in early September 2026 show a 270 sqm house on about 40 square wah at THB 13.99M, while a larger-plot home of roughly 59 square wah is advertised around THB 18.85M. Those are live market anchors, not a guaranteed developer price list. With only nine houses, inventory can change sharply when one unit is reserved, sold or withdrawn, so the useful question is not simply 'what does the project start from?' but 'which numbered house is actually available, what land comes with it, and what is included in the handover?'.

The location works differently from a suburban gated community. The project sits off Lat Phrao 101, and the developer states that Lat Phrao 101 station on Bangkok's Yellow Line is about 750 metres away. That puts rail access within a plausible walking radius for some residents, while still leaving the house connected to road-based Bangkok life through Lat Phrao, Ramkhamhaeng and Pradit Manutham corridors. A viewing should still test the real pedestrian route rather than relying on a straight-line distance; sidewalk quality, crossings, heat and the exact gate position can matter as much as the number on a map.

This is also not a development to buy for resort-style common amenities. The official site focuses on the houses themselves: a digital door lock, provision for solar panels, provision for an EV charger and a security system. Large portals display much longer generic amenity lists, including facilities that are not supported by the project website, so those items are not treated as confirmed here. The practical proposition is private internal space and a private plot in a small urban cluster. Buyers who value a clubhouse, communal pool or large shared garden should verify what physically exists rather than assuming those facilities from portal checkboxes.

A 270 sqm footprint spread across three storeys gives the project a lot of internal space for its relatively compact urban plots. It can work well for a family that needs multiple bedrooms, work-from-home rooms or separation between generations. The trade-off is vertical living. Stairs become part of the daily routine, and the useful quality of the plan depends on where the bedrooms, main living areas, service spaces and outdoor access actually sit. The project website publishes floor-plan images but does not expose enough textual detail to reproduce a verified floor-by-floor stack, so the page deliberately stops short of inventing room placement from incomplete material.

Completion timing is the clearest factual conflict in the source set. Earlier project information and some 2026 listings describe completion in 2025, while PropertyHub and PropertyScout label the development as completed in 2026. The current market evidence is more useful than the label itself: ready-to-move sale listings exist, rental listings are live, and PropertyScout marks the project as ready to move. A buyer should therefore treat the houses as completed stock but still verify the completion, registration and transfer documents for the exact property being purchased rather than relying on a portal's year field.

For an international buyer, land ownership is the decisive legal issue. This is a house-and-land product, not a condominium, so the 49% foreign condominium quota does not solve the ownership question. Thai rules generally prevent a foreign individual from owning land directly, apart from narrow statutory exceptions that require substantial qualifying investment and official permission. Portal references to freehold describe the tenure available to an eligible land owner; they do not automatically mean a foreign buyer can take the plot in his or her own name. Before any reservation, the buyer needs the land title, the identity of the registered owner and a lawful structure covering both land and building. Nominee-company arrangements should not be treated as a shortcut.

The project is therefore most compelling when viewed as a small completed city-house scheme with a fixed 270 sqm house format, private land and rail access nearby. Its strengths are easy to understand, but they are also specific: low unit count, sizeable internal space, three-car parking and a location inside Bangkok rather than on the metropolitan fringe. The limitations are equally concrete: three-storey living, no well-documented clubhouse offer, a completion-year discrepancy, and a foreign-ownership question that must be solved at title level. That makes unit-level due diligence more valuable here than generic project marketing.

Ownership format

Market listings describe the houses as freehold for buyers who are legally eligible to own the land. A foreign individual generally cannot own Thai land directly; the statutory investment exception is narrow and permission-based rather than a normal purchase route. For any selected house, the land title and the lawful structure covering both the plot and the building need to be checked separately because the project does not publish a standard foreign-buyer structure.

Home types & sizes

Detached house, 4 bedrooms
From 270 sqm; 40–58.8 sq.wah land plot
5 bathrooms

The verified product is a three-storey detached house with four bedrooms, five bathrooms and three parking spaces. Current listings show the same 270 sqm internal area on materially different land plots, including about 40 and 59 square wah. Detailed room placement by floor is not sufficiently documented in accessible text sources, so the current plan for the selected numbered house should be checked directly.

From THB 13.99M in listings checked 6 Sep 2026

The public evidence supports one principal house type. The project website visually groups units 1/3/4/5/7 and 2/6/8/9, but the accessible text does not document enough specification differences to treat them as two separate models. They are therefore kept as one verified unit type until a current plan set confirms otherwise. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 13.99M in current Feel Lat Phrao 101 sale listings checked on 6 September 2026. This is a lower market anchor for an available house, not a developer price promise; the exact house, land plot, furnishing package, availability and transaction terms need to be confirmed separately with a specialist.

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: A family that wants a detached Bangkok home without moving to the outer metropolitan fringe: the verified specification combines 270 sqm, four bedrooms, three parking spaces and Yellow Line access roughly 750 metres away.; A buyer who prefers a nine-home enclave to a large master-planned estate and is comfortable evaluating the exact land plot and house position rather than buying mainly on project branding.; Someone who values private internal space and parking more than a large shared clubhouse package. The official material emphasises house systems and security, not a resort-style amenity programme.; A Thai buyer, or an international buyer who has already established a lawful and documentable structure for the land and building. For a foreign individual, the title review belongs before reservation, not after it.; may not suit: A foreign buyer expecting to register the land personally in the same straightforward way as a foreign-quota condominium unit. A house-and-land acquisition follows a different legal framework.; A buyer whose must-have list includes a large pool, clubhouse, gym and extensive communal grounds; that amenity package is not confirmed by the official project material.; A household that strongly prefers single-level living. The project offers substantial space, but it is distributed over three storeys..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual area of the chosen unit, and which basis it is measured on
  • which amenities are fixed in the SPA annexes

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Completion year conflicts across sources: some project-era material and listings state 2025, while PropertyHub and PropertyScout state 2026. The development is marketed as ready to move; the documentary completion date for the selected house should be verified in the transaction file.
  • The project website text gives Khlong Chan, Bang Kapi, while the project's own map pin and most current portals place the same development in Khlong Chao Khun Sing, Wang Thong Lang. The main address fields follow the project's mapped location.
  • Public sources do not confirm the land-title type or a standard acquisition structure for a foreign buyer. Listings describe freehold tenure, but that does not by itself establish a foreign individual's right to own the land.
