That does not remove resale risk, but it makes many of the important questions observable before committing funds.

Bang Chak BTS is within walking distance and Sukhumvit 62 provides useful access to the expressway network. The combination can work well for households that split commuting between rail and car. The project is not station-front, however, and published distances vary from roughly 700 to 900 metres, so the actual walk should be tested rather than reduced to a marketing distance.
Wide price spectrum
A one-bedroom resale unit can sit near the THB 3M level while larger three-level homes are marketed well above THB 10M. That spread reflects fundamentally different unit types inside one building. Price-per-square-metre comparisons are useful only after adjusting for layout, internal stairs, renovation, furnishing, floor, view, tenancy and foreign-quota status.
Traceable project history
The original development role of Ten Thai Development is supported by both Smart EIA and the group’s own corporate material, while the current EIA owner is the condominium juristic person. That gives the project a reasonably clear institutional history. Public databases still disagree on total unit count and the exact completion year, so those items should be treated as documented discrepancies rather than quietly harmonised.

The project is unusual for Bangkok because it mixes conventional one- and two-bedroom apartments with duplexes and a substantial range of three-level homes. That creates a much wider spread of sizes and prices than the building’s modest eight-storey profile might suggest. A compact unit of roughly 33 sqm and a large vertical residence above 100 sqm belong to the same project but are very different products. Buyers should therefore treat the building name as the starting point, then focus on the individual plan, internal stairs, condition, floor position, title status and any existing tenancy.
Ten Thai Development is the best-supported developer attribution. Thailand’s Smart EIA database identifies Ten Thai Development Co., Ltd. as the original project owner, while the group’s own corporate site lists THE UNIQUE 62/1 Sukhumvit under Ten Thai development projects. The EIA record now names the condominium juristic person as the project owner, which is consistent with a completed building being operated through its resident management entity rather than remaining under the original development company. Some property portals label the developer as The One Estate. The group’s own website helps explain the overlap: Ten Thai Development and The One Estate Development sit within the same broader group, but this specific condominium is listed on the Ten Thai side. For a resale purchase, the practical due-diligence focus is the seller’s title, the juristic-person certificates and the unit’s quota position rather than which group label an aggregator displays.

The building consists of one eight-storey block. The most authoritative references we found — the group’s project page and a Bangkok Metropolitan Administration study — state 117 units. This is worth flagging because major databases do not agree: several structured profiles show 116, while an older DDProperty project description contains a 113-unit figure in one section. The main record uses 117 rather than averaging these numbers. Historical project material and current profiles also indicate parking for roughly 60–62% of units and two passenger lifts. In practical terms, this is a relatively compact condominium rather than a large compound. That can mean fewer neighbours and a simpler physical layout, but buyers should inspect how the common areas, lifts, parking and security are actually operating today rather than relying on launch-era specifications.
The internal product mix is the feature that most clearly separates this project from a typical Sukhumvit low-rise. Launch-era plans covered one-bedroom apartments around 33–39 sqm, two-bedroom layouts around 43–53.5 sqm, duplexes around 79 sqm and nine triplex variants extending from roughly 85.5 to 163 sqm. Current resale stock does not fit perfectly into those early bands: 2026 listings include homes around 96 sqm, 113.75 sqm, 125 sqm and 127 sqm, reflecting the variety of multi-level configurations in the building. A large headline floor area does not automatically translate into the same usable feel as a single-level apartment because staircases and circulation take space. On the other hand, vertical separation can work well for a household that wants bedrooms, entertaining space and work areas on different levels. Viewing the actual plan is essential here.
Location is a two-part proposition. Bang Chak BTS is walkable, with published distances generally around 700–900 metres depending on the mapping point, while the Sukhumvit 62 expressway access is useful for drivers. The project sits within the soi rather than on Sukhumvit Road itself, so it trades immediate station frontage for a more residential setting. That balance will suit some buyers and frustrate others. It is worth walking the route at the time of day you would normally commute, including after dark or during rain, because an 800-metre map distance can feel very different from an 800-metre covered connection. Historical and current project profiles also mention a shuttle service to the BTS; because the building has long since been handed over, the current timetable and availability should be confirmed with the juristic office rather than assumed from launch material.
The resale market remains active in September 2026. DDProperty currently shows a lower asking level around THB 2.85M, while PropertyHub has recently refreshed one-bedroom listings around THB 3.1M. Larger multi-level three-bedroom units are advertised across a much wider band, roughly from the high-THB-8M range into THB 15M-plus depending on size, renovation and configuration. Those figures are asking prices, not evidence that every unit is worth the same rate per square metre or that a seller will accept the advertised number. A sensible comparison should match like with like: floor area, number of internal levels, bathroom count, renovation standard, furniture, view, foreign-quota eligibility, current tenancy and any owner-specific terms. One advantage of buying in a completed building is that many of these issues can be inspected and documented before money changes hands.
Ownership format
The project is a registered condominium with individual unit ownership. A foreign buyer may hold a unit freehold only while space remains within the statutory foreign quota, capped at 49% of the aggregate unit area in the building; the quota status must be confirmed for the specific resale unit.
Home types & sizes
The most accessible entry point into the building. Current 2026 resale listings around 33–35 sqm broadly match the original one-bedroom range, making this the easiest unit type to compare across multiple sellers. It is most natural for one person or a couple prioritising location and transport over internal space.
A more conventional small-family format that does not necessarily rely on a multi-level arrangement. Historical plans show several two-bedroom configurations, and current resale stock confirms the type remains present. Buyers should verify the exact bathroom count and any owner alterations rather than assuming every two-bedroom follows the original drawing.
A niche middle ground between a conventional apartment and the larger triplex homes. It provides vertical separation without moving into the very largest floor areas, but the staircase and distribution of space matter more than the headline sqm figure. Launch pricing from 2014 is historical and should not be used as a current valuation.
