Transit-led location
The building sits on the Sukhumvit corridor by Punnawithi BTS, so rail access is part of normal daily use rather than a brochure claim based on a distant station. That makes the project easier to live in without a car and gives tenants a simple, legible commute pattern.
Larger floor plates
One-bedroom homes around 45–47 sqm and two-bedroom units roughly in the 75–88 sqm band offer more usable internal space than many recent compact Bangkok developments. Buyers get room to live, but they also inherit the need to judge renovation condition and building systems rather than choosing on floor plan alone.

The Room Sukhumvit 62 is an established Land and Houses high-rise on the Sukhumvit corridor near Punnawithi station. It is no longer a developer-sale story: the useful evidence comes from a mature resale and rental market, an operating condominium juristic person, and a building that can be inspected as it actually exists. The project consists of two 23-storey buildings with 487 condominium units. A 2025 Bangkok Metropolitan Administration planning study independently records the same 487 units, 23 floors and two buildings, together with a site area of 5 rai 3 ngan 23 square wah. For an older condominium, that municipal record is valuable because it gives a public-sector cross-check of the project's basic scale instead of relying only on broker profiles that often repeat one another.
Location is the clearest reason buyers continue to look at this building. Current transaction and agency sources commonly use the address 2288 Sukhumvit Road, Bang Chak, Phra Khanong, Bangkok 10260. Published walking distances to Punnawithi BTS vary, but the consistent picture is that the building sits immediately along the main Sukhumvit transport spine rather than deep inside a soi. That matters in daily use: residents can reach the rail network without building a motorcycle-taxi or car leg into every commute. The wider Punnawithi–Udom Suk corridor has also changed substantially since this project was delivered, with True Digital Park and newer residential developments adding activity around the station. The Room is therefore better evaluated as an older, larger-unit alternative in an improving transit district, not as a direct facilities race against brand-new launches.

Project references put the overall range at roughly 45–88 sqm, while current resale inventory repeatedly shows one-bedroom homes around 45–47 sqm and two-bedroom homes around 75–88 sqm. A 45 sqm one-bedroom gives a buyer a materially different living experience from the compact 25–35 sqm units common in many newer Bangkok projects: there is enough room for a separated bedroom, living area and practical storage without making every function overlap. Two-bedroom stock in the mid-70s and above is more suited to couples, small families or residents working from home. The trade-off is straightforward. Larger floor plates mean a higher absolute purchase price, and the building's age makes renovation quality an apartment-by-apartment issue. One unit may be genuinely move-in ready while another in the same stack needs bathrooms, kitchen, air-conditioning or built-ins refreshed.
The common facilities are broad enough for everyday use rather than being the project's main sales spectacle. Published project information includes a pool, gym, library or reading room, landscaped areas, barbecue space, access control, CCTV, security and parking. PropertyHub places the swimming pool and fitness area on the third floor, while other project descriptions also associate the sky garden and leisure area with that level. DDproperty and SW19 cite parking at around 70% of units. PropertyHub publishes a common-area charge of THB 40 per sqm, but buyers should treat that as a reference figure until the juristic office confirms the current charge, sinking-fund position and any special assessments. In a building of this age, the more meaningful questions are whether lifts, water systems, façades and common areas have been maintained consistently, and whether upcoming capital works are already funded.
There is a genuine source conflict on the completion date. Some portals say December 2009, PropertyHub and several Thai resale sources say 2010, while DDproperty and a recent Bangkok Metropolitan Administration study record 2011. The registry entry uses 2011 because the municipal study is a comparatively strong and recent public source, but the conflicting dates are preserved rather than averaged away. A more current piece of evidence comes from Land and Houses itself: after the 28 March 2025 earthquake, the company publicly listed The Room Sukhumvit 62 among the condominiums scheduled for engineering inspection in early April. That announcement confirms the development's relationship with Land and Houses and shows continued building-level attention many years after handover. It does not, however, replace a buyer's own inspection of the selected unit or the condominium's maintenance records.
For an overseas buyer, this should be approached as a secondary-market condominium transfer, not as an off-plan purchase with a developer payment schedule. The project is consistently described as freehold, but foreign freehold is only available while the condominium remains within Thailand's statutory foreign-ownership quota. Thailand's government portal states that foreigners may own condominium units within the 49% foreign quota and that a quota confirmation from the condominium juristic person is required for registration. In practical terms, a listing marked 'freehold' is not enough. Before paying a non-refundable amount, the buyer should confirm foreign-quota availability for that particular unit, inspect the condominium title deed, obtain the juristic person's debt-clearance documentation, understand who occupies the apartment and when possession will be delivered, and agree how transfer taxes and fees are allocated in the sale contract.

Ownership format
The project is marketed as a freehold condominium. A foreign buyer can register direct condominium ownership only while the building remains within Thailand's foreign-ownership quota of no more than 49% of the aggregate unit area. Quota availability must be confirmed for the selected apartment before transfer; any leasehold or other contractual alternative should be treated as a separate structure and reviewed on its own terms.
Unit types & sizes
This is the project's smaller format, yet it is generous by current Bangkok one-bedroom standards. Live resale advertisements repeatedly show 45, 46 and 47 sqm examples. The practical differences are less about one or two square metres and more about tower, floor, outlook, kitchen and bathroom condition, air-conditioning replacement history and what furniture is included. If the apartment is sold with a tenant, the lease term and handover conditions should be reviewed before pricing it as a vacant unit.
Two-bedroom apartments are the more residentially oriented stock and suit couples, small families or buyers who need a separate work room. Current listings often cluster around 75–77 sqm, while project references place the upper end at about 88 sqm. Asking prices vary sharply with floor, view and refurbishment quality. In a building with a long operating history, the cost of replacing finishes or equipment can matter as much as the headline purchase-price difference between two otherwise similar apartments.
Sources consistently support one- and two-bedroom layouts and an overall project range around 45–88 sqm. Some individual listings extend to roughly 88.5–90 sqm, which may reflect rounding or a particular layout, so the upper limit should not be treated as a universal project specification without the selected unit's documents. - Punnawithi BTS is close to the project. Published walking distances vary from roughly 100 metres to several hundred metres depending on the source, station exit and mapping point, so a single exact distance should not be treated as a unit-level fact.
- The development fronts the Sukhumvit road corridor rather than sitting deep inside a soi. That makes road access straightforward, while road noise and outlook can vary materially by tower, orientation and floor and should be judged from the actual apartment.
- The Punnawithi–Udom Suk corridor has gained substantial residential, office and retail activity since the building was completed, including True Digital Park. Buyers are effectively choosing an established condominium inside a district that has become newer and denser around it.
