Several large portals still blend the two and attach the first phase’s 197-unit specification to Phase 2. Phase-specific sources tell a cleaner story: one eight-storey building, 79 residential units, and Praya Panich Property Co., Ltd., part of CMC Group, as the project owner and developer. CMC’s own corporate history records a Sukhumvit 62 Phase 2 launch, while the detailed Checkraka site visit explicitly describes two phases in the same soi and identifies the reviewed building as Phase 2.

This is now a resale building rather than a developer-sales proposition. That changes how it should be judged. A buyer can inspect the actual corridor, lift, parking pressure, pool, outlook and unit condition before committing, which removes much of the delivery risk associated with an off-plan purchase. The trade-off is inconsistency between individual homes: renovations, furniture, tenancy, floor position and asking strategy vary from seller to seller. Active listings around September and early October 2026 show one-bedroom asking prices from roughly THB 1.9M, while two-bedroom stock spans a much wider range. Those figures are seller asks, not a project-wide price list.

The building is deliberately small. There are 79 apartments, a single passenger lift and roughly 32 conventional parking spaces excluding tandem arrangements. Buyers who prefer a compact low-rise block may see that as a positive: there is less internal circulation and a far smaller resident population than in the large developments further along Sukhumvit. Car-dependent owners should read the same facts differently. Parking is not one space per unit, and there is no second passenger lift to absorb maintenance downtime. Both points are easy to test during a weekday evening visit and matter more in a completed building than a long amenity checklist.

Phase 2 appears to have been designed around a simple unit mix. The most detailed phase-specific review identifies a principal one-bedroom layout of about 30 sqm and a two-bedroom layout of 44.49 sqm; the present resale market shows nearby real-world sizes, including roughly 29–32 sqm one-bedroom homes and 45–49 sqm two-bedroom homes. That makes the choice relatively straightforward. The smaller units are compact city apartments, while the two-bedroom homes provide the meaningful step up in usable space. Corner positioning was used for the larger layouts in the original building plan. On a resale purchase, however, the registered plan and the apartment’s current physical layout should take priority over an old marketing floor plan, especially if walls, kitchens or storage have been altered.

The address works because it combines rail access with road access without putting the building directly on Sukhumvit Road. Bang Chak BTS is generally quoted at around 500–700 metres, with current property portals placing it about 650–700 metres away; Punnawithi is roughly 770 metres in the other direction. True Digital Park is listed at about 1.39 km, and the Sukhumvit 62 connection to the expressway is also close. For someone commuting along the Sukhumvit Line or driving across Bangkok, that is a practical combination. The building sits inside the soi, though, so the last part of the walk is residential rather than a station-front retail strip. Anyone expecting a door-to-platform location should walk the route at the time of day they would normally use it.

Amenities are modest but tangible. The original project review documents a ground-floor lobby and mail area, juristic office, compact fitness room and an approximately 14-by-5-metre swimming pool with a separate children’s section. Indoor garden areas were placed on levels two and four. Security provisions included CCTV, 24-hour guards, key-card access, a video door-entry system, fire detectors and emergency lighting, with wireless internet in selected common areas. A shuttle to Bang Chak was part of the operating concept, and PropertyHub still lists shuttle service on the current project profile. As with any service in an older condominium, actual frequency and availability should be confirmed on site rather than assumed from the original specification.

Common-area charges have historically been stated at THB 45 per sqm per month, and that figure still appears on current project profiles. The more important question today is what that fee buys in a building that has been operating for more than a decade. A serious resale review should look at the condominium juristic person’s accounts, arrears, sinking-fund position, planned major works and maintenance history for the lift, waterproofing, pool equipment and exterior. None of that can be inferred from the asking price or a polished interior. A renovated apartment can still sit inside a building facing deferred common-area expenditure.

Foreign ownership is possible in principle because this is a registered condominium, but it is not automatic for every unit on the market. Thai rules cap foreign freehold ownership at 49% of the building’s total condominium area, and the juristic person provides the quota confirmation used at transfer. Some current listings describe units as freehold, but that label does not establish that foreign quota remains available for a foreign buyer. The selected unit’s title, encumbrances, juristic-person debt clearance and quota status therefore need to be checked together before treating it as a straightforward foreign freehold purchase.

The project makes the most sense as an established, relatively small Sukhumvit resale building rather than as a substitute for a new launch. Its case is built on a lower entry price, access to Bang Chak and the expressway, and the ability to inspect exactly what is being bought. Its compromises are equally visible: limited parking, one lift, compact facilities and the normal due-diligence burden of a building from the mid-2010s. A useful comparison is therefore unit against unit, not brochure against brochure. Two apartments in the same building can represent very different value once condition, tenancy, ownership eligibility, common-area finances and transfer terms are placed side by side.

Ownership format

A foreign buyer may hold a condominium unit freehold only while the building remains within Thailand’s foreign-ownership quota, capped at 49% of the total unit area. The juristic person’s quota confirmation is required for the selected unit; a listing marked “freehold” does not by itself prove that foreign quota is available.
