Open databases disagree on the completion year. A Bangkok Metropolitan Administration study lists the project as completed in 2559, or 2016, and PropertyHub also gives 2016. Contemporary 2016 coverage showed construction already substantially advanced at launch, while a 2017 review described the building as completed and transferring units. DDproperty, FazWaz and some aggregators instead show 2019. The registry therefore uses 2016 as the best-supported physical completion year, while leaving the exact condominium registration date by day and month unconfirmed until juristic-person or Land Department documents are reviewed.

The location case is mostly about Punnawithi BTS and the Sukhumvit corridor. CMC material markets the project at roughly 200–250 metres from the station, whereas an independent 2016 site review estimated an actual walk of about 400 metres. Those measurements can start from different gates or station exits, so the practical description is “walkable to Punnawithi” rather than a hard promise of 200 metres door to platform. True Digital Park and the broader Bang Na–Sukhumvit employment corridor are nearby, while Sukhumvit 62 provides useful road access toward the expressway network.

The original unit mix was compact. CheckRaka records one-bedroom layouts of about 28.02–43.01 sq m and a two-bedroom type around 44.86 sq m; PropertyHub shows broadly similar but not identical bands. Current resale portals also contain units labelled studio, unusually sized two-bedrooms and even a roughly 68 sq m three-bedroom. Those may reflect owner alterations, combined units or portal classification rather than the original sales taxonomy, so the registered unit plan and title area should take precedence over listing labels.

CMC's current project page marks the development SOLD OUT, so this is no longer a primary-market purchase with one developer price list or instalment schedule. Active resale and rental inventory remains visible in October 2026. The cleanest lower public asking reference found for the registry is THB 2.19 million for a 28.6 sq m one-bedroom on the sixth floor on PropertyHub, updated 1 October 2026. It is only a dated market anchor; another unit may differ materially because of floor, outlook, renovation, furnishings, tenancy, ownership quota and seller motivation.

Core amenities are supported by CMC itself: swimming pool, hydrotherapy feature, fitness room and sauna/steam facilities, with the launch material also referring to garden and common recreation space. Established portals add security, CCTV, parking and access control. Because the building has been operating for years, the present condition of those facilities, actual house rules, current common-area charges and the juristic person's finances matter more than whether a feature appeared in the launch brochure.

For a foreign buyer, the decisive tenure issue is the quota position of the specific unit. The project is traded as a freehold condominium, but Thai law limits aggregate foreign condominium ownership to the statutory 49% quota. Current project listings include units marked Thai quota, so foreign freehold must not be assumed. Before paying a deposit, the buyer should obtain quota confirmation from the juristic person and review the seller's title, outstanding common charges and the banking/funds documentation required for a foreign-name transfer.

Overall, Chateau In Town Sukhumvit 64/1 is an established low-rise option within walking reach of the BTS rather than a speculative construction-stage purchase. Its age shifts due diligence toward the actual apartment and operating building: common-property condition, maintenance reserve, engineering systems, noise, the real walk to the station and unit documentation.
