Why this project is worth a look
A resale you can inspect
Because the building has been completed since 2022, the decision can be based on the actual lobby, pool, corridors, management standards and unit condition. There is no construction-delivery risk, but resale due diligence becomes more important: seller title, outstanding common fees, tenancy, defects and transfer conditions all sit at unit level.
Useful BTS proximity
Bang Chak BTS is roughly 550–650 metres away in the available project sources. That is not station-front convenience, yet it is close enough for a realistic daily walk and the building sits deeper inside the soi, away from the immediate Sukhumvit frontage.
Compact, legible project
One eight-storey building with 222 units is easy to understand compared with multi-tower schemes. The project is not automatically quieter simply because it is smaller, but buyers can evaluate a relatively straightforward set of layouts, facilities and resale comparables without having to distinguish between several phases or towers.
Accessible resale pricing
Visible asking prices start at about THB 2.2M as of 7 October 2026, which puts Plum Condo Sukhumvit 62 into a lower entry-price bracket for a completed Sukhumvit-area condominium. The cheapest listing should still be treated as a lead, not a benchmark for every unit, because quota, tenancy, furnishing, floor and condition can materially change value.
Good amenity mix, limited parking
The original project material includes pool, gym, sauna, co-working areas, gardens and several resident lounges. Parking, however, was stated at approximately 33% of units. For a resident who drives daily, that constraint deserves more attention than the length of the facilities list.
About the project
Plum Condo Sukhumvit 62 is a completed low-rise building in Bang Chak, positioned inside Sukhumvit 62 rather than directly on the main road. Pruksa launched the project in 2021 and the building was completed in 2022. With 222 units in a single eight-storey block, it is relatively contained for Bangkok. The experience is therefore closer to a compact urban condominium than to a large residential campus with several towers and extensive grounds.
The location does much of the work here. Bang Chak BTS is roughly a 550–650 metre walk according to current project directories and local reviews, which is near enough to make rail the default commute for many residents without putting the building directly beside the elevated line. Sukhumvit 62 also connects quickly to the expressway. Buyers who split their week between BTS and driving have a practical combination, although the exact walking route and rush-hour traffic are worth testing in person rather than judging from a map alone.

The original Pruksa brochure shows a site of approximately 1 rai, 3 ngan and 23.5 square wah and a unit programme built around compact homes. Studios start at 23.75 sqm; standard one-bedroom layouts are around 28.50–29.75 sqm; a corner one-bedroom is 35.95 sqm; and the brochure separately labels a 34.75–35.00 sqm layout as One Bedroom Plus. That mix makes the project naturally suited to singles, couples and tenants who prioritise transport and a manageable monthly housing cost. It is much less convincing for a household that genuinely needs two full bedrooms.
Facilities are more complete than the unit count might suggest. Pruksa's sales material lists a panoramic swimming pool, fitness room, garden-view sauna, co-working area, social and double-volume lobbies, a private live room, creative garden, rooftop garden, shuttle service, CCTV and 24-hour guard service. The same brochure gives parking at approximately 33% of units. That ratio is a real decision point for a car-dependent owner: the project may offer parking, but a buyer should not assume that every unit carries a guaranteed space.
The project is now firmly a resale and rental market rather than a new-launch story. On 7 October 2026, current public listings show the lowest asking price at about THB 2.2M for a studio around 24.4 sqm. One-bedroom asks are visible from roughly THB 2.4M, while other units are marketed materially higher depending on floor, furnishing and tenancy. These are seller asking prices, not developer inventory, so the useful comparison is between actual units: condition, view, furniture, lease status, ownership quota and transfer terms can easily matter more than a small difference in headline price.
Foreign ownership needs to be handled at unit level. Thai condominium law allows qualifying foreign buyers to own condominium units freehold, but foreign ownership cannot exceed 49% of the building's total condominium unit area. Listings may describe the project or a unit as freehold, yet that does not prove that the chosen unit can be transferred into the foreign quota today. The condominium juristic person must confirm the quota position before transfer, and it is sensible to establish that before paying a non-refundable reservation or deposit.
For a buyer comparing completed Sukhumvit options below the pricing of newer central Bangkok towers, Plum Condo Sukhumvit 62 has a fairly clear proposition: a small-format home, an established building, BTS access and an active resale/rental market. Its compromises are equally clear. Unit sizes are compact, parking is limited relative to the number of apartments, and this is not a luxury project. The best way to assess it is therefore highly specific: inspect the exact unit, walk to Bang Chak BTS, check common areas at the time you would normally use them, and compare the all-in purchase terms with nearby completed buildings rather than relying on launch-era positioning.
Ownership format
This is a registered condominium where units can be held freehold. A foreign buyer may register a unit in their own name only within the statutory foreign quota, capped at 49% of the building's total condominium unit area. Foreign-quota availability must be confirmed for the specific unit before transfer.
Unit types & sizes
The smallest format and the natural entry point for budget-sensitive buyers. At this size, furniture placement and storage matter a great deal, so two studios with the same floor area can feel very different in practice.
A more practical everyday layout for one person or a couple, with the bedroom separated from the main living space while keeping the overall apartment compact. Resale comparisons should include orientation, furnishing and tenancy rather than price alone.
The largest confirmed one-bedroom configuration in the original material. It may work better for owner-occupation, but a resale buyer should match the actual floor plan to the official layout rather than relying on a listing's use of the word 'corner'.
Pruksa's brochure labels this layout One Bedroom Plus. Some secondary directories describe the same size range as a two-bedroom configuration, so the floor plan should be checked directly instead of relying on the listing category.
Pruksa's original brochure separates the layouts into Studio, 1 Bedroom, 1 Bedroom Corner and 1 Bedroom Plus. Some secondary portals call the 34.75–35.00 sqm layout a two-bedroom; this dossier follows the developer's original naming and records the discrepancy separately. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: As of 7 October 2026, the lowest visible resale asking price is THB 2.2M for a studio of about 24.4 sqm. This is a listing-level market anchor rather than a fixed project price; availability, condition, ownership quota and deal terms need to be checked for the selected unit.
- Completed: 2022-11
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Owner-occupiers who want a completed compact apartment with practical access to the Sukhumvit BTS line and do not need a large family layout.; Foreign buyers looking around the THB 2.2M–3M entry range, provided the selected unit is confirmed as transferable within the foreign quota.; Rental investors who prefer an established secondary market where the actual unit, tenant and achievable rent can be checked rather than modelled from launch assumptions.; Residents whose daily geography is around Bang Chak, On Nut, Punnawithi or the eastern Sukhumvit corridor.; Buyers who prefer a smaller single-building condominium over a multi-phase or multi-tower development.; may not suit: Families that genuinely need two full bedrooms and substantially more internal space; the confirmed layout programme is dominated by compact units.; Car-dependent buyers who require a guaranteed dedicated parking space, because the original project material states parking at approximately 33% of units.; Buyers seeking a station-front building or a premium high-rise with a large landscaped compound and extensive concierge-style services.; Foreign buyers who intend to reserve the cheapest listing before confirming foreign-quota eligibility and seller documentation..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The lowest visible asking price of about THB 2.2M does not provide sufficient evidence that that specific unit is currently transferable within the foreign quota; this must be checked at unit level.
- Some secondary directories label the 34.75–35.00 sqm plan as a two-bedroom, while Pruksa's original brochure calls it One Bedroom Plus. This dossier follows the developer's original classification.
- Secondary sources disagree on project land area: FazWaz and related listings show 1,600 sqm, while Pruksa's original brochure states approximately 1 rai, 3 ngan and 23.5 square wah. The dossier uses the official figure without converting it.
